Creating a housing landscape – opportunities and constraints

It is important to consider environmental sensitivities and recognise limits with respect to future housing planning and provision for the City of Maroondah.

We need to find a balance between protecting the environment, using

Maroondah’s natural assets to our advantage and providing housing.

Perceived constraints can be opportunities for sustainable and innovative planning outcomes. For example, ‘The Range’ in Croydon provides a fully master-planned housing layout with the benefit of ‘landscaped open spaces, natural wetlands and trails woven into the design’. Others include:

Neighbourhood Character - significant or dominant urban and environmental elements

Ridgelines - top parts of a mountain range, providing topographical interest

Views (to and from) - sense of range, space and depth

Flooding - passage, storage and mitigation and management of water

Water Quality - quality, effluent, septic maintenance, vegetated corridors

Trees and Natural Habitat (flora and fauna) - Flora is plant life. Fauna is animal life

Heritage - historic places of aesthetic, scientific, social, spiritual and historical value

Cultural Sensitivity - culturally significant archaeological artefacts

Contaminated Land - industry, mining, chemicals, gas, wastes or liquid fuel

Climate Proofing - mitigating and adapting the effects of climate change.

Council’s corporate and strategic policies, including ‘Maroondah 2040’,

Council Plans and the Maroondah Planning Scheme help address environmental sensitivities via strategic policy making and the statutory planning framework.

‘In 2040, Maroondah will be a green leafy community with high levels of waste diversion and sustainable approaches to infrastructure development, urban design and management of natural resources. Our community will be resilient and have the knowledge, capacity and resources to make sustainable lifestyle choices.’
