Course Catalog Description:
This course is a study of California real estate law, including rights incident to property ownership and
management, agency, contracts, and application to real estate transfer, conveyancing, probate proceedings,
trust deeds, and foreclosure, as well as recent legislation governing real estate transactions. This course
applies to the education requirement of the broker’s examination. Lecture 3 hours.
Student Learning Outcomes (SLO’s):
This course will facilitate the following Student Learning Outcomes (SLOs):
Apply their analysis of statutory and case law to real estate factual problems..
Understand the fundamentals of agency law, contract law, real property law, and landlord-tenant law.
Analyze state and federal laws and their application to real estate decision making and transactions.
Understand the role of the California Real Estate Commissioner and Department of Real Estate.
Course Requirements and Assignment Guidelines:
1. Required Textbook: California Real Estate Law, 9th edition, by Walt Huber, ISBN 978-16-2684-001-0 Publisher:
Educational Textbook Company. Book Description: This text is not only excellent for real estate beginners, but
also an essential review and reference book for buyers, sellers, and their agents. Legal concepts are simplified and
22 of the most significant California Landmark Cases" are featured. The California Department of Real Estate
(DRE) regulations indicate the importance of concentrating students' attention towards three concepts, including
1) Agency and Fiduciary Duties (Chapter 5); 2) Agents' Duties and Disclosures (Chapter 6); and 3) Contracts Line-by-Line - (Chapter 7). 608 pages.
2. Required Readings: Online modules and textbook chapters 1-15
3. Modules in Canvas: This course consists of online modules--one for each two chapters of the book. One module
opens each week. Weeks start at 6:00 a.m. Monday and close at 11:59 p.m. the following Sunday. Two to three
quizzes and discussion posts are due each week. Additional assignments are due every three to fourteen days as
needed throughout the course.
4. Assignments:
All work must be original and in student’s own words to earn credit. Properly
cite sources. Do not copy directly from the book or cut-and-paste information
directly off the Internet without proper in-text citation, and reference.
Assignments - At least two assignments are due during the semester. Assignments are not timed; however,
they are due within the fourteen-day period as listed on the course schedule. Assignments will vary.
15 Chapter quizzes - Two to three chapter quizzes are due each week. Quizzes are timed 15 minutes and are
allowed multiple attempts for best scores and are due within the seven-day period as listed on the course
schedule. Each quiz includes textbook reading material from one chapter. Quizzes consist of 10 multiplechoice questions. Up to 10 points can be earned on each chapter quiz.
5. Discussions: This class includes two to three weekly discussion requirements. Be supportive of others in our
learning community. It is important to share your experiences, ideas, and skills with others throughout our time
together. Communication is key. With each discussion board it is important that you comment on at least one
other students post as well as respond to anyone that comments on your discussion post.
IMPORTANT: Contribute to discussions by Sunday night at 11:59 p.m. A total of three points can be earned
on weekly discussions as follows:

Academic Integrity (Plagiarism)
In accordance with code 9803.28, academic dishonesty is prohibited and will not be tolerated in
this class. Violations of academic integrity include, but are not limited to, the following actions:
cheating on an exam, plagiarism, working together on an assignment, paper or project when the
instructor has specifically stated students should not do so, submitting the same term paper to more
than one instructor, or allowing another individual to assume one’s identity for the purpose of
enhancing one’s grade. Academic dishonesty of any type, such as cheating or knowingly furnishing
false information, by a student provides grounds for disciplinary action by the instructor or college.
In written work, no material may be copied from another without proper quotation marks, footnotes,
or appropriate documentation.
Plagiarism will result in a zero for the assignment, possible dismissal from the
class and disciplinary action from the college. You will not receive credit for any
assignment that is missing citations when needed.

According to code 9803.15, disruption of classes or college activities is prohibited and will not be
tolerated. Refer to the catalog and the Standards of Student Conduct in the Schedule of Classes
for more information.
