Landfall at Jamestown is a covenanted community; therefore, prior to beginning work, The Architectural Review Committee (ARC) must review and approve the following: 1. Site work in preparation for any alteration, enlargement, demolition, or improvement that alters the appearance of the property. 2. All new landscaping such as shrubbery and gardens that is visible from another neighbor or curb. 3. Alterations or changes that change the exterior appurtenance to an existing home. 4. Construction or installation of any outbuildings or fences. 5. Alterations to an existing outbuilding or fence. 6. Construction or installation of any pool or circulating fountain. 7. Construction or installation of decks, porches, fences, retaining walls or garden walls. 8. Construction or installations of children's play and swing sets. 9. Extension or alteration to driveways or walks. 10. Change of exterior paint or stain colors for houses, outbuildings or fences. 11. Installation of exterior lighting that may impact neighbors. 12. Installation of satellite-dishes. 13. Modifications of mailboxes or related supports. 14. Changes in the color or composition of roof shingles. 15. Any other exterior modification or construction/installation. THE ARC PROCESS: Applications can be obtained: Online at: http://www.landfalljamestown.com/welcome/ or by mail from UPA at the address below: Submit your completed application request to: Randy Kline, UPA Property Management FAX: 345-5385; Email: rkline@unitedproperty.org; Phone: (757) 345-5383 Mailing Address: 103 Bulifants Blvd., Suite A, Williamsburg, VA 23188 Any neighbor being affected by a modification may contact UPA with questions/concerns/ etc. Once an application is submitted: UPA checks the document for proper completion UPA submits the application to the ARC for its review ARC may request additional information before indicating to UPA that the application is complete UPA notifies the applicant that the application is either complete or needs additional information Once ARC has all the information they need, they notify UPA. UPA notifies the applicant that the application is indeed complete and that: ARC has fourteen days (14), from the day the applicant receives notice that the application is complete, to either: 1) Approve 2) Approve with conditions or 3) Deny This decision is made by the committee, therefore, no single ARC member can make an unilateral decision on projects. ARC informs UPA of decision UPA contacts applicant of decision An applicant may appeal ARC’s decision by contacting the Board of Directors. Questions regarding rules and regulations issues need to be taken up with the Management Agent for specifics. Please do not call ARC members. Page 2 Design and Environmental Standards To Consider As a means of guidance, below are some D&E Standards to consider: 5.02 (d) As necessary, homeowner will be asked to submit samples of exterior color and material for proposed construction: doors and windows, brick, screening and retaining walls 6.14 exterior mechanical equipment may need to have screening (i.e. pools, hot tubs, air and heat units) as long as the screening improves the appearance and does not create a detriment to another’s view 6.03 Items not in keeping with the neighborhood – highly stylized or overstated eclectic design elements 6.09 (h) Exterior Paint Colors …The color palette for homes will be limited to white or a muted hue* so as to blend with the community.
