Alkimos Beach
Alkimos Beach is located in the City of Wanneroo, on the coast of the Indian Ocean.
Alkimos will be the largest and most significant development in the north-west
corridor of Perth in 50 years.
Located 40kms north of Perth’s CBD and 15kms north of Joondalup, the 710ha
parcel of land at Alkimos Beach is expected to accommodate a future population of
15,000 people and a City Centre serving a population of 55,000.
The vision for Alkimos Beach is to create a master-planned coastal community of
national significance moving towards carbon-neutrality.
The first stage to be developed is a 224ha parcel of urban-zoned land that will
deliver over 2,200 homes for up to 6,000 residents.
The entire Alkimos/Eglinton region is expected to be home to a future population of
around 57,000 people, which equates to 40 per cent of the land required in the
north-west corridor over the next 20-25 years.
Alkimos Beach will feature distinct residential villages with a range of homes to suit
all lifestyles and budgets. These villages and the City Centre will be situated
amongst a masterplan featuring one of the largest reservations of regional open
space in the northwest corridor, incorporating more than 100 hectares and
stretching nearly 5 kilometres from the future Mitchell Freeway reserve to the
Regional Beach on the coast.
The villages will be connected by cycle ways and footpaths linking this extended
masterplan community from the coast and regional beach to the City Centre.
Public Transport
Lend Lease and LandCorp are working closely with the State Government and
other stakeholders to enable the timely and early delivery of transport services to
Alkimos Beach and the northern corridor.

Transport corridors will link Alkimos Beach to the Perth CBD, employment centres,
and beaches. These will be supported by a framework of local transport options
within Alkimos Beach including pedestrian and cycle systems that will maximise
access and mobility throughout the region, while reducing the dependence on cars.
Enviromental Sustainability
The vision for Alkimos Beach is to create a master-planned community of national
significance, moving towards carbon neutrality. The intention is to ensure that
carbon management is embedded within the project team culture and the project
team has the tools to make informed decisions on the most appropriate options.
The ultimate benefit of this approach to buyers will be very practical, for example
reduced power and water bills and better transportation options.
A range of initiatives has resulted in Alkimos Beach forging new ground in
sustainable development, being the first project in Western Australia to gain
accreditation in all six categories of the Urban Development Institute of Australia’s
prestigious EnviroDevelopment initiative.
Alkimos Beach is the biggest and most significant coastal development north of
Perth in 50 years and one of the largest in Australia to receive all six
EnviroDevelopment leaves.
The UDIA’s EnviroDevelopment accreditation is a scientifically-based assessment
program launched by the UDIA in Western Australia in 2009. Its branding system
makes it easy to select estates that meet rigorous criteria in the categories of
Energy, Water, Community Development, Ecosystems, Materials and Waste.
Alkimos Beach earned its EnviroDevelopment accreditation with nation-leading
sustainability initiatives that contribute to a smarter and more efficient way of living.
Focusing on protection and enhancement of the natural environment, Alkimos
Beach will implement environmentally sensitive construction, flora and fauna
management, eco-landscaping, environmental stewardship and water sensitive
design.
Residents at Alkimos Beach will have the opportunity to be involved in market
leading and innovative behaviour change programs, designed to ensure they are
fully aware of the cost and environmental benefits of sustainable living.
All home buyers at Alkimos Beach will receive a 1 kw solar panel, an in-home
energy monitor, LED light globes and a rebate for the purchase of energy and water
efficient appliances.
These measures will ensure that homes oriented properly at Alkimos Beach meet a
seven-star environmental rating, which is estimated to reduce household carbon

emissions and energy costs by 50 per cent. The measures will go towards creating
smart homes, which are estimated to save each household up to $1,500 every year.
Timeframe
Construction of the first stage at Alkimos Beach began in September 2012 and the
first roads, parks and lots will be nearing completion in April 2013. The first homes
are planned to begin construction in May 2013.
The Alkimos Beach Sales and Information Centre opens January 19, 2013, and
land sales will commence from this date.
First display village is scheduled to open in 2014.
Affordability
Alkimos Beach will feature distinct residential villages with a range of homes to suit
all lifestyles and budgets.
We are committed to providing affordable options, and over the life of the project
Alkimos Beach is predicted to deliver at least 10% of all home and land packages at
75% of the corridor median house price.

ABOUT THE ALKIMOS BEACH CHARACTERS AND ARTIST.
Alkimos Beach will be a dynamic, beachside village, that’s full of life and connected
to values of the past. The vibrancy and colour that naturally occurs throughout the
dunes, the sky and the ocean at Alkimos Beach inspired the bright and varied
colour palette, and an Argentinian artist has created the Alkimos Beach characters.
They are the ambassadors for the Alkimos Beach and will grow and evolve over the
life of the project.
The characters are drawn to evoke a reminiscence of children’s books from years
gone by. Years that were characterised by safe streets, exploring your community
with friends, having a best friend live next door, and a life spent outdoors rather than
in front of computers and TVs.
