Union Hill Road 425 868-1922 judyj@olyprecast.com Location: Redmond, Washington 98053 Reports To: Vice President of Operations Direct Reports: None Organization Description: Olympian Precast, Inc., established in 1987, manufactures architectural precast concrete (APC), cast stone, and glass fiber reinforced concrete (GFRC). The company specializes in the manufacture of architectural precast concrete wall panels, both plain and insulated, cast stone trim for masonry applications and GFRC panels and shapes where light weight units are desired. The company supplies these materials for commercial, industrial and governmental projects in the Pacific Northwest and Alaska. THE PEOPLE: Olympian’s management and production team totals over 300 person years of industry experience. The company is the go-to source of information about precast concrete products in the Pacific Northwest. Olympian is privately owned and plans to continue in operation as it transfers ownership to the next generation. The production employees are members of the Molders Union. There are currently approximately 25 total employees. THE FACILITIES: Olympian Precast owns and occupies 8 acres of land in Redmond, Washington. Manufacturing is in a fully enclosed, climate controlled building. In-house facilities provide forms, miscellaneous iron, conventional and pre-stressed reinforcing assemblies. The concrete batch plants can handle over ten colors of aggregate. FINANCES: The Company has been profitable for 22 of the 24 years in business, and has revenues generally in the range of $3M to $6M per year. QUALITY ASSURANCE AND INDUSTRY PARTCIPATION: The company’s quality assurance and quality control methods are certified by the Architectural Precast Association (APA), of which Olympian Precast is an active member, National Precast Concrete Association (NPCA), the Washington State Department of Transportation (WSDOT) , the City of Seattle DPD. OPI owns its own on-site concrete testing laboratory, approved by the above agencies. Company personnel hold individual memberships in the American Concrete Institute (ACI), Associated Builders and Contractors (ABC), Construction Specifications Institute (CSI), National Association of Women in Construction (NAWIC), and other local and regional industry and business organizations. Position Purpose & Responsibilities: Engineering: Work with internal detailing staff and outside consulting engineers to develop and communicate schemes for precast components Estimating: This position is one of three positions with responsibility for preparing accurate and timely take-offs and bids based on an analysis of the company’s cost history, current market conditions and the complexity of each job. The individual in this position will initially review all estimates with Vice President of Operations. Follow up on projects bid. Project Management: The position has responsibility for all coordination, negotiation, submittals, billing and payment on specifically assigned jobs. These will include: Review and negotiation of contracts. Set payment expectations, administer contracts, insurance, offsite-UCC, prevailing wages etc. in a manner that avoids obstacles to prompt payment. Review contract documents and bid acceptance to help alert drafting of special considerations i.e. galvanized reinforcing or miscellaneous iron, waterproofing, mockups etc. Coordinate all communications between customers and Olympian Precast with respect to submittals, job meetings, site visits, schedules, deliveries and resolution of any problems through to final payment receipt. Prepare monthly progress billings. Request appropriate assistance on payment collection when required. Search Criteria: MUSTS: Behavioral Characteristics: 3 +years demonstrably successful previous experience at estimating, take offs, bid preparation and project management in the construction industry or similar. Prior experience successfully selling to and negotiating with customers, vendors and subs in the construction industry. A degree in Engineering or related technical education. Strong verbal communications skills, active listening skills and the ability to negotiate to win/win solutions. Computer experience with spreadsheets and word-processing for documentation and customer interface. Familiarity with architectural and structural drawings. Well developed ability in spatial reasoning and visualization. Demonstrate an ability to perform rapid and accurate estimates of small to medium size jobs. Be capable of managing small to medium size projects while keeping billings up to date, customers informed and the production crew satisfied with the level of cooperation. 12 Months to 2 years: - Able to manage and complete jobs of all sizes and complexity, propose necessary changes when needed and develop solutions which will increase volume and profitability. - Compensation: Be the go-to person for engineering issues and coordination The package includes a competitive base salary, bonus based on profits, and comprehensive benefit package.
