A REALTOR® can inform you of the most current pricing in the local
marketplace, plus the financing, terms, and condition of competing properties.
These are all important in order for your property to be sold at the best price,
quickly and without headaches.
2. Marketing Your Property Effectively
A. As REALTORS, we are trained to identify what reasonable repairs or
cosmetic work (if any) is recommended in order maximize the selling
price.
B. Effective marketing involves making sure that, not only does the general
public know about your property, but also all the real estate agents in the
area. Nationwide, about 52% of real estate sales are cooperative sales.
This means that a real estate agent other than yours brings in the buyer.
The main vehicle real estate agents inform each other about new
properties on the market is through a computer database called a Multiple
Listing Service (MLS). Because this service is used by virtually 100% of
REALTORS, your property will receive very quick exposure, and possibly
a quick sale.
C. We use additional channels to inform the marketplace regarding your
property such as open houses, other cooperative databases, and a
following of investors. Investors typically are only attracted to firms with
which they have a long relationship. This relationship is built only after
the investor feels confident that the real estate firm has a sound business
approach which attracts high quality properties. Our firm “customer-first”
business approach has enabled us to gain the trust of perhaps the largest
list of investor-buyers. This gives us an additional buying channel for
your property. We market your property to the firm’s established list of
investor-buyers. Also, as members of NARP.org we use their professional
sales tools to make your property get noticed by the investor-buyers.
Examples: Intro Packages to Buyers – we use this package to show our
professional approach to investor-buyers which augments the number of
investor-buyers we have available.
D. Our database of prospective buyers can quicken the sale of your property.
We can contact previous customers, referrals, friends and family, and
personal contacts regarding your property. However, my buyer database
is particularly strong due to my online strategy to locate potential
buyers. For example, I receive many leads from my Member Profile
which is available on every page of the Search Engine at NARP.org. Plus,
I stay in touch with these potential buyers via a monthly newsletter.
E. Our professional approach with buyers helps transform prospects who are
“just looking” to active buying. Foe example, we provide a Property
Visit Packages for Buyers. Buyers like this package because it helps
them focus on their key specifications, plus it organizes the properties they
are viewing. This enhances credibility, and helps the buyer feel organized
and ready to make a buying decision. Quickens the sales process.
F. We conduct Open Houses to increase buyer traffic to your property. To
enhance the effectiveness of our open houses, we use our professional
Open House tools from NARP.org. Examples: - Professional Open
House Invitations are sent to my database of prospective buyers. Your
Open House is also advertised my Member Profile at NARP.org, a high
traffic real estate site. The community knows that our Open House’s are
conducted very professionally, making attendance strong. For example,
we use a Guest Register at all open houses and follow-up with each
attendee via telephone and our monthly newsletter. Also, at the entry to
the open house we provide custom brochures and can even provide our
auto-looping, 5-Point Business Approach presentation on a laptop
(enhances credibility). This professional approach has enabled us to earn
excellent sales results for our customers.
G. We can conduct effective mailing campaigns to market your property.
For example, we can instantly tap into a library of professional letter

H. Advertising your property in the local media i.e. newspapers, selected
