FOR THE DECEASED OWNER -Make sure that the estate has been settled and the settlement includes the property we are buying. If yes, we get a copy of the extrajudicial settlement. If not yet settled, we have to require for the settlement of the estate before we proceed with the purchase. The heirs of the deceased have to submit an Extrajudicial Settlement and pay the taxes with the BIR. FOR THE OWNERS ABROAD -They have to execute/sign an SPA assigning one person to do the transaction with us. They must have the SPA notarized in the consul of the notary where they are staying.
