Job Description TITLE: Retail Property Manager DIVISION: Retail FLSA STATUS: Exempt REPORTS TO: VP Donations and Retail POSITION SUMMARY: The Retail Property Manager manages the major projects involving the physical locations in GGW’s Retail Division. The Retail Property Manager focuses on real estate expansion, maintenance, relocations, remodels and landlord relations and coordinates projects and initiatives revolving around these areas for the Retail Division. The position is a headquarters-based job with significant travel to the retail stores and potential retail and donation sites. Essential Duties and Responsibilities: 1. Coordinate, negotiate and develop positive relationships with Real Estate brokers to assist in securing new retail store locations and attended donation centers 2. Research availability of commercial properties 3. Conduct initial site visits and determine whether to recommend consideration of property to Senior leaders 4. Review and analyze Letters of Intent to ascertain that all components related to a strong retail/donation business are addressed 5. Establish positive relationships and acts as liaison with Landlords and Property Mangers to coordinate lease requirements, permits, HVAC, Plumbing, Mechanical, Landscaping, Roofing and Electrical work 6. Manage all major projects including expansions, HVAC replacement, roofing, awnings and remodeling from the estimate stage through completion in coordination with the Retail Regional Directors 7. Create, document and update published project plans which include key tasks, resource assignments, target dates and interdependencies for all projects and share this data with stakeholders 8. Establish and administer Capital Expense Budget for retail expansion and analyze budget data to identify improvements and offer proactive solutions 9. Create and maintain an equipment inventory and oversee all aspects of equipment purchases and donations offered, including researching and making recommendations to VP of Retail on appropriateness of expense and/or alternatives 10. Create and deliver presentations to Retail and senior management on areas of responsibility as requested. 11. Utilize tools such as Microsoft Outlook, Word, Excel, PowerPoint and Project Management Software to coordinate projects and communicate with internal and external stakeholders. Other Duties and Responsibilities: 1. Understanding of all current leases of the GGW stores 2. Forge and maintain relationships with other organizations including churches, schools, other retailers and other nonprofits to facilitate donations 3. Attending all Retail staff meetings and all meetings with content around property management 4. Maintaining effective lines of communications with the Regional Directors and assisting as necessary 5. Assisting with special events such as Popup Stores and Donation Drives 6. Other duties as assigned Supervisory Responsibility: This position supervises the Facilities Maintenance Team and the Project and Facilities Expeditor. Required Qualifications: 1. Bachelor’s Degree in Real Estate Management, Engineering, Business Administration, or related field; or 10 years of property management experience 2. Thorough knowledge of real estate development strategy, negotiations, and execution 3. Knowledge of and experience with financial accounting in commercial real estate, financial reporting, and budgeting 4. Experience in leasing and all facets of property operation and building management 5. Experience in large project management 6. Strong management and leadership skills 7. Excellent interpersonal skills 8. Excellent analytical, decision-making, project management, planning and organizational skills 9. Excellent written and oral communication skills 10. Proficiency with MS Office Suite (Word, Excel, Outlook, Power Point) 11. Knowledge of Microsoft Project or similar project management tools 12. Must have reliable transportation and maintain a valid driver’s license . Preferred Qualifications 1. Project Manager Professional (PMP) certificate from PMI 2. Certified Facility Manager (CFM) certificate 3. Retail experience Physical Demands Sedentary Lifting up to 10 pounds maximum and occasionally lifting and/or carrying such articles as dockets, ledgers, and files. Walking and standing are required only occasionally. Light Lifting 20 pounds maximum with frequent lifting and/ carrying objects weighing up to10 pounds. Walking or standing to a significant degree, involves sitting most of the time with a degree of pushing and pulling. Medium Lifting 50 pounds maximum with frequent lifting and/ carrying objects weighing up to 25 pounds. Heavy Lifting 100 pounds maximum with frequent lifting and/ carrying objects weighing up to 50 pounds.
