Goggle Works – Building 2 SECTION 16400 – ELECTRICAL WORK PART ONE – GENERAL 1.1 SUMMARY A. Section Includes: Electrical work required for this construction work is shown on the Drawings and includes, but is not necessarily limited to: 1. Installation of new electrical service. Service is underground, provide transformer pad & foundation. Coordinate with local utility companies. Provide power distribution system within building. 2. Provide power wiring and final connections to all HVAC equipment, motors, elevator equipment, kitchen equipment, and all other equipment that is provided by other trades. 3. Provide 120/240 single-phase temporary electrical service for construction use. 4. Provide permanent electrical service. 120/208V/30/4W. 5. Contractor is responsible for coordinating with all utility companies in order to provide complete utility services to the project. 6. Provide 120 Volt interconnected smoke alarms within dwelling units. 7. Disconnect Switches. (See Related Sections) 8. Demolition Work included: Electrical Contractor is responsible for all demolition work required for installation of new systems relative to his trade, or at the direction of the GC. Interior Elevations of the Drawings. 1.2 SUBMITTALS ELECTRICAL WORK 16400-1 Goggle Works – Building 2 A. General: Provide submittals in accordance with the General Conditions of the Contract and Section 01350 – Submittals. 1. Product Data: After award of the Contract submit: a. A complete list of all materials proposed to be furnished and installed under this Section. b. Manufacturers' specifications and catalog cuts as required to demonstrate compliance with the specified requirements. c. Manufacturers' recommended installation procedures which, when approved by the Architect, will become the basis for inspecting and accepting or rejecting actual installation procedures used on the Work. B. Closeout Submittals: 1. Operation and Maintenance Data: Provide Operation and Maintenance Data in accordance with the General Conditions of the Contract and Section 01730 – Operation & Maintenance Manuals. 2. Warranties and Bonds: Provide Warranties and Bonds in accordance with the General Conditions of the Contract and Section 01740 – Warranties & Bonds. 3. Record Documentation: Provide Record Documentation in accordance with the General Conditions of the Contract and Section 01750 – Record Drawings. a. During progress of the Work, and as a condition of its acceptance, compile a manual of all work completed. 1.3 QUALITY ASSURANCE A. Regulatory Requirements: In addition to complying with all pertinent Codes and Regulations, comply with: 1. National Electrical Code, 2015 edition 2. Local utility company regulations. 3. Local Authority Having Jurisdiction. B. Qualifications: 1. Installer: For the actual fabrication, installation and testing of the work of this Section, use only thoroughly trained and experienced workmen completely familiar with the items required and with the manufacturers' recommended methods of installation. In acceptance or rejection of the installed work, no allowance will be made for lack of skill on the part of the workmen. 1.4 DELIVERY, STORAGE AND HANDLING A. Protection: Use all means necessary to protect the materials of this Section before, during and after installation and to protect the Work and materials of all other trades. B. Replacements: In the event of damage, immediately make all repairs and replacements necessary to the approval of the Architect and at no additional cost to the Owner. 1.5 UTILITY COSTS A. Any additional charges for the installation of the new electrical service by the local utility company shall be the responsibility of the contractor. 1.6 VOC REGULATIONS A. All paints, primers and clear finishes used shall be low volatile organic compound (VOC) type in accordance with Green Seal Standard GS-11 for interior paint, GC-03 for anti-corrosive paint, and South Coast Air Quality Management District (SCAQMD) Rule #1113 for clear wood finishes and stains. ELECTRICAL WORK 16400-2 Goggle Works – Building 2 B. All caulking, sealants and adhesives shall be low VOC type in accordance with SCAQMD Rule #1168. 1.7 ENERGY PERFORMANCE VERIFICATION A. This project requires Energy Performance Verification. The Contractor is directed to Section 01150 Energy Performance Verification and Checklists for a description of requirements. PART TWO – PRODUCTS 2.1 SERVICE ENTRANCE EQUIPMENT AND MAIN DISTRIBUTION PANEL A. Meter bases, distribution panels and disconnect switches shall be as manufactured by Square D Company. 