Ordinance No. 01222015 ORDINANCE FOR AMENDED USE FOR NEIGHBORHOOD COMMERCIAL AND OFFICE COMMERICAL ZONING DISTRICTS WHEREAS, the Neighborhood Commercial District is intended for commercial and service uses oriented primarily to serving needs of persons who live or work in nearby areas. RG residential uses are permitted. Commercial uses permitted are intended to be relatively small in size and service area, and WHEREAS, the Office Commercial District is intended to accommodate a variety of commercial and nonresidential uses characterized primarily by retail, wholesale, office and service establishments not in the central business area, and WHEREAS, both the Neighborhood Commercial and Office Commercial Districts restrict the types of contractors’ offices that are permitted to operate within the districts, and WHEREAS, the Planning Commission made a finding that the intent of the Zoning Ordinance revisions was to allow for a wider variety of contractors’ offices based on the NAICS Code, and WHEREAS, the Chapin Planning Commission has recommended to Town Council that the Zoning Ordinance Section 507 Neighborhood Commercial Conditional Uses, article B and Section 509 Office Commercial Conditional Uses, article B be amended to use NAICS Code 23 to allow for a contractor’s office, provided there will be no storage of vehicles, equipment or materials on the premises; NOW, THEREFORE, BE IT ORDAINED by the Mayor and Council of the Town of Chapin, South Carolina, this day of ____________________ , 2015 that the Zoning Ordinance be amended to reflect this approved district for Sections 507 and 509 as described above for the Town of Chapin effective _______________________, 2015.
