Fire alarm/security system: a. b. c. 2. 1.2 Insure that each of the devices listed in this specification are incorporated into the design of the fire alarm system and the security alarm system. Provide one control panel for the fire alarm system and a separate control panel for the security alarm system. Combining of the systems will not be permitted. Provide fire alarm wiring to fire alarm system devices and wiring to make connection between fire alarm panel and HVAC control system panel to shut down all air handlers Upgrade of Existing Fire and Security Systems: Any equipment or wiring to be reused must be compatible with the new Bosch control panel. Reuse of any existing equipment must be approved by Owner in writing prior to Bid Date. SYSTEM DESIGN A. The design drawing and subsequent installation drawings of the fire alarm system shall be designed to obtain the minimum compliance and installed in accordance with the latest edition of NFPA 72. In addition, the design drawing and subsequent installation drawings shall meet the requirements of this Section, the authority having jurisdiction and complete in all respects and in operating condition including its supervision. B. The design drawing and subsequent installation drawings of the security system shall cover all areas of the buildings and shall meet the requirements of this Section and be installed complete in all respects and in operating condition including its supervision. C. In the absence of design drawings in the Construction Documents, the fire alarm and security system shall be designed to obtain the minimum compliance and installed in accordance with the latest edition of NFPA 72 and specifications Section 28 31 00. All components, materials, and methods shall be in accordance with NFPA 72 and as listed by Underwriters Laboratories, Inc. or FM Global, or the requirements of “The Kroger Co.” D. Construction Documents and Shop Drawings should include a floor plan with device locations and room identification, a graphic symbol legend, a riser diagram, a matrix of operations, applicable general notes, a description of the secondary power supply, and other data necessary for the fabrication and installation of the fire alarm/security system, and any required changes or revisions thereof necessary to obtain approval from the authority having jurisdiction. When a fire alarm condition is detected by one of the system initiating devices, the following functions shall occur simultaneously. 1. 2. 3. C. Whenever a smoke, duct or heat detector is tripped, alarm verification shall function and a timer shall start. After a program time delay compliant with prevailing codes, the horn strobes shall sound if the detector is still in alarm. D. The system shall monitor for head sensitivity and give a warning message if the smoke or duct detector needs cleaning. E. The system shall be fully field-programmable with the equipment on site or a programmer. While programming, the system shall continue to operate, polling devices currently in the program. F. Prepare submittal drawings utilizing AutoCad Release 2009 or newer Computer Aided Drafting system. Detailed wiring diagrams and riser diagrams showing color-coding of wiring per manufacturer recommendations. Include calculations showing adequate capacity of the standby batteries, where applicable, as required by prevailing codes. D. Monitoring Data Form: Complete per the directions and in coordination with Owner and return to the addresses shown a minimum of 30 days prior to system testing and activation. E. Technician Install/Conversion Form: Complete per the directions and return to the addresses shown a minimum of 30 days prior to system testing and activation. 1.6 QUALITY ASSURANCE A. Installer Qualifications: A qualified firm that is approved, authorized, or licensed by fire alarm/security system manufacturer to install manufacturer's product and that is eligible to receive manufacturer's special warranty. B. The alarm control unit shall be supplied with all cards and future expansion slots needed for a complete operating system. C. Provide system with a 3-year warranty for the control panel starting from the time this system is operational. 1.7 PROJECT CONDITIONS A. Upgrade of Existing Fire and Security Systems: 1. 2. 3. 4. 5. Reuse as much existing wiring and equipment as possible. Obtain Owner’s written permission for any existing fire and security alarm panels to remain in use as part of final design incorporating separate panels. Existing fire and security alarm systems should remain in operation during remodel projects to insure protection. Should a fire alarm system need to be shut down for more than an hour a standard fire watch must be put in place until the system is reactivated. All system shut downs must have owner’s prior written permission and it will be the contractor’s responsibility to notify the local fire department, authority having jurisdiction and KCAC prior to shut down. Notify KCAC when systems are being reactivated. Reuse only smoke detectors that are intelligent addressable duct mounted photoelectric smoke detectors and compatible with new panel. The Authority Having Jurisdiction (AHJ) shall be notified prior to installation or alteration of equipment and wiring. Connect 120VAC power for fire alarm equipment to emergency panels where applicable. B. Provide required 20A/120VAC power as required to energize components of the security and fire alarm system. Include home-runs for fire alarm control panels as well as home-runs and wiring for any accessory devices such as remote power supplies/panels, printer, dialer, etc. as applicable. 1. 2. C. Smoke or Heat Detector Locations: 1. 2. 3. D. E. 1. Duct smoke detectors are typically shown schematically at the respective air handling unit on the Drawings, but shall actually be installed maximizing the distances between ductwork offsets, and installed ahead of the first branch duct take-off. Coordinate with HVAC installer and fire alarm manufacturer’s representative in field. 2. Install duct smoke detectors in the return air duct/plenum of the respective air handling equipment. Where more than one detector is indicated associated with a particular piece of air handling equipment, there are special reasons for the additional detectors (i.e. split returns, return risers serving multiple floors, etc.); coordinate all locations for same with the HVAC installer. Digital Communicator (Dialer) Installation 2. Connect each jack to a separate phone line and install as the first in-house device tied to the respective phone line. Do not connect the jacks to a party line or a “ground start” telephone circuit. Connect digital communicator to operate from three sets of dry contacts on fire alarm control panel; one set each for alarm, trouble and supervisory (existing conventional fire panels only). Delayed Egress Electronic Exit Door Locking System Connection 1. 3.3 Do not exceed the rated coverage of the detector. Install no more than 15-feet (4.6-m) from a wall or 30-feet (9-m) apart. Do not install within 3-feet (1-m) of a supply air diffuser. Duct Smoke Detector Installation: 1. F. This requirement applies whether or not such power work is shown on the Drawings. Dedicate branch circuits serving fire alarm equipment to fire alarm equipment only. Connect wiring to each door control to automatically unlatch the lock instantly in the event of a fire emergency. FIELD QUALITY CONTROL A. Manufacturer's Field Service: Engage a factory-authorized service representative to inspect, test, and adjust field-assembled components and equipment installation, including connections, and to assist in field testing. After making tests and corrections, conduct a system demonstration for Owner and the authority having jurisdiction. 3.4 ADJUSTING A. Occupancy Adjustments: When requested within 12 months of date of Substantial Completion, provide on-site assistance in adjusting system to suit actual occupied conditions. Provide up to two visits to Project outside normal occupancy hours for this purpose. B. Follow-Up Tests and Inspections: After date of Substantial Completion, test the fire alarm system complying with testing and visual inspection requirements in NFPA 72. Perform tests and inspections listed for three monthly, and one quarterly, periods. 3.5 DEMONSTRATION A.
