INSPECTION INFORMATION
Inspections/reinspections must be scheduled at least two weeks in advance of anticipated settlement date. A fee of $82.50
payable to Westtown Township must be received before the inspection can be scheduled. The Certificate of Occupancy is valid for
sixty days from the date of issue. If the property settlement does not occur within this timeframe, the property will require
reinspection, a new Certificate of Occupancy will be needed, and an additional $82.50 fee will be due.

THIS INSPECTION IS NOT INTENDED TO REPLACE THE EXHAUSTIVE HOME INSPECTION OF THE TYPE
PROVIDED BY INDEPENDENT, PAID, PROFESSIONAL INSPECTORS.
THE FOLLOWING ITEMS WILL BE INSPECTED AS THE ENTIRE SCOPE OF THE WESTTOWN TOWNSHIP
CERTIFICATE OF OCCUPANCY:
1. Street numbers are to be located on both sides of curb-side mail boxes. On properties without curb-side
mailboxes, the street numbers shall be placed on the house or garage. Numbers shall be a minimum of four
inches high and be visible from the street.
2. Sump pump and condensate discharge pipes are not permitted to be connected to the municipal sewer system.
3. Smoke detectors are to be located in each bedroom, one in the hallway outside bedroom areas, and one on each
habitable level of the house, including basements.
4. Ground fault interrupter devices to be located in every electrical receptacle located within six feet of a plumbing
basin.

INSTRUCTIONS FOR FILING AN APPLICATION FOR RESALE INSPECTION
1. Complete application and fax, mail, or deliver it to the Township office. Applications must be signed by the
property owner(s) and filed with the Township upon the execution of the agreement of sale between the
buyer and seller. A fee of $82.50 must accompany the application. We will not process the application
unless the fee has been paid.
2. Upon receipt of the application and the fee, the Township will review the application and be ready to receive
your request to schedule the inspection.
3. The building inspector will inspect the property to determine compliance with regulations pertaining to proper
address identification of the property, location and number of smoke detectors, ground fault circuit
interrupters (GFCI) and the disposition of condensate and sump pump discharge piping.
4. You are required to attend the inspection or have someone represent you.
5. At the conclusion of the inspection, the building inspector will advise you of the results. If the property
passes, a Certificate of Occupancy will be forwarded to the property owner, or the realtor.
6. In the event of a violation, a notice of the violation will be left with the property owner or his representative.
The violation(s) must be corrected to meet Township standards before a Certificate of Occupancy can be
issued.
7. If a re-inspection is required because of a deficiency, an additional inspection fee of $82.50 must be paid
before the re-inspection can be scheduled. The building inspector will then verify that the work has been
satisfactorily completed, and issue a Certificate of Occupancy.
Special Notes:
1. The building inspector will not test the smoke detectors because the nature of these devices may cause any test to
be the last time the device will operate. We recommend that the occupant of the dwelling test all smoke detectors
and ground fault circuit interrupters monthly according to manufacturer recommendation.
2. Any central burglar alarm, heat sensor, or fire alarm system should be operated and demonstrated for the buyer
by the owner of the dwelling, or a system representative.
3. During the inspection, any pets must be secured to the satisfaction of the inspector. If pets that are not secured,
then another visit will be required, and a $82.50 re-inspection fee will be due, as indicated in Item #6 above.
IMPORTANT:
Remember to sign, date, and include the proper fee with the application. Please allow sufficient time for the
completion of the inspection process by paying strict attention to your scheduled settlement date. We
recommend that you schedule the inspection at least a week in advance of the settlement date in case there
are non-conforming conditions that may require repair before the Certificate of Occupancy can be issued.
