Story Overview
Scene 01 (At a random location):
The buyer and his friend are discussing the purchase of a plot. The friend refers to a real estate
agent, and they decide to meet him. The buyer also wants to take his lawyer friend along to ensure
that he doesn't fall into any traps or fraud.
Scene 02 (In the Agent’s Office):
The buyer, friend, and lawyer visit the real estate agent's office. After initial introductions, the
lawyer asks the agent about his background and his agency. The agent, utilizing the RERA Acts,
provides information about his real estate company, introduces himself, and shares some details.
The buyer inquires about properties based on location, and the agent shows some property photos,
stating that properties in that area are highly in demand. When the buyer, his friend, and lawyer
ask to visit these properties, the agent hesitates, explaining that they are quite far away. He also
mentions that if the buyer wishes to reserve a specific property, he will need to pay a token amount
upfront. The buyer agrees initially, but his friend stops him, asking about consumer rights,
agreements, supporting documents, and clearances. The buyer supports his friend's questions and
asks for documents, receipts, and agreements. The agent then calls the seller to arrange a property
visit for the next day.
Scene 03 (At the Property Location):
The buyer, agent, and friend visit the property location. They encounter a local resident near the
property and start asking questions about it. The local resident shares some information about the
property and suggests gathering additional information from nearby residents. He also shares his
own poor experience when purchasing property.
The seller arrives at the plot and provides the buyer with detailed information about the property,
supported by authentic documents.
This sequence of scenes illustrates the initial stages of the buyer's journey in exploring a property
purchase, raising important questions about documentation, consumer rights, and the need for
thorough investigation.