2.2 GROUNDING SYSTEM A. The entire electrical system shall be continuously and effectively grounded in accordance with Article 250 of the National Electrical Code. All equipment including switchboards, transformers, conduit system, motors and other apparatus shall be grounded by conduit or conductor to cold water main or independent grounding electrode, as indicated on the Drawings, with ground clamps as manufactured by Burndy, T & B or approved equal. B. Provide surge suppression at main service. 2.3 EMERGENCY LIGHTS & EXIT SIGNS – BATTERY POWERED A. Emergency lights shall consist of LED illuminated combo sign with two 5.4W lamps to provide emergency lighting for 90 minutes. Provide with test switch and status indicator for visual and manual means of monitoring system operation. Provide exit signs as scheduled. Wire the battery powered emergency lights & exits into a lighting circuit in the area, ahead of any switches, so they are “hot” all the time. 2.4 INTERCONNECTED SMOKE AND CARBON MONOXIDE ALARMS WITHIN DWELLING UNITS A. Provide a complete 120 Volt interconnected Smoke and Carbon Monoxide alarm system in each apartment, as indicated on the Drawings. Devices shall have Lithium battery back up and be wired on 120 Volt circuits. They shall only be interconnected to other devices within the same apartment. Interconnected system shall also include connection to remote strobe light devices in the hearing/visually impaired accessible/adaptable apartments and handicapped accessible apartments as indicated on the drawings. 2.5 ELECTRICAL DISTRIBUTION SYSTEM A. Identification of components: Identify all components by means of a neatly stenciled label or etched micarta labels. B. Consecutive numbers shall be on the same legs of the system. Provide complete panelboard assemblies where any individual breaker can be removed without disturbing adjacent units. Panelboards, cabinets, breakers and all components shall be U.L. listed and shall bear their label. The Contractor shall insure that the proper phasing and balancing of all panelboards is completed at the time of installation. C. Circuit breakers: thermal magnetic type employing: 1. Quick-break mechanism for normal operation. 2. Mechanism: Trip free. 3. Automatic tripping: Indicated by the label or position of the handle. 4. In general, lighting circuits shall be provided with a 20-amp breaker. 5. Multi-pole breaker: all poles open simultaneously when any pole is overloaded. ELECTRICAL WORK 16400-3 Goggle Works – Building 2 D. Wiring devices: 1. All duplex receptacles within Dwelling Units shall be tamper resistant, 3-pole grounding type, with the third pole wired to the grounding system and shall be as follows: 20 amps – Leviton. Cover plates shall be ivory plastic, mid size. (20 amp receptacles in kitchen only Leviton T5820-W). 2. All switches shall be residential grade, rocker type, 15 amp, 120V AC: Decora AC Quiet Rocker Switches by Leviton, or approved equal. 20A Single-pole: 3-way: 4-way: 5601-W 5603-W 5604-2W (white) (white) (white) 3. Double rocker switches shall be installed where noted on Drawings. 4. Cover plates shall be ivory plastic, mid size. 5. All ground fault receptacles shall be duplex type; 20 amp, 125 volt, AC. 6. Provide Arc-Fault Circuit Interrupter Protection, 2015 NEC, as follows: All 120-volt, single phase, 15- and 20-ampere branch circuits supplying outlets installed in dwelling unit family rooms, dining rooms, living rooms, parlors, libraries, dens, bedrooms, sunrooms, recreation rooms, closets, hallways, or similar rooms or areas shall be protected by a listed arc-fault circuit interrupter, combination type, installed to provide protection of the branch circuit. 7. All range receptacles shall be 60 amp, 125/250V, 3-pole, 4-wire surface type. Leviton 55050 or approved equal. E. Raceways and fittings: All outlets, junction boxes and switch boxes shall be galvanized code-gauge metal or plastic boxes. F. Pull boxes shall be plastic of sizes and shapes to accommodate wires without crowding and to suit the location. G. Provide sleeves and chases where conduits pass through floors and walls. H. Main Circuit Breakers: All load centers, main panels, distribution panels and panelboards shall have main circuit breakers. “Main lugs only” are not acceptable. I. Junction Boxes and Power: Shall be provided to all electronic door operation devices. 