Southeast Michigan Community Alliance (SEMCA) is seeking competitive bids for the
provision of the following commodities and/or services:
Description/Specifications
Approximately 20,000 – 22,000 sq. ft. of leased office space located in the I-275 Corridor
North of Plymouth Road, South of 7 Mile Road. Location/configuration must be easily
accessible to large number of visitors. Interior must be easily convertible for reception area,
staff space, large conference rooms, and public restrooms.

3. What is the location of the nearest SMART bus stop? How far is the nearest SMART bus
stop from the proposed location?
4. How many parking spaces are allocated to the proposed office space?
5. What is the annual lease payment per square foot of the proposed office space?
6. Is the proposed office space currently ADA compliant?
7. Does the lease payment include utilities?
8. Does the lease payment include property taxes? If not, please indicate the current Summer
and Winter property tax obligation.
9. Are the Common Area Maintenance (CAM) charges included in the lease payment? If not,
please include a list of CAM charges that will be the responsibility of the lessee.
