New Client Intro | ISR SCRIPT
INTRODUCTION
Hey CLIENT NAME. Its XXXX with Ferocity Assets. I am excited to get to help you with your home selling
process! I am giving you this call to go over some question, so I can get the ball rolling on getting your
property sold. This call takes around 10 minutes. Does that work for you?
CONFIRMATION OF INFORMATION
● So, I know you have already told at least 2 people this info, so I will make it super quick, but just
to confirm these few things. Your property is XXX beds?
○ Beds
○ Baths
○ SQFT
○ Lot Size
○ Year Built
○ Garage? (yes or no)
○ Septic or City?
○ Well Water or City Water?
○ Exterior Walls
○ Anything outside like Pools, Decks, Buildings?
○ Is there an HOA? Are there rental restrictions? Can you give me a contact for the HOA?
○ What are the utility companies? Electric, water, gas, etc.
○ Are the utilities on? (power and water)
○ Have you had a septic inspection done?

What is a one word reason for why you signed a contract to sell your house with us?
Confirm access info (ask for 24 notice if we don't have this)
To make access easier, can we put a lockbox on your property that way we can be more flexible
with getting into the property so we are able to move faster on our end?
What day are we able to get out there and take some pictures of the property?

Are you able to clean up everything off the counter tops, move clothes to the closets, put stuff
in the bathroom in the cabinets? This will give us the ability to better inspect the property.
Just want to fully clarify a couple of things about access.
○ 1.) I will give you a call 1 day before to let you know if we will be coming
○ 2.) We will not be living in your property. We only will come out when it is necessary for
me to fulfill my promise to you to get you $XXX,XXX we agreed on by the date we
agreed on. So, if I am being annoying asking for access, it's just because I want to serve
you the best way possible. Sound Fair?
○ At each property visit, we will have 1 or 2 representatives from our team as well as a
mixture of Inspectors, Contractors, Financial Partners (EVERYTHING AFTER THIS ONLY
SAY IF WE ARE LISTING ON THE MLS) and Retail Investors. Just to be completely
transparent, sometimes our retail investors are accompanied by real estate agents to
feel more comfortable. Just letting you know this upfront. Sound unreasonable?
○ 3.) My Transactional Coordinator, Melanie, will be reaching out to you shortly to let you
know what legal documents she needs to start the escrow process. Just to do part of her
job for her, there will be one document sent to you.

pls pls fill this out asap. Put a reminder to check for this each morning. It will
make everyone’s lives easier.

Traditionally, we do fix and flips, buy and holds, short term rentals and sometimes if a
property doesn’t fit our criteria we will leverage partnering investors via our network or
through leveraging the retail investors from the MLS. At the end of the day, my job is to
make sure I can pay you XXX,XXX price we agreed on by the date that we agreed with a
stress-free and hassle-free experience. I am here to make your life more simple.