2.6 CONDUIT AND ELECTRICAL METALLIC TUBING A. Provide Romex where permitted by NEC. Caution: Romex prohibited by NEC in several locations. B. Outdoor conduit shall be galvanized rigid steel, except where it comes in contact with concrete. Indoor conduit shall be EMT. C. All conduits shall be securely fastened by means of approved supports to masonry wall, floors or partitions with the use of screws in conjunction with expansion sleeves or rawl plugs. D. Wiring shall be concealed except where shown on Plan as being exposed. Exposed wiring shall be in rigid steel conduit where subject to physical damage. Plan the installation of large conduits to conform with other trades to avoid conflicts. Do not install nearer than 12" to any hot water pipes. Square cut and reamed to remove any burrs. Conduit runs shall be made up with couplings. Ends of conduits shall be capped to keep out dirt and moisture. Factory bends to be used on all conduits larger than 1-1/4" trade size. All conduit shall be U.L. approved and listed. Smallest size permitted shall be 3/4". The conduit installation shall comply with the latest edition of the NEC. 2.7 DWELLING UNIT FEEDERS ELECTRICAL WORK 16400-4 Goggle Works – Building 2 A. “Dwelling Unit Feeder” is defined as the wiring between the main electrical gear and the load center inside the dwelling unit. Provide aluminum sub-feed cable of suitable ampacity. Feeder ampacity shall exceed the rating of the load center’s main breaker. 2.8 WIRE AND CABLE A. All cable #10 and smaller in interior areas and dry locations shall be 600v, type THW or THWN with neoprene jacket, used for feeders, branch circuits, and controls. Conductors shall be soft drawn copper of 98% conductivity. All insulation thickness shall be as required by NEC. Romex is approved where use complies with NEC as interpreted by local inspector. B. Wire shall be continuous from switch to outlet. No wire smaller than #12 AWG allowed for light and power wiring. Install larger branch circuits where shown on Drawings where first outlet is 50' from panel, provide a minimum of #10 AWG. All joints and splices shall be made with solderless pressuretype connectors covered with insulating materials. C. Wire #8 AWG and larger shall be stranded. Wire #10 and smaller shall be solid. D. Feeder conductors shall be color-coded with a separate color for each phase and neutral. Coding shall be used consistently throughout the entire installation. No conductors shall be installed in conduit while there is a possibility of damage to the cable. 2.9 PULL BOXES AND JUNCTION BOXES A. All boxes and covers that are larger than standard outlet boxes shall be zinc coated, code size and gauge, unless otherwise indicated. Covers shall be screw mounted. All junction or pull boxes required by the codes shall be installed whether shown on the Drawings or not. 2.10 LIGHTING FIXTURES A. General: All lighting fixtures shall be complete with all required suspension accessories, canopies, casings, sockets, holders, reflectors, and other items, and shall be completely wired and assembled. B. Ballasts for all fluorescent fixtures shall be one of the high-energy efficient electronic types with an "A" Sound rating. C. Indoor lighting fixtures shall be as shown on the Fixture Schedule on the Drawings. D. Outdoor lighting fixtures shall be as shown on the Fixture Schedule on the Drawings. E. Recessed lighting in fire rated assemblies shall be enclosed in fire rated drywall construction or premanufactured UL approved airtight Energy Star Rated boxes from Litehouse, www.drywallsolutions.com, or equal. F. Compact Fluorescent Bulbs: All Incandescent Bulbs in existing fixtures shall be r CFL’s (compact fluorescent lights). If CFL’s are being installed in non-Energy Star rated fixtures, they shall have at least the same Lumens as the incandescent bulbs they are replacing, have a 2700 to 3000 K (Kelvin) rating and be soft white or warm white light rated. Cold Start rated fixtures are required in exterior locations. Contractor shall also verify lamp size with the shade size. 2.11 LIGHTING CONTROLS A. Occupancy Sensors: 1. Wall Mounted Occupancy Sensor: WattStopper DT-200 Series Dual Technology Ceiling/Wall Mounted Sensor on swivel bracket. a. One BZ-150 Power Pack for both the Library and TV room sensors. b. Provide individual power packs for each Elevator. c. Provide individual power pack for Laundry Room. 2. Switch Occupancy Sensor: WattStopper DW-100 Dual Technology Wall Switch Sensor. Provide wall plates in Ivory Color. ELECTRICAL WORK 16400-5 Goggle Works – Building 2 B. Lighting Control Panel: Provide as scheduled on Drawings. Provide all terminations. 2.12 EXHAUST FANS A. Kitchen Range Hood: General Contractor will provide. B. Bath Exhaust Fans: 1. Fans by Mechanical Contractor, wired by Electrical Contractor. 2.13 EXHAUST FANS CONTROLS 1. Fans by Mechanical Contractor, wired by Electrical Contractor. 2.14 COLORS OF DEVICES AND EQUIPMENT A. Switches & receptacles: ivory devices and covers. B. Fire alarm devices, within dwelling units only: ivory. C. Fire alarm devices outside of dwelling units: ivory. D. Disconnect switches: Individual box, red switch and red cover plate. E. Phone & cable TV outlets: ivory devices and covers. F. Load Centers, within dwelling units only: gray covers, factory finish. G. Garbage Disposals: ivory switch, ivory cover plate. 2.15 GASKETS FOR OUTLETS AND SWITCHES A. All electrical outlets, phone/TV outlets, and switches in exterior walls shall be adapted with UL listed foam gaskets to help prevent air infiltration. As manufactured by Leviton, or approved equal. 