Boat Storage Lottery
If you would like a space in the boat yard for 2013
(January – December), please contact Yohanna
LaRoche via email at ylaroche@sentrymgt.com to
put your name on the waitlist. Names will be taken
until 11/14/12 and the winners of the 2013 lottery will
be announced on 11/23/12. For winners of the
lottery, the boat storage fee is $50.00 for the year.
ALL watercraft and trailers must be removed from
the lot from 12/31/12 – 01/04/13 for yearly boat
storage lot maintenance. During this time, you may
park your boat in your driveway. Owners who
received a space in the boat yard through the
lottery may place their watercraft and trailers in the
boat yard on 01/05/13.
Assigned boat parking
spaces will be posted at the boat yard on 01/05/13.
Please remember that the boat yard is an
unsecured lot and parking watercraft/trailers in the
yard is done so at the owners’ risk.
Clubhouse Use
If you would like to rent the clubhouse to host an

General Maintenance Responsibilities
Each owner is responsible for maintaining their lot in
a neat, clean and sanitary condition. This includes;
power washing any mold from your house and or
fence, painting your stair risers when the paint is
flaking off, keeping your fences freshly painted and
in good repair and keeping your yard mowed and
weed free. Please take a moment to inspect your
home and/or fence and make sure you are
meeting the community standards for upkeep.

Thank you to Lloyd Sidwell for all of his hard work
getting the Battery Point website up and running
and for monitoring the site! Thank you to David
Carter of Pro Clean for letting the Association use
his power washing equipment to clean the tennis
courts and thank you to Jerry Bixler for cleaning the
courts!
Overnight Street Parking Prohibited
Overnight on street parking is prohibited in Battery
Point per the Rules and Regulations of the
Association. All cars must be off the streets from
midnight to 6 am!
The Association will start levying fines for on street
overnight parking in cases of excessive violations.
Fines will be $25 per occurrence.
Neighborhood Rules Reminder








Pet owners must pick up pet waste
Pets must be leashed at all times when on
common property (including cats)
Pet waste must be disposed of properly
Do not leave your pet(s) in your yard when you
leave for the day
Boats may not be parked on the street for more
than 4 hours during the day
Boats may not be tied up at the dock for longer
than 48 consecutive hours
Parking on the street between the hours of
midnight and 6 am is prohibited.
The waterfront path is for walking only, no bikes,
scooters, etc, are allowed on the path
Park Turf Test
The BPHOA Board has obtained a pallet of Salt
Tolerant Seashore Paspalum Turfgrass for the park
area behind 69-83 Petigru. This is a test to
determine how well this grass will perform in this
difficult environment. The sod was installed on Sept.
12 and the evaluation will likely continue for a year.
The test area, covering about 500 sq. ft., is directly
behind 69 Petigru. Please avoid this area for about
the first month as the grass establishes. After that,
feel free to use the area as you would the rest of
the park, as we need to determine how well it will
stand up to foot traffic. If the test is successful, we
will consider sprigging the entire park area.
Evacuation Procedures
The Homeowner's Association Board recently met
with David Zeoli, the Deputy Director of the
Beaufort County Emergency Management Division
to discuss hurricane preparedness.
Mr. Zeoli
informed us that a recent change allows the State
Governor to declare a mandatory evacuation
should he/she decide it was necessary to protect
lives in case of a hurricane strike in our area. He
also provided our evacuation routes for our
neighborhood which is Highway 21 North.
Returning after the storm is over was another issue
that Mr. Zeoli discussed. The area will be cordoned
off by the police and sheriff's department until the
area is safe to reenter. That means roads clear of
debris and electrical power restored. Information
on re-entry can be received by calling a County
hotline at 1-800-963-5023 and the Beaufort county

Pool Closing
The pool will close for the season on 11/01/12. The
pool gate will be locked up at this time and access
to the pool area will be restricted.
ARB Approval
Please remember that ARB approval is required for
ANY exterior modifications.
This includes the
installation of satellite dishes if they are going to be
installed anywhere but your roof. If you need an

HOA Dues
Quarterly HOA dues are late if they are received
after the 10th of the month per the Association’s
Governing Documents. The Battery Point fees are
due in the months of January, April, July and
October. Late fees and interest charges are
automatically applied to any account for which a
payment has not been received by the 10th of the
month in the month they are due.

For your convenience Sentry Management offers all
of our clients the ability to review their payment
history online.
1. You will need your 16-digit Account Number
2. Visit your Sentry community website via
www.charleston.sentrymgt.com.
3. Click on the tab Homeowners/Payments. If
this is the first time you are logging on to
register on your website, please go to the
right side of the page and click on
Commonly Asked Questions for specific
instructions on how to register.
4. If you are already a registered user, go
through the Login process to arrive at the
Home page for the Community Website.
5. In the upper left hand corner of the page,
click on ONLINE PAYMENTS. The SmartStreet
page will appear.
6. Pick payment option 1 2 or 3. YOU WILL NOT
BE REQUIRED TO MAKE A PAYMENT TO VIEW
YOUR LEDGER CARD.
7. Fill in your 16 digit account number and click
FIND.
8. Select your account by clicking on your
name.
9. You will see: View Ledger Card. Click on this
line.
10. The next screen will prompt you for a date
to begin the display. Once the date is
entered, click Search.
11. Your account ledger will now display.
