Welcome to Swan Sea Retreat
Welcome to Swan Sea Retreat, our home away from home in the picturesque beach
suburb Sandy Bay of Hobart city.
This welcome book is intended to help you get acquainted with the area and our home.
We have pass on our 7 years of area knowledge for you to enjoy, including our favourite
restaurants, pubs, coffee shops, bakeries, vineyards, and more. Along with our area guide
you will also find everything you need to know about our home to make this trip a
worthwhile visit!
Your residence
We have sought to equip our home to a high standard and to anticipate your needs by
providing all the things you might want for a luxurious stay. Hair dryers, toiletries and
towels are provided as standard, and a washing machine is available so that you do not
have to worry about luggage restrictions. A welcome basket will also be provided per each
booking.
Our philosophy
You want to have a wonderful holiday and we want that for you too!
We believe that when you are here this is your home for however long you are staying
and that you will be relaxed, comfortable and happy.
In addition to our standards supplies, should you require any additional services or having
any issues during your stay, please do not hesitate to let us know.

The service is provided for your enjoyment, but you are responsible for safe and
appropriate use and complying with all laws.
Wi-Fi service could be slow during peak hours (i.e between 6 p.m. and 11 p.m. on
weekday evenings).
Apart from peak times, if there is any loss of service, please feel free to contact us.
CHECK-IN/ CHECK-OUT TIME
Check-in time is at 3pm.
We can sometimes arrange an early check-in, providing that the place could be made
available before that time. Please contact us if you will arrive early and we will do our best
to accompany your need. In case an early check-in cannot be arranged, we will happily
give you some suggestions on what to do if you arrive early - there is plenty in Sandy Bay
area to keep you entertained!
ENTRY ACCESS CODES
Due to the sensitive nature of this information, we will email entry access codes
separately.
PARKING
Our front yard can park up to 2 cars. In addition, off-street parking is provided for another
1 car.
DEPARTURE INFORMATION
CHECK-OUT PROCESS
When you leave, we are appreciated if you could follow these simple tasks:
- take the rubbish out to the bins.
- clean the kitchen counter, oven, and sink.
- run the dishwasher.
- ensure any other unused lights and electrical appliances are switched off.
- lock the house.
We hope you had a wonderful holiday and wish you safe travels back home. We'd love to
see you again next year!
CHECK-OUT TIME
Check-out time is strictly 10am.
Should you require a later check-out we will do our best but you need to let us know at
least 24 hours beforehand. If we have guests arriving that day it will be almost impossible
to offer a late check-out due to the cleaners needing to prepare for those guests.
CLEANING
You will find the house clean on arrival but please let us know if you are not satisfied.
For stays of 1 week there is no cleaning service. After you depart our cleaners will perform
that for the next guest. If you are here for two weeks or more, there will be one clean
between the weeks, usually on the middle Saturday (Please let us know if you do not
require the place to be clean during long stay). They have a key and will access the house
at some point during the day, but not before 10am.
If you need additional cleaning service, please let us know and we will arrange this. An
extra payment will apply. On departure it would be helpful if you could leave the house particularly kitchen contents and bbq/grill - clean and tidy. No need for you to perform a
full clean!
GETTING YOURSELF ORIENTED
OVERVIEW OF THE AREA
Swan Sea Retreat is located in the middle of bubbly and picturesque beach suburb Sandy
Bay, which means you will have easy access to all the best groceries stores, restaurants,
bakeries and coffee shops in town! You will find in this welcome guide a list of our
favourite shops and things to do while you are in the area.
SUGGESTIONS IF YOU ARRIVE EARLY
Many guests will arrive before the designated check-in time. The good news is that there
is plenty to do. We often suggest that guests visit the grocery store and do a small shop.
That will give you more time to relax once you've checked in! There are also a few good
restaurants for lunch so why not relax and enjoy some of the local food!
ABOUT THE ACCOMMODATION
APPLIANCE INSTRUCTIONS / INFORMATION
AIR CONDITIONING/ CENTRAL HEATING
Our home has the benefit of reverse cycle air conditioning that also works as a central
heating system. You will find them on the wall in the lounge and hallway. Please ensure
that all windows and outside doors are closed whilst the AC is running to ensure it operate
to maximum efficiency. We recommend a setting of 22C which we find keeps the place
sufficiently cool.
KITCHEN EQUIPMENT
All manuals for the electrical equipment and appliances are in the bottom draw of the unit
to the left of the sink.
The Dishwasher:
It's very simple, we promise! We provide a supply of tablets/liquid dishwashers - you will
need to insert one into the flip box container on the inside of the dishwasher door. Then
press the program button of your choice - there are a few settings which are obvious then press the start button.
The Fridge/freezer:
You should not need to adjust any settings. If you run into any difficulties (e.g. it's not
cooling efficiently) please let us know.
The Cooktop, Grill and Oven:
The cooktop is a four cooking zones ceramic top, and the electric oven and grill is double
width. When grilling please leave the door open. We would also encourage you to activate
the rangehood (it is a slide out!) to prevent overheated.
LAUNDRY APPLIANCES
We have a washer located in the utility room next to the bathroom at the end of the
house. There is a supply of detergent for your use. To operate the machines, simply select
the program you want, place the detergent in the tray, close the door, and hit start. If in
any doubt, there are instructions next to the machines.

