RENTAL AGREEMENT
I, Thomas J. Skope, hereby known as “owner/landlord”, lease to _________________________,
hereby known as “tenant”, the “property” known as 1738 Hopkins Avenue, Cincinnati, OH
45212 for the sole use as a private residence. The terms and conditions are as follows:
1. The lease period shall be for 12 months beginning on July 1, 2015 and ending on
June 30, 2016. Upon expiration the lease is renewable if the tenant and landlord agree.
The rent will be $1,800 per month and is to be received on the first day of each month by
Thomas J. Skope at 2263 Madison Avenue, Cincinnati, OH 45212.
2. The tenant agrees to pay $5.00 a day for each day the rent is not received by the owner.
3. A rental deposit of $360 will be paid per tenant when the lease agreement is submitted
and will be refunded within 30 days after the tenant vacates, if the tenant meets the
following requirements:
a. If the property is occupied by the tenant for the duration of the lease and a 30 day
written notice is given by tenant to the owner of the tenant’s intention to vacate
the property.
b. The tenant leaves all aspects of the property clean and free of garbage and debris.
c. The tenant turns in all keys on the day the apartment is vacated.
d. If the tenant has not damaged any part of the property including the floors, walls,
ceilings, fixtures, doors, windows, appliances, etc.
4. The tenant agrees that he/she will be the only occupant of the property for the duration of
the rental agreement.
5. The tenant agrees to pay all utility bills, not limited to but including heat, electricity,
water and trash. Television and Internet will also be at the tenants’ expense.
6. The tenant agrees to keep no dogs, cats or other pets in and on the property premises.
7. The tenant agrees to make no alterations, improvements, or additions to the premises
without written permission of the owner. There will be no painting, adjustments to the
heating and cooling systems, or appliances without written permission from the owner.
8. The tenant agrees not to change the locks or make duplicate house keys without
permission from the owner.
9. The tenant agrees not to allow excessive noise or other activity that would disturb the
peace and quiet of other tenants and neighbors. The tenant will treat all other tenants with
respect and make every effort to be courteous.
10. The tenant will keep all common areas clean. Garbage will be placed in trash/recycling
bins on the sidewalk on Wednesday evenings. All bins will be brought in Thursday
morning after trash pick-up.
11. The tenant acknowledges that the owner is not responsible for damage caused by guests
of the tenant. Damage caused by guests will be on the responsibility of the tenant.
12. The tenant agrees to allow the owner into the property at any given time. The owner
agrees to give sufficient notice to the tenant before entering the property.
13. The tenant agrees not to assign this lease or to sublet a room or any part of the property
without the owner’s permission.
RENTAL AGREEMENT
14. The tenant agrees not to store or use any waterbeds in the property.
15. The tenant agrees that the owner is not liable to the tenant or any other person claiming
through the tenant for an injury for any cause, arising from fire, theft, damage by water
from plumbing, heating or air conditioning, equipment, drains, snow, floods, sewer or
drain overflow or backup, nor from the fact that the property or any part thereof and
appurtenances, equipment, furnishings, fixtures or apparatus located on the premises, or
on account of any claim arising out of an act of an employee of the owner, or of any
tenant or occupant of the property of which the premises are a part.
16. The tenant understands that he/she is responsible for maintaining renters insurance on
his/her personal property.
17. The tenant agrees to allow the owner to show the property to new prospective tenants
before the tenant vacates the property. Should the owner decide to sell the property, the
tenant will make the property available for showings and make sure the property is neat
and clean for showings.
18. Prior to occupancy, the tenant agrees to examine the property and acknowledge
acceptance of the satisfactory condition of the property. The tenant’s signature on the
rental agreement will attest to his/her satisfaction.
19. The tenant agrees not to smoke inside the property nor allow guests to smoke inside the
property.
20. The tenant agrees not to possess any illegal substances on the premises. If such
substances are found on the property the tenant agrees to forfeit the deposit and vacate
the property immediately.
21. The tenant and owner agree that this lease constitutes the entire agreement and no oral
representations of implied agreements or understandings shall vary the terms of this
contract.
TENANT HEREBY STATES THAT HE/SHE HAS READ AND AGREES TO ALL
CLAUSES OF THE LEASE AND FURTHER AGREES THAT HE/SHE IS OF LEGAL
AGE OR MORE TO CONTRACT.
