THREE PRIMARY
WATER RELATED PROBLEMS
• SCALE
– Minerals & Other Inorganic Material Content
– Physical Influence or Changes
– Chemical Imbalance
• CORROSION
– Moisture
– Oxygen
– Acidity
• BIOLOGICAL GROWTH
– Algae
– Bacteria
– Fungi
Everything is made of atoms. An atom is the
smallest particle of an element, like oxygen or
hydrogen. Atoms join together to form molecules.
A water molecule has three atoms: two hydrogen
(H) atoms and one oxygen (O) atom. That’s why
water is sometimes referred to as H2O. A single
drop of water contains billions of water molecules.
Water, in its purest form, is just
that; plain H2O.
It has no
minerals in it; and therefore, no
scaling potential.
Water is a universal solvent
and will dissolve anything and
everything it comes in contact
with.
As rain, which is relatively pure,
filters down through the ground
and comes in contact with calcium,
magnesium, iron, and other
minerals, the minerals dissolve
into the water, which creates what
we know as water hardness.
These dissolved minerals are, of
course, invisible and seem to be
harmless.
However, when these minerals are
exposed to different physical
changes, they will precipitate out
of solution and bond tightly
together
with
one
another;
forming a hard calcite scale.

CATIONS & ANIONS
• CATIONS (Positively Charged)
– Calcium
– Magnesium
• ANIONS (Negatively Charged)
– Carbonate
Opposites Attract / Likes Repel
CALCIUM CARBONATE (CaCO₃)
Without treatment, will typically precipitate
out as a hard lime/scale formation on heat
transfer areas of water using equipment.
Causes energy loss and damage.
LIME / SCALE BUILD-UP
1/8” = 20% More energy
1/4” = 40% More energy
3/8” = 60% More energy
1/2” = 70% More energy
SCALE CONTROL
CHEMICAL TREATMENT vs. MAGNETIC TREATMENT
• Chemical Treatment: Alters Water Chemistry
– Costly
– Dangerous to Human Health
– Causes Pollution (Contaminates trillions of gallons of water being
disposed of into our environment annually)
• Magnetic Treatment: Creates Physical Changes on
Water Borne Minerals
– Cost Effective (Offers substantial payback)
– No Health Concerns
– Prevents Pollution
SCALE CONTROL
CHEMICAL TREATMENT
• Acid
– Keeps minerals dissolved
• Threshold Inhibition Chemicals: Organic phosphates,
polyphosphates, and polymeric compounds
– Also keeps minerals in solution
• Chemical Scale Conditioners: Lignins, tannins, and
polymers
– Modifies the crystal structure of scale, creating a bulky,
transportable sludge instead of a hard deposit
SCALE CONTROL
CHEMICAL TREATMENT
By keeping minerals in solution and not
allowing them to precipitate, conductivity
levels rise quickly which creates the need
to continuously bleed off or blow down a
considerable amount of water from the
system.
SCALE CONTROL
MAGNETIC TREATMENT
Adds nothing to and removes anything
from water. Does not effect water
chemistry whatsoever. Instead, it
temporarily makes physical changes on
the electrical orientation of minerals.
SCALE CONTROL
MAGNETIC TREATMENT
Allows minerals to precipitate out of
solution, creating a softer, amorphous
mud-like substance, known as aragonite,
instead of calcite.

CASE HISTORY
L & L PRODUCTS, ROMEO MICHIGAN
(4) 100 ton cooling towers
Well water – 43 grains (735 ppm) hard and 3.5 ppm of iron
Had been using ion exchange water softeners to pre-treat
make up water and liquid chemicals for scale and corrosion
control. Dumping 2 million gallons of bleed water annually
into the wetlands. Compliance issues with the DNR.
CASE HISTORY
L & L PRODUCTS, ROMEO MICHIGAN
1990 installed Environmentalist / Zero-Bleed 2000® on one
Tower and continued to use chemicals on the other three
for a six month trial period. Desiring to have one company
provide all their water treatment needs in the end.
CASE HISTORY
L & L PRODUCTS, ROMEO MICHIGAN
Five months into the trial period, a solenoid valve in their
equipment that was being treated with the chemical-free
system failed. Suspecting scale build up to be the problem,
they shut down and did maintenance on the system and
discovered that the valve and piping it had been in were
both completely free of lime/scale. At that point they
converted the other three cooling towers over to the
Environmentalist / Zero-Bleed® treatment.
CASE HISTORY
L & L PRODUCTS, ROMEO MICHIGAN
Has built two new plants since that time in the mid-90’s
south of the original plant and are currently using this same
technology for their water treatment on those cooling towers
as well. Have literally saved hundreds of thousands of
dollars in chemical treatment costs, tens of millions of
gallons of water and no longer have compliance issues with
the DNR.
We, the members of ASHRAE,
are entering a time of
great opportunity
Concept of maximizing
the effectiveness of resource
use while minimizing the
impact of that use on the
earth and its environment
Meets the needs of the
present without
compromising the ability of
future generations
to meet their own needs
