Lawns, Gardens & Rubbish Removal
You will be required to maintain the gardens and keep lawns mowed on a
regular basis and water garden as required. You are required to clean
wizbin/recycle bins and keep in a safe place. Bins are not to be left at the
curbside. Local Council regulations state a fine can be enforced if wizbins are
left on the curbside for over 24 hours.
Carpet, Polished Floors
Please do not place pot plants on carpet or polished floors. Provide protection
pad under all furniture to prevent scratching or damage to polished floors.
Fire Places
Tenants are advised the fireplaces in the property cannot be used. It is a
breach of the Residential Tenancy Agreement for the tenant or visitor to use a
fireplace.
Paintings and Posters
No nails, screws, adhesive tape, hooks or blue-tac are to be used on walls,
ceilings or woodwork without written approval from the landlord/agent.
Smoking
The tenants accept and fully understand that the subject premises are “non
smoking premises”. The tenant and their quests agree they will not smoke
inside the tenancy area.
Kerosene, Gas Bottles
The tenant understands and agrees no kerosene or gas bottles will be used
for heating, lighting or cooking inside the premises rented.
Smoke Detectors
All battery operated smoke detectors should be checked regularly by the
tenant. The tenant is responsible to replace as required. Defects in battery
operated or mains powered smoke detectors must be reported to the agent.
Mail
Any mail arriving at the premises addressed to the owner should be forwarded
to the office. “ESPECIALLY THOSE THAT APPEAR TO BE RATE NOTICES”
Pets
No pets of any kind are aloud. This includes visitor’s pets. Should the owner
give permission you will be required to sign a Pet Clause requiring you to
agree to conduct a flea treatment on the dwelling when vacating.
Satellite Dishes
Paid TV cannot be installed to a property without the written consent of the
landlord or agent.
Unregistered Vehicles
No unregistered vehicles or any car parts are to be kept on the premises.
Secured Building
Should the rental premises you lease have a SECURITY SWIPE CARD and
or REMOTE GARAGE OPENER please ensure these items are NOT left in
your car at any time. Should your car be broken into, you may be HELD
LIABLE for the cost involved in security codes being changed to the building
and or replacement of cards or remotes.
Break Lease
In the event the tenant vacates the property prior to the lease expiry date, the
tenant agrees to: - Paying rent to the expiry of the agreement or the date the agent is
successful in re-letting the premises (which ever occurs first)
- Pay the owners letting fee as per the Residential Tenancy Act.
- Reimburse the owner for advertising expenses in respect to reletting
the premises
- Reimburse the cost of the smoke alarm battery being replaced by a
qualified electrician
Swimming Pools
If the property includes a swimming pool, it is the responsibility of the tenant to
care for the pool by maintaining the level of chemicals needed and keeping
the pool in a clean and tidy condition. Repairs to the pool caused by wear and
tear only are the responsibility of the Property Owner. Make sure you advise
the office immediately if there are any problems with pool gates locking or
fencing.

Rental Arrears
Your credit is important to you. Your rental payments history could be the
major deciding factor in any credit applications you make in the future.
Financial institutions want you to prove that you are reliable and that your
payments have always been made on time. It is your best interest to provide
yourself with a consistent rental payment history and in addition it is our office
policy to provide you with a written reference on request that will not only help
you apply for finance but will also provide a great advantage to you in future
rental applications.
Office Policy on Arrears
- If you are 1-4 days behind in your rent we will remind you by phone,
text, email or letter.
- If 7 days in arrears we will contact you again. Remember each contact
is recorded automatically onto your rental ledger.
- If you fall 14 days in arrears, a 14 day termination notice will be issued
for you to vacate the property. Again this will be shown on your tenant
ledger.
Water/Sewer Usage Payments
If the subject property is separately water metered you are required to
reimburse the landlord for water and sewerage usage within 21 days of being
provided with an account. Should you fail to pay on time the agency may
deduct the amount from rent payments.
Office Hours
Our office is open 8.30am to 5.30pm Monday to Friday and from 8.30am to
12.00pm on a Saturday. You can call the office on 4928 7400 during these
hours to check rent payments.
Rent Payments
When you sign this document you will pay a bond, pay for the tenancy
agreement and pay your first 2 weeks rent. If you make no further payments
for 2 weeks your rent will no longer be in advance. Your rent will only be in
advance as long as you continue to pay rent before the “paid to” date.
Shared Tenancy
It is not the responsibly of the agency to keep track of shared tenants who
have or have not made rental payments. Under the lease agreement all
parties named on the lease are jointly separately liable for any payment
dispute between shared tenants. You should notify the agent immediately of
any change of shared tenancy arrangements so the rental bond lodgement
can be altered.
Contents Insurance
You should arrange contents insurance to protect your valuables and furniture
from theft or damage. If there is a roof leak or burst water pipe damages your
goods, clothing etc the owners insurance does not cover you. If it is found
there is no fault with the owner’s appliance and the call has been occasioned
by the tenant’s appliances or inexperience the tenant shall be responsible for
the cost of such services calls.
Security
At the end of each tenancy we ensure that all keys are returned by the
previous occupants. We cannot warrant that these keys have not been
copied. Previous tenants or owners of the property may have copies of keys.
If you are concerned for the security of the premises, you may arrange to
change the barrel in your locks provided that the agent is provided with a copy
of any new keys as soon as practicable. These changes will be at your own
expense.
Inspections
4 routine inspections will be carried out in the first year. This is not meant to
be an intrusion of your privacy but merely a routine measure to check for
maintenance requirements and that the property requirements and that the
property is maintained in accordance with the Tenancy Agreement.