2.16 ELECTRIC BASEBOARDS A. Provide as scheduled on Drawings. Provide built-in thermostat on all baseboards. 2.17 FIRESTOP PENETRATION PROTECTION SEALING SYSTEM A. Where conduits, conduit sleeves, wire-ways, raceways, conductors, cables, or other electrical items pass through rated floors, walls, partitions, ceilings or roofs, the Electrical Contractor shall provide a firestop penetration protection sealing system to restrict the passage of fire, smoke and hot gasses. The firestop material shall provide the same fire-resistance rating as the assembly penetrated, and shall be UL listed. Firestops that generate toxic smoke are not permitted. See specification Section 07841 – Fire and Smoke Protection Systems for further information and a list of acceptable products. PART THREE – EXECUTION 3.1 EXAMINATION A. Examine the areas and conditions under which work of this Section will be installed. Correct conditions detrimental to the proper and timely completion of the Work. Do not proceed until unsatisfactory conditions have been corrected. B. All electrical work installed underground within the contract limits on the site and inside of all buildings, shall be inspected and approved in writing, prior to cover up and at final completion, by an "I A E I" certified electrical inspector. Inspector must provide Proof of Certification at the preconstruction conference. C. All costs for the services described above shall be the responsibility of the general contractor. 3.2 PREPARATION A. Coordination: Coordinate installation of all electrical items with all other contracts. ELECTRICAL WORK 16400-6 Goggle Works – Building 2 1. Where lighting fixtures and other electrical items are shown in conflict with locations of structural members and mechanical or other equipment, provide all required supports and wiring to clear the encroachment. 2. Accuracy of data: The data indicated on the Drawings and in these Specifications are as exact as could be secured, but their absolute accuracy is not guaranteed. Exact locations, distances, levels and other conditions will be governed by the building. Use the Drawings and these Specifications for guidance and secure the Architect's approval of all changes in location. 3. Measurements: Verify all measurements at the site. No extra compensation will be made because of differences between locations shown on the Drawings and measurements at the building. 3.3 TRENCHING AND BACKFILLING A. Where trenching and backfilling is required for installation of the Work of this Section, perform all such trenching and backfilling in strict accordance with the provisions of these Specifications, or the excavation portion of the general Specification. 3.4 TRANSFORMER PAD & FOUNDATION A. Provide field cast concrete pad and well, or base for utility company provided fiberglass pad, complete with grounding system, in strict accordance with the electric company specifications. Verify location with utility company. 3.5 INSTALLATION OF RACEWAY AND FITTINGS A. Conduit: Install conduit for all wires exposed to the finished side of a room and where indicated on the Drawings. B. Keep ends of conduit closed with approved conduit seals during construction of the building. Use conduit unions where union joints are required. Do not use running threads. C. Where conduit is installed in concrete slabs, on the ground, underground, or exposed to the weather, make all joints liquid tight and gas tight. Bury all underground conduit to a depth of 1'-0" below finished grade unless otherwise shown on the Drawings. 3.6 INSTALLATION OF LIGHTING FIXTURES A. General: Install all lighting fixtures complete and ready for services, in accordance with the Fixture Schedule on the Drawings. 1. Wire all fixtures with fixture wiring of at least 150 degrees C-rating. Conductors in wiring channels of fixtures mounted in rows shall be the same size as circuit wiring supplying the rows. 2. Install all fluorescent fixtures straight and true with reference to adjacent walls. 3. Install all lighting fixtures, including those mounted in continuous rows, so that the weight of the fixture is supported either directly or indirectly by a sound and safe structural member of the building, using adequate number and type of fasteners to ensure a safe installation. Screwed fastenings and toggles through ceiling or wall material are not acceptable. B. Lamping: Provide all lamps as shown on the Fixture Schedule or as required by each fixture. C. Recessed Lighting Fixtures: All recessed fixtures shall be insulation contact “ICAT” labeled and fully gasketed. If installed in insulated ceiling without attic above, exterior surface of fixture shall be insulated to R-10. Seal gaps with caulk or foam. 3.7 INSTALLATION OF LIGHTING CONTROLS A. Wall Mounted Occupancy sensors shall be wired to power boxes and existing switches as shown on the drawings. Wiring shall be concealed either above ACT ceiling in corridor and encased in metallic conduit, or shall be surface mounted in wire mold where concealment is not possible. Install junction boxes to connect to wiring where necessary. Verify settings with Owner. ELECTRICAL WORK 16400-7 Goggle Works – Building 2 B. Verify Settings of Switch Occupancy Sensors with Owner. 