Pricing Generally
A. Offer must include labour, equipment, purchase, transport and
assembly costs, etc., costs of cleaning the assembly site, removal
of refuse and cleanup after assembly. Certificates, approvals,
conformity declarations must be presented for all installed
equipment and materials. Assembly work is to be carried out as
per the project, subject to local norms and supplier's instruction of
materials and equipment.

B. The Contractor shall satisfy himself as to the meaning of every
item in the Bills of Quantities and the rates and prices inserted by
him will be deemed to cover all his obligations under the Contract
and all matters and things necessary for the proper construction,
and completion of the Works including, but not by way of limitation,
all temporary work required (including any that may be required by
sub-contractors, whether nominated or otherwise).

C The prices shall include for all materials and labour and for the
provision and use of all plant - whether mechanical or nonmechanical required for the expeditious carrying out of the Works
in their proper sequence -for shifting, altering and adapting such
temporary work and plant as may be required during the progress
of the Works and removing at completion and making good any
surfaces disturbed; and if not included in any prices inserted
against the Conditions of Contract Clauses above; for the work in
connection with measurements and the final account; for profit;
and for all other establishment charges and on costs of whatever
nature.

D. No claim for additional payment will be allowed for any error or
misunderstanding by the Contractor in these respects, and the
Contractor acknowledges that all contract documents are
complementary and if any item is included in any of them shall be
deemed included in all.

1.2 Quantities
Advice
A. The Contractor shall not use the Quantities given in the Bills of
Quantities as a basis for ordering materials until he has satisfied
himself from the Drawings and Site information so that the
Quantities are given correct for the work to be executed.
The quantities given in BOQ are to be considered as net quantites
and should include all waste.
B. Quantities in Bills
The given quantities of the object to be checked for correctness
and implemented if necessary. Any changes must be submitted to
the architect, based on documentation. The changes must be
approved by the architect. Cuttings, fixing materials and
accessories, if not explicitly described, must be included in the
relevant positions. An on-site appointment, before tender, is
strongly advised.

1.3. Provisional Sum

A. The term 'Provisional Sum' shall mean a sum provided for
works or for costs which cannot be entirely foreseen, defined or
detailed at the time the tender documents are prepared. Such
sums shall be used in whole or in part as directed by the Engineer
& shall be deemed to be inclusive of any profit required by the
contractor,unless otherwise indicated.
1.4. Visiting the Site

A. The Contractor is advised to visit the site of the proposed
Works in order to ascertain the prevailing site conditions and to
obtain all information necessary for costing and executing the
Works.

Measured Work.

1.6. Contract
A. The Bills of Quantities have been prepared in accordance with
the General Conditions of contract, Form of Tender and
Agreement.The Conditions of contract should be carefully read as
such conditions may have a considerable bearing on the tender.

1.7 The tender breakdown
A. The selected Contractor will be required to provide the Engineer
with a full & detailed Tender break-down upon being awarded the
Contract. This Tender breakdown is to show the actual
calculations of the Preliminaries, the labour, plant and material
costs of the Works, the build-up of unit rates with on-costs and
over-heads & any other allowances.
1.8 Other Matters
A. Allow for the following Insurance's:
(1) Contractor's All Risk Insurance
The Insurance must be for the entire contract period.
(Construction Period + Defects Liability Period)
(2) Public Liability Insurance
The Insurance must be for the entire contract period.
(Construction Period + Defects Liability Period)

B. Allow for surety for providing Mobilization Advance.
C. Allow for surety for providing Performance Bond. Bond to be

D. Allow for progress photographs, 12 exposures per month. Allow
for the removal of debris.
E. Allow for the safety and health of workers and keep on site an
adequate First Aid Kit.

4. Requirements for scaffolding
A. Equipment being used for the erection of scaffolding, lifting
equipment as well as mounting at heights, which means including
full equiped PPE full body harness etc. The installation will be
installed inside at a maximum of 11 m above the floor, however
outside by 15,00 m height.