SMOKE ALARM MAINTENANCE
Under new legislation in regards to smoke alarm laws, it is now mandatory for
all owners of all homes and other buildings where people sleep to install
smoke alarms.
The next step is to ensure they are maintained, including vacuuming and
testing them regularly and replacing the batteries.
Installed smoke alarms need to be vacuumed and tested regularly and the
batteries need to be replaced if the alarm is not wired to the 240v mains.
Working smoke alarms provide early waring to a fire and allow the occupants
of the home to put their home escape plan into action. A smoke alarm, which
is not working, is as useless as not having one in the first place.
The NSWFB recommends a few simple measures to ensure smoke alarms
remain working:
- Test smoke alarms monthly by pressing the test button with a broom
handle
- Vacuum smoke alarms monthly to clean the vents
- If the alarm is battery operated, replace the battery annually with a long
lasting alkaline battery. (Every year at the end of day light savings
when you change the clocks is a good time).
- Don’t remove the batteries, except to replace them.
- If the alarm is emitting a slow beep very 60 seconds or so, change the
battery because the battery power is low.
- IT IS A BREACH UNDER THE RESIDENTIAL TENANCY ACT,
CLAUSE 19b.1 TO REMOVE OR INTERFERE WITH THE
OPERATION OF A SMOKE ALARM, SHOULD THIS CLAUSE BE
BREACHED, YOUR TENANCY MAY BE TERMINATED.
- It is owners responsibility to have batteries replaced at the
commencement of every tenancy, however, replacement during
tenancy is the tenants responsibility.

OUR SMOKE FREE POLICY
FOR A SMOKE FREE PROPERTY
We want everyone to be able to enjoy their rental property, in the way they
wish to enjoy it. However we wish to inform you how smoking will damage the
property, and also cause the property to be less desirable for others to enjoy
the property in the future.
Therefore for your information, we wish outline common problems we
encounter when people choose to smoke inside a rental property. Most
importantly, we wish to outline some of the financial consequences of insisting
on this choice.
Damage to Paintwork
Interior Surfaces Stained - Regular smoking will over time, coat painted
surfaces like walls, ceilings, doors etc in a thin brown film. In bad cases, this
yellowy brown coating becomes evident when pictures previously hanging on
walls are removed. The picture outline is clear, with white spaces indicating
where the picture once hung, with the surrounding walls a distasteful yellowy
brown colour. This can also be clearly seen on the ceilings.
Costly to Rectify - This can be very expensive to rectify! Not only do all
affected surfaces have to be washed before being repainted, but also coated
with a sealer first to stop the brown colour leaching through the paint when it
is applied. This can cost hundreds or even thousands of dollars in painter’s
costs alone. In all cases this will be charges in full or in part to the tenant.
Unpleasant Odour
Odours - Regular smoking will also cause a distasteful smell to soak into
every part of the property that has been exposed to the smoke. This includes
walls, ceilings, doors, curtains, blinds and anything that allows a smell to
penetrate. In other words, smoke odour will penetrate EVERYTHING!
Costly to Rectify - This is a huge job to rectify. Curtains need to be dry
cleaned and deodorised. The home may have to be deodorised throughout.
However, removing the smell may only happen over time. If a property cannot
be re-rented because the smell makes the property unattractive to a new
tenant, the landlord may insist compensation be claimed against the tenant
that caused the problem.
We hope we have given enough reason why we insist that you smoke
outside the property, and ask that you respect our office policy.
