HOUSE GETS LOCKED UP
Write up goes out
Call buyers on your list that the property fits in their
criteria
Skip trace all LLC cash buyers/rehabbers in a 1-3 mile
radius of the subject property to see if there is any new
interest that can be created.
Check Mailchimp/email report for opened emails and top
follow up prospects.
Call the realtors that represented the investor of the
comps within a 3 mile radius of all of the cash or
rehabbed sales.
Set up appointments to go show the property.
Handle all buyer objections by being prepared prior to
showing the property
Once there is a solid interest in the property and they are
ready to buy, take a step back and explain all of the terms
of the contract to ensure the buyer will close.
Sign the contract and collect emd (Earnest Money
Deposit)
Complete the Backside File
Follow up with buyer at least once a week to make sure
they are prepared for closing.
Close the property and collect that check!!