ENJOYING YOUR TIME OUTSIDE
BEACH EQUIPMENT
At Swan Sea Retreat we provide you with picnic mats, sun shelter and picnic chairs. Why
don’t take them on a quick walk to our local Long Beach and set up a picnic day with our
supplies? (Tips: they also has BBQ facility at the beach so first in best dressed!)
Fire Pit
Enjoy the view from our balcony in the warm and cozy flame of our outdoor fire pit. Why
don’t roast some marshmallows and pop open our welcome wine to make the trip even
more memorable?

RENTAL RULES
RULES & REGULATIONS
GUEST NUMBER/ SUBDIVISION RULES
We do not accept subdivision. All guests presenting in the house must be within the
number registered in initial booking.
Swan Sea Retreat could accommodate up to 10 guests, including children. If you have
extra guest accompanying, please let us know beforehand so we could adjust the booking
accordingly.
Unauthorised guest will attract a fine of up $150 to per person.
PETS
We are pet lovers but unfortunately, we must be mindful of our next guest who could
have allergies. We therefore cannot accept pets in the house. An extra charge for deep
cleaning will also be applied for any guest who has break our no pet rules.
We do apologise for any inconvenience it may cause.
QUIET TIMES
Swan Sea Retreat is located in a safe and tranquil residential neighbourhood. As much as
we wish you to enjoy your time here, we will also wish to respect our neighbours and
must set a quiet time from 11 p.m to 6 a.m.
SMOKING POLICY
Our home is a smoke-free place. We appreciate of you do not smoke in the house. We
have dedicated an area in our courtyard as a smoke designate area for you instead! Please
however be mindful of the potential fire hazards and always dispose of cigarette butts
responsibly.
A fine will be applied for guest that break our non-smoking indoor rule to cover the extra
cost of cleaning.
BREAKAGES
We understand that sometimes accidents happen! Should you break anything please let
us know immediately - if it is a minor issue, we usually won't charge. If it's a larger issue
(e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid
any issues later.

EMERGENCY EXIT INSTRUCTIONS
Swan Sea Retreat has two emergency exits, which are in the middle of the house through
courtyard and at the end of the house through backyard.
EMERGENCY PHONE NUMBERS
For emergency services please immediately call [000]. Do not delay if you feel an
emergency situation has arisen.
LOCATION OF FIRE ALARM
You can find the fire alarm in the kitchen. Please activate the rangehood while cooking as
heat could set the fire alarm up.
LOCATION OF FIRE EXTINGUISHER
You can find the fire extinguisher and user instructions in the dining room and the lounge
area in the sleeping quarter. In case of big fire however please evacuate immediately and
contact [000].