3.8 INSTALLATION OF EXHAUST FANS AND CONTROLS A. Install new fan tight to ceiling, with foam gasket and connect to duct as per manufacturer’s installation instructions. B. Set CFM exchanges per Unit type: 1. Adjust fans in 1-bedroom apartments to provide 32 CFM at the continuous setting. 2. Adjust fans in 2-bedroom apartments to provide 45 CFM at the continuous setting. C. Air seal penetrations through ceiling. Caulk flanges of the fan box to eliminate any thermal bypass. D. Install hooded wall cap (for wall mounted fans) as per the manufacturer’s recommendations. 3.9 INSTALLATION OF POWER EQUIPMENT A. Provide all final connections to power equipment, kitchen equipment, motors, HVAC equipment, etc. being provided by others. Control wiring will be provided by the contractor providing that equipment. 3.10 FINAL CONNECTIONS A. Provide all final connections to all equipment and systems. Provide all control wiring & connections for control circuits that operate at greater than 24 Volts. 3.11 INSTALLATION OF CONDUCTORS A. General: Unless otherwise indicated on the Drawings, all wires used for branch circuits shall be number 12, IW, by 20-ampere circuit breakers. Install larger wires where necessary to limit voltage drop. B. The number of wires in a circuit is indicated on the Drawings by cross lines on the circuit run. Where wire size is not shown, install no. 12 conductors. C. Where holes for wiring or conduit are bored in wood framing members, the edge of the hole shall be a minimum of 1 1/4" from the nearest edge of the framing member. Where this is not possible, steel plates shall be installed to protect the wiring or conduit from penetration by nails or screws. Steel plates shall be a minimum of 1/16" thick and of adequate length and width to totally cover the wiring or conduit. D. Use identified (white) neutrals and color-coded phase wires for all branch circuit wiring. Make all splices electrically and mechanically secure with pressure-type connectors or soldering. E. Insulate and tape all splices in accordance with the governing code. F. Home runs: The Drawings indicate the general direction of home runs. Continue all such home runs to the panel as though the routes were completely indicated. 3.12 INSTALLATION OF PANELS A. Installation: Unless otherwise indicated on the Drawings install all panels with the top breaker 48” above the finished floor. Panels located as shown on drawings, recessed mounted. B. Directories: Mount a typewritten directory behind plastic on the inside of each panel door. On the directory, show the circuit number and complete description of all outlets on each circuit. C. Emergency Lighting Circuits: Using a permanent mark, identify which circuits in the panels operate which emergency lighting area. 3.13 TESTING A. General: Upon completion of this portion of the Work, test all parts of the electrical system in the presence of the Architect. Demonstrate that all equipment furnished, installed, and/or connected under this Section of these specifications functions electrically in the required by the National Electric Code. ELECTRICAL WORK 16400-8 Goggle Works – Building 2 B. Test requirements: All systems shall test free from short circuits and grounds, shall be free from mechanical and electrical defects, and shall show and insulation resistance between phase conductors and around of not less than that required by the National Electrical Code. C. Test all circuits for proper neutral connections. 3.14 EMERGENCY LIGHTS & EXIT SIGNS – BATTERY POWERED A. Wire the battery powered emergency lights & exit signs into a lighting circuit in the area, ahead of any switches, so they are “hot” all the time. Provide all junction boxes and wiring devices required. In the panels, mark the circuit breakers that protect the circuits with battery emergency lights & exit signs. 3.15 INSTALLATION OF GASKETS FOR OUTLETS AND SWITCHES A. All boxes for electrical outlets, phone/TV outlets, and switches in exterior walls shall be installed level and with foam gaskets. The Insulation Contractor shall foam and seal around the boxes. 3.16 FIRESTOP PENETRATION PROTECTION SEALING SYSTEM A. The firestop material shall completely fill all voids between conduits, etc. and the structure. END OF SECTION ELECTRICAL WORK 16400-9
