Works specification guidelines. The following works specification is based upon the supplied CAD Drawing layout proposal and is briefly to include a major refurbishment of the existing female and male staff toilets and the creation of a new ambulant toilet and a new office will be created with corridor access. The toilet refurbishments will briefly include all built in furniture, lined walls, site formed anti-slip flooring and suspended ceilings with LED lighting. However as these toilets are for staff/adults I suggest a more mature colour scheme with a white and oak wood effect panelling scheme. Specification brief: 1. All walls are to be 11mm OSB lined for a flat and secure substrate for a Hygenic white wall cladding system (Altro-whiterock or similar). All cladding is to be jointed with appropriate trims. 2. Any new stud walling to have sound insulation. 3. All new openings and wall removals to have appropriate structural support where necessary. 4. All PVC flooring (Altro, Marley etc) safety flooring to be site formed and welded and finished with integrated trim to the wall cladding. 5. All pottery-ware and brass-ware to be of quality manufacturer (Ideal standard, Armitage shanks etc) as described in school specification guidelines. 6. Door specification to include view panels where necessary and laminated finishes. Door furniture to include closers and finger/ kick-plates. 7. All cubicles furniture and panelling to have reasonable protection from ingress of water. 8. All air-extraction to conform to multiple occupancy toilets regulations. 9. All lighting to be LED type to conform to new school energy guidelines. Toilet lighting to be PIR operated. 10. All works must comply with current building regulations and school toilet design guidelines. 1) Female staff toilets. Within the new female staff toilet area, a 4 toilet cubicle system will be incorporated. These will be accompanied by 4 wash hand basins built into furniture with additional mirrors. There will be PVC sheet wall lining. The flooring will be an anti-slip type safety floor that is site formed, whereby it rises slightly up the wall to aid in cleaning. All joints will be welded together and sealed. As follows are the works to be included within this quote: 1. Site preparation- including creating temporary corridor protection. 2. Strip out any existing electrics/plumbing fixtures and isolate and make safe where necessary. 3. Strip out existing fixtures and make good. 4. Provision of radiator heating to toilet area. 5. Install new dividing stud wall with sound insulation. Dry-line all walls with new OSB 11mm and hygienic PVC wall lining (Altro Whiterock or similar). 6. Create and fit laminated door and frame to the new toilet areas. 7. PVC lining to windows and walls where necessary. 8. New copper pipework with appropriate safety features including tmv’s, non-return valves etc, and waste pipework. 9. 600mm Suspended ceiling grid system to toilets. This will include new PIR operated LED lighting. 10. New electrics where necessary. This will include air extraction and 2 hand dryers. 11. New paint/decoration where necessary. 12. New flooring. This will include initial screed levelling system followed by site-formed anti-slip safety floor (Safe-tred Dimensions or similar) to the toilet area. 13. New integrated pottery-ware (ideal standard or similar) to the toilet area. The new toilets will be integrated into furniture or units. This will include push button fascias, enclosed cisterns, isolation valves etc. All built in equipment will include access panels. 14. Creation of 4 hand wash basins (ideal standard or similar) within built in furniture. 15. miscellaneous works. (note: no inclusion of decoration or flooring to existing corridor area) 2) Ambulant toilet. Adjacent to the new female staff toilet area, an ambulant toilet will be incorporated. This will include a disability height toilet with appropriated grab/support rails, wash hand basin, mirror and emergency pull cord system. There will be PVC sheet wall lining. This office would be created by stripping out all existing fittings from the existing male staff toilets and making good. An extending dividing wall would be created to create a new office area with new corridor access. The adjacent office doorway would be blocked up and made good and relocated on the main corridor wall. This area would then undertake a full refurbishment including the following works: 1. Strip out existing fixtures and fittings and isolate pipework and make good. 2. Install new radiators. 3. Create new openings within corridor wall, with any support, as necessary. 4. Dry-line walls. 5. Plaster skim to all walls. 6. Grid system ceiling with new lighting. 7. Provision of 3 compartment trunking and new electrical sockets (provide blanks for voice and data). 8. Carpet flooring, including screed levelling. 9. New oak laminated fire doors with twin view panels and door furniture. 10. New decorations. 11. UPVC Line to windows. 12. Miscellaneous works. Further notes: General layouts as per drawing layout descriptions. No provision to be included for any fire/emergency works, voice/data works. No provision to be included for the initial source supply of hot and cold water.