B. The other type are mobile scaffolding, lifts and ladders for all
installation works in the number, types and sizes suitable for work,
including delivery, assembly, maintenance, reassembling,
disassembly and removal, if necessary .

C. The scaffold must comply with local standards, health and
safety regulations and accident prevention.

Working Drawings consequent upon the coordination of the
various installations shall be made by the Sub-Contractors or
others concerned prior to such drawings being submitted to the
Engineer for approval.

delivered parts
c. Documentation of all measurement values and trials, take over
of all important data for as-built drawings

Comissioning
It might that case, that particular installation should have not been
checked concerning its completion due to weather or climate
conditions, its formal commissioning will take place only after
completion of a performance test of all their components. The
warranty period will begin on the day of its start-up.

After work completion the contractor shall implement
any and all changes into the drawings and submit as full As-built
documentation, including equipment manuals, technical data
sheets, certifications, conformity declarations.
As-built documentation content: The Contractor is supposed to

copies, of which one should be a copy on CD-ROM

A. Slab on grade treatment
Surface treatment of the concrete is carried out with wing
smoothing as subbase for anepoxy-resin-coating to
be applied later on. Flatness tolerances for buildings construction
to be considered in accordance with building code DIN 18215
C. When it comes to jointless slab on grade on the following
standards in terms of slop to be taken into account

A. The Concrete work to be provided in a technically
correct manner including works and all related works,
supporting system, all necessary fixings, fittings and
accessories, complete as shown on structural and
architectural drawings and as per specifications
B. The soil excavation has to be taken into account for
the foundations and frost protection walls, the
load-bearing capacity of the foundation bed is to be
proved by an appropriate Foundation

C Analysis of the Contractor, eventual soil exchange or
soil stabilization under the foundations and frost
protection walls has to be taken into account by the
Contractor.

D. The contractor shall inspect, check the subsoil of construction
site propoerly. Preparation of the construciton site shall include, if
needed soil stabilization with hydralic binders and Course layer of
25 cm thickness.
Required soil density of compaction to achieve
Deformation Modulus of EV2 =100 MN/m² as well as a
EV2/EV1-Value < 2,0 is required. This has to be checked
continuously by the Contractor.

E. The Contractor is solely responsible for the measures against
the arising of shrinkage cracks. He might use non-shrinking
cement types resp. shrinkage-minimizing additions, the
arrangement of shrinkage fields and/or the arrangement of
shrinkage joints that are to be cut-in (they are to be respectively
coordinated with the flooring materials

F. The quality of the surface has to be adapted to the
flooring applied later on (a finishing is eventually required). If
shrinkage joints are cut-in or prepared in a different way, then
these ones have to be coordinated with the joint route of the
topsoil.
G.For the performance of Concrete- and Reinforced-ConcreteWork the Standards are valid.
Deviating from this the entire base plate with a tolerance in height
of maximum 1 cm is admissible.

H.It has to be absolutely taken care of the keeping dry of the
foundation place during the construction period.
I. All Concrete- and Reinforced-Concrete-Work
J. Reinforement to comply with Building code DIN 488. Deformed
high yield steel bar BSt 500S; complete as per structural
calculation/specs and shown on structural drawings.

For installation of any overhead reinforcement Scaffoldings
according to DIN EN 12812 to be applied
K. The Rules for concrete areas as exposed concrete, which
remain not plastered, are valid for all reinforcements, they are to
be deburred / trimmed. All concrete defects as rock pockets are
to be remedied. The edges have to be broken with triangular
ledges / chamfer strips.

Recesses for gutter- and floor-gullies are to be taken
into account as possible obstruction
L. The concrete quality and thickness of the sub-base, base plate,
foundations etc. is to be taken from the structural calculation resp.
the Soils Analysis. The same is valid for the structural and
constructive
reinforcement.

