3.4.1 Elevation Plan

There are total 3 towers in total in TRION. Tower A (Bolt) and Tower B (Neo) are serviced apartment
consists of 66 storeys, Tower C (Sheen) consists of total 57 storeys with 37 storeys serviced apartment
and 19 storeys Mercure Hotel. In total, there are 1344 units of serviced apartment spread across these 3
towers together with 235 hotel rooms.
The first 7 storeys attached with 38 retails shop which are fully managed by the developer (Binastra)
and 2,000 carparks to serve the needs of the hotel guests and residents. Also, the developer has
mitigated the high density units by providing quite a generous lift ratio for each building.

3.4.2 Layout Plan
There are six types of unit available- Type A, B, C, D, E and F.

Type A is the smallest unit with total built up area of 689 square feet. It consists of 2 bedroom and one
bathroom only. Type B is a medium size unit with 807 square feet, consists of one master room and
one bedroom. It runs with dual key concept, where the master room can be rented out as studio.

Type C is a medium size unit as well, with total built up area of 797 square feet, consists of 2
bedrooms and 2 bathroom. Type D is the largest unit, with 1023 square feet which consists of 21 units
only. It consists of 3 bedrooms and 3 bathrooms, more suitable for families stay. Both of these units
are running dual key concept as well.

Type E is a small unit as well, with total 710 square feet, which is more suitable for 1-2 person staying.
Type F consists of a master room and a bedroom, which is suitable for investment and own stay. With
the dual key concept, master room can rented out as studio to maximize the rental return.

3.5 Facilities and Amenities
There are up to 45 facilities spread over 4 levels (Ground level, Level 8th, Level 54th & 55th, Level 66th)
across these 3 tower. The lifestyle amenities offered at Trion are based around these three components:
Learn, Play, Health. All active and passive facilities target these three ideas in order to create a
balanced lifestyle for all who live here.
To 'Learn' means to ignite your curiosity through spaces like the Herb Garden or Amphitheatre; to
'Play' means to enjoy light hearted moments at the Swing Garden ; to encourage 'Health' is a Jogging
Track on Levels 54 and 55 to inspire residents to keep fit while enjoying the amazing city skyline as a
backdrop.
A well-balanced lifestyle is crafted through multiple tiers of open landscapes with facilities to create
the wide variety of recreational spaces and form a vibrant community within the development. This is
done through the ground level, facility levels 8, 54-55, and 66, and the Sky Club of Mercure Kuala

3.6 Selling Price
The selling price of TRION starting from RM 549,800 to RM 816,800, depends on the floor level and
the city view. With one floor higher, the price will go up around RM1, 000. In addition, the price of
unit facing the KL City view will be higher than the price of unit facing the Bandar Malaysia view,
which has a difference price range from RM20,000 to RM30,000.

3.7 Conclusion
TRION@KL is located at the Centre Business District (CBD) between Bandar Malaysia and Tun
Razak Exchange (KL City). It provides a very good investment opportunity for the investor in term of
rental income and second value as the project is nearby many existing and upcoming amenities, such
as shopping centres and public transport (MRT & LRT). By taking MRT, in one station we can access
to TRX, and two station to Bukit Bintang.
Meanwhile, the developer has appointed Mercure to manage and operate its 4-star hotel here. Mercure
is part of the Accor Hotels, a French hotel group that operates a number of hotel brands ranging from
budget to luxury over 94 countries in the world. The corporation with Mercure Hotel will definitely
enhance the value of TRION. In addition, the facilities provided in TRION enable the residents here to
enjoy a luxury lifestyle with an affordable pricing which is not more than RM 1million.
