LEASE CONTRACT
TO WHOM IT MAY CONCERN:
This “CONTRACT” entered into by and between:
SPS. JAIME MARZAN and SEVERINA MARZAN, both of legal age, Filipino citizens, and residents of Caliguian,
Burgos, Isabela, herein after referred to as the LESSOR; and
SPS. JC TRISTAN IV G. VARGAS and MARGIE A. VARGAS, both of legal age, Filipino citizens, and residents
of Caliguian, Burgos, Isabela, herein after referred to as the LESSEE. The Lessor and the Lessee are
collectively referred to in this contract as the “PARTIES”;
WITNESSETH: That
WHEREAS, the LESSOR is the owner of the “LEASED PROPERTY”, a parcel of land (Riceland) situated in
Caliguian, Burgos, Isabela more particularly described as follows:
“…..a parcel of land (Riceland) with an area of ONE HUNDRED SIXTY-FIVE THOUSAND (165,000)
SQUARE METERS or 16.5 Hectares covered by ______ Number/s_________________________ issued by
the Registry Of Deeds (ROD) for the province of Isabela to …..”
WHEREAS, the LESSOR offered for lease and the LESSEE desires to lease the “LEASED PROPERTY”;
NOW, THEREFORE, for and in consideration of the foregoing premises and the mutual covenants
contained herein, the LESSOR hereby leases the LEASED PROPERTY to the LESSEE and the LESSEE hereby
accepts the same from the LESSOR, under the following terms and conditions:
1. TERM OF LEASE:
The lease shall start on NOVEMBER 24, 2022, and shall end on NOVEMBER
24, 2023. Under such terms and conditions as may be mutually agreed upon by the “PARTIES”,
this Contract can be renewed;
2. RENTAL:
The rent to be paid by the LESSEE to the LESSOR throughout the term of this Contract
is THREE HUNDRED THOUSAND PESOS (Php 300,000.00). This Contract shall terminate on the date
for which notice is properly given.
IN WITNESS WHEREOF, parties have hereunto set their hands this _____ day of November 2022 in

VIRGINIA Q. SOCAN applied for BPO on March 24, 2022, under oath stating that on or about March 22,
2022, at about 1:00 o’clock dawn, she woke up to check her daughter Ariane, a 5-year-old kid, and was
shocked when she saw her husband Eric Socan embracing their child and touching her on different
sensitive parts of her body. She stated that she even witnessed her husband inserting his fingers inside
the child’s underwear…
After having heard the application and the witnesses and evidence, the undersigned hereby issues
this BPO ordering you to immediately cease and desist from causing or threatening to cause physical harm
to VIRGINIA Q. SOCAN and/or her child/children namely:
ARIANE Q. SOCAN
RESTRICTIONS:
1. Respondent is hereby ordered to stay away from his wife Virginia Q. Socan and his
daughter Ariane Q. Socan;
2. Respondent is banned to get close to Virginia and Ariane for at least fifty (50) meters;
This BPO is effective 15 days from receipt.
VIOLATION OF THIS ORDER IS PUNISHABLE BY LAW:
A fine ranging from FIVE THOUSAND PESOS (Php5,000.00) to FIFTY THOUSAND PESOS (Php50,000.00)
or Imprisonment of SIX MONTHS or BOTH

after referred to as the LESSOR; and
ROMY ACOSTA, of legal age, Filipino citizen, married and a resident of Caliguian, Burgos, Isabela, herein
after referred to as the LESSEE. The Lessor and the Lessee are collectively referred to in this contract as
the “PARTIES”;

WHEREAS, the LESSOR is the owner of the “LEASED PROPERTY”, a Lot (Residential) situated in Purok 3,
Caliguian, Burgos, Isabela more particularly described as follows:

Pls-62 (Proposed Market Site of barangay Caliguian) with an area covering ______________________

Burgos, Isabela by virtue of Resolution No. 6, s.2021 …..”
WHEREAS, the LESSOR offered for lease and the LESSEE desires to lease the “LEASED PROPERTY”;
NOW, THEREFORE, for and in consideration of the foregoing premises and the mutual covenants
contained herein, the LESSOR hereby leases the LEASED PROPERTY to the LESSEE and the LESSEE hereby
accepts the same from the LESSOR, under the following terms and conditions:
1. TERM OF LEASE:

_______________, ____, 2022. Under such terms and conditions as may be mutually agreed upon
by the “PARTIES”, this Contract can be renewed;
2. RENTAL:

day of each month. Such payment will continue until terminated by either party through a written

3. SECURITY DEPOSIT:
On execution of this “Contract”, the LESSEE will deposit the sum of

acknowledged by the LESSOR as security for the full and faithful performance by the LESSEE of
this Contract. The LESSEE shall be entitled to reimbursement of the Security Deposit upon
expiration of this Contract provided,

The rent stipulated herein shall become due and payable every first
day of ensuing month without necessity of demand.