M. Welding-on plates, anchor slits, Halfen bolts, conduitsetc., as
far as they are required for the placing and fixing of supporting
parts (grids, doors etc.), have to be mounted by the Contractor
during his work.
N. The Bidder has to judge by itself, what is required as anchoring
rails, anchor welding plates, dowel rails with anchors for masonry
connections, grounding- and equipotential measures and suchlike
for suspended ceilings, facade fastening and equipment
within the framework of concrete work.

O. All transitions between concrete plates and pavement areas
are to be constructed with a stainless steel profile A-stainless
steel-angle as edge protection and in a professional manner.

P. The soil loading has to be taken from the general plan of the
structural calculation. The base plate has to be smoothed in the
area of the graded base plate.

R. Required settlement- and expansion-joints are to be
coordinated with the Structural Engineer. A great importance has
to be attached to a flush floor in all areas. Thresholds or steps are

Painting
Painting and coating - General Advice 1
A. Protection
The Contractor shall protect floors and other finished surfaces from
damage during the execution of the work.
Extreme care shall be exercised to protect finished work while
applying finishes on ceiling surfaces.
B. Touching up
At the completion of the work specified, all painted work shall be
touched up and restored where damaged, defaced or defective, and
the entire work left free from blemishes. Punch lists issued by the
supervisor/authority for correction of defective work must be
completed within three working days from date of issue.

C. Cleaning
The Contractor shall clean all paint spots, oil and stains from floors,
woodwork, glass, hardware, tile, metal work, and all similar items and
leave the floors broom clean upon completion.
All surfaces shall be left clean at completion of the work. Drop cloths
shall be kept clean at all times.
Window shades and blinds shall be carefully handled and kept free of
paint and spatters.

C. Permanent elastic Sealant
Permanently elastic sealing of the horizontal and vertical exterior and
interior joints of the façade are according to Manufacturer’s and
Application Guidelines.
All connection joints of non-bearing interior walls at built-in units, door
casings, butt joints,
penetrations, between floor and wall, edge-plinth-cover and tiling,
windows, exterior doors,
exterior gates inside and outside, possibly expansion joint formations
etc. with two-component
material on Thiokol base. The before described work is to be
performed by an admitted expert firm.

A.
The Contractor must present together with his own or another
appointed disposal company
the disposal locations and methods by way of the
corresponding documentation
(for e.g. by way of delivery notes and pick-up tickets).
B.
The disposed waste will be
registered and documented separately according to type/
category respectively
fraction, quantity (in tons), disposal location/ disposal company
(company name,
address) as well as disposal method (dump ground/ recycling
resp. recovery/
energetic valorification).
Upon selecting the disposal location/ method, the Contractor
will always prefer recycling
by agreement with his own or another appointed disposal
company (for e.g. wood:
recycling instead of energetic valorification). A simple disposal
at a dump ground
will be avoided.
C.
The Contractor will prepare a project-related balance together
with his own or another
appointed disposal company, which should be supplemented
and kept
permanently until the completion phase.
During the construction phase, the Contractor must arrange a
separate as well as easily
accessible collection place for the disposal of recyclable resp.
not harmful waste.
The size of the collection place will be determined with the
representative of the
waste pick-up company so that the best possible efficiency is
achieved.

The Contractor must appoint a recycling coordinator, who will
check and thus assure the separation of materials as well as
the correct use of the collection place / materials
yard during the construction works. Check / acceptance
activities will be registered
in a corresponding inspection report. Photos should additionally

Before the commencement of the execution works the
Contractor must draft a disposal concept and submit such
concept to the LEED
advisor.

This disposal concept (“Construction Waste Management
Plan”) must comprise the following aspects (desired scope

1. Significant information/contact data (project name, building
owner, indication of the
waste foreman [name, telephone number etc.] resp. of the
“Recycling Coordinator”, etc.)
