Dear Wilsons Resort Patron:
Wilsons Resort’s beautiful cabins, homes and fourplex are now for sale!
We will continue to operate our resort as rentals until sold and even after that
as the individual new owners wish to do so. We anticipate that selling all the
vacation homes may take 2-3 years. Together with the likelihood that new
individual owners may want to rent their units out when not using them I expect
that there will be rental units available for a long time. If you have a unit
reserved for a future rental, we will give you a minimum of one month notice in
the event that it sells and the new owner doesn’t wish to rent it then. If there is
another unit available, we will offer it to you instead. If it is a larger unit, there
will be no up charge.
Attached is pricing and other information in case you are interested in
purchasing one or more of our beautiful vacation homes.
As many of you already know, we have been continually improving
Wilson’s Resort ever since we purchased it over 3 years ago. Here is a list
of some of the things that we have done to upgrade our resort:
New additions, added Dock B, new paint, many new roofs, new asphalt drive,
landscaping, wood decks, stairs, new water treatment system & septic
system improvements, many new appliances, new a/c’s, electric fireplaces,
new carpet, laminate wood flooring, new storage cabinets & lockers, sea
wall repairs, many new electrical panels, plumbing improvements, some
new insulation, sealed concrete sidewalks & wood decking, some new
furniture, signage, alarm, CCTV system, WIFI repeaters, 32” HDTV’s, etc.
Also, limited dog ownership will be allowed for the owners of these units.

H.O.A. dues range from $75 to $99 per month with one dock slip.
Extra dock slips are $20/mo. for 20ft and $24/mo. for a 24 ft. The
HOA fee includes access to common areas, play ground, horse shoe pit,
shuffle board, laundry room (unless a home has hookups), floating fish
dock, trailer parking, Docks A and B, beach, and ramp.
HOA fees are to cover common area and dock property taxes, utility
bills, basic maintenance, insurance, trash removal, water & septic system
maintenance, Ameren dock fees, lawn mowing & leaf removal (except
for units 4, 15 and 16), entry drive snow removal, limited road & beach
maintenance, office alarm, a resort phone line and limited WIFI internet
access. It does not cover repairs to the individual units themselves.
FYI, a large boat storage garage is expected to be built on adjacent land
as well. Each ~12 x 32 ft unit with a 10ft garage door will be only $9.7k.
Trailer parking is to be available in a designated common area.
