LETTER OF INTEREST
January 5, 2012
Mr. Ed. Poprik
Director of Physical Plant
State College Area School District
Administrative Offices

State College, PA 16801
RE:
Proposal for Architectural Services
Dear Mr. Poprik:
Dr. Bill Daggett talks about how hands-on projects promote learning that
is retained and made relevant. The 21st Century learning model relies
heavily on project based learning. Thus, our job is to design spaces that
allow teachers to provide this type of learning.
Twenty-first century learning, as related to architecture and engineering,
is about creating for the learner an emotional connection to the space.
Learners need to feel valued in their space and to be proud of their
space. Given this and the move toward project-based and group
learning, we develop spaces that consider scale, grade level and trends,
while at the same time remembering there’s a fixed budget. We design
learning spaces that extend beyond the classroom but can serve more
than one function for more than one teacher. For example, we’re creating
cafeterias that are more like student unions in the collegiate setting. This
promotes use of the space at times other than lunch and reduces the per
student square footage needs required by project-based learning.
In the past decade, GMB A+E has designed projects for 367
elementaries, 212 middle schools and 328 high schools; we know
educational design. We welcome the opportunity to talk with you about
what our research has taught us and how experience guides us in meeting
the needs of teachers and students. If you have further questions, please
contact me at 616.796.0200. Thank you for the opportunity!
Sincerely,

PROCESS FOR INTEGRATING
SUSTAINABLE DESIGN
2. Describe your firm’s process for integrated Sustainable
Design, comment on the factors involved in achieving LEED
Silver or higher, and list specific examples of completed
projects.
Since the 1980’s GMB A+E has been integrating sustainable features
into its designs. It has become part of our DNA. This includes
everything from daylighting to Geothermal. Whether or not attaining
LEED certification is your goal, we will design the building and its
systems to respect the environment and reduce operating costs.
Classical engineering training teaches “solve problems one at a
time.” However, GMB A+E’s engineers have adopted a philosophy
that dictates looking at the “whole.” By first considering the
solution in a larger context, we’ve gained perspective that has
proven to save our clients time and money.
The thought process began with the recognition that there are
areas of buildings that generate heat most of the year and other
areas of buildings that need heat most of the year. Also realized
was the fact that refrigeration and air conditioning dump heat into
the atmosphere while we burn fossil fuels to create heat for hot
water and other processes. So, why not capture energy in the
form of heat for which you have already paid? We can use the
mass of the earth as a thermal flywheel or heat battery to hold this
excess heat.
We believe that GeoExchange is the HVAC technology for today’s
buildings. Several studies have shown that GeoExchange systems
can have the lowest energy cost, maintenance cost, life cycle
cost and emissions. This technology provides design flexibility,
the need for less mechanical space, reduced ductwork, improved
comfort due to individual room control, minimal roof penetrations,
no outdoor equipment, and no air quality or fire safety issues.
GMB A+E has three decades of geothermal design experience and has
designed these systems for numerous applications totaling nearly 4
million square feet and more than 5,000 tons of cooling capacity.
GMB ARCHITECTURE + ENGINEERING has several Certified
GeoExchange Designers (CGD) on staff and has all the geothermal
heat pump system engineering design software and experience
in-house. Further, 55% of our professional design staff are LEED
certified, and we have LEED certification represented in every
discipline offered.

PROCESS FOR INTEGRATING
SUSTAINABLE DESIGN
2. continued...
To achieve LEED certification for your project, the key is
INTEGRATION. From the very start, the design must integrate LEED
principals and components. Key stakeholders must agree that
LEED is the direction and own the decisions necessary to achieve
the status. Really, it is not difficult to reach LEED certification;
GMB A+E’s designs on nearly all projects could get an owner to the
certification level.
Getting to the Silver level or above requires not only a dedicated
mind-set from the owner, but also the willingness to be open-minded
toward non-traditional solutions. Our design team will “push” you
and your facilities staff out of your comfort zone on typical systems
and processes related to energy usage, water consumption, and
other building systems, materials, and practices. As mentioned on
the previous page, one such “push” might be toward geothermal
heating/cooling instead of traditional boilers.
Or maybe we
will suggest waterless urinals or siting the building to maximize
daylighting or planting a wildflower prairie instead of traditional
mowed grass. Reaching Silver and above requires looking beyond
the known systems and processes to those that provide pay-back
to the owner and the environment.
GMB A+E has experience in documenting credits within the LEED
for Schools rating system including:
• SSp2 – Environmental Site Assessment: An ESA assures
the site is evaluated for site contamination. GMB A+E
has experienced LEED AP’s that can work with site assessors and evaluate reports.
•
SSc10 – Joint Use of Facilities: credit is given for efforts
to make the school a more integrated part of the community by enabling the use of facilities and playing fields
for community use.
•
WEp1 – Water Efficiency: GMB has extensive experience designing and specifying plumbing fixtures that
efficiently meet and exceed the required 20% minimum
water efficiency requirement.
5
02
PROCESS FOR INTEGRATING
SUSTAINABLE DESIGN
2. continued...
•
EAp2 – Minimum Energy Performance, and Eac1, Optimize Energy Performance: As a minimum, energy performance must be 10% better than ASHRAE 90.1-2007.
GMB has extensive experience with HVAC and lighting
systems that perform significantly better than the minimum requirement. GMB’s experience in Ground Source
Heat Pump systems can gain several energy efficiency
credits, while providing a proven, reliable, high performance heating and cooling system.
•
EQp3 – Minimum Acoustical Performance: this prerequisite assures that classrooms are quiet so that teachers can communicate with the class, and students can
communicate with each other and the teacher. GMB has
experience providing structures and interior furnishings
that meet this requirement.
•
IDc3 – School as a Teaching Tool: This Innovation credit
helps integrate the sustainable features of a LEED
certified facility with the school’s educational mission.
GMB’s architects, engineers, and interior designers are
experienced in working with the school’s staff to design a
curriculum based on the high-performance features of the
building and site.
Please find on the following pages a listing of some of our sustainable
projects as well as a listing of our LEED projects.

approach
Sustainable Design for a building requires a multi-discipline effort between Architect, civil engineer and Mechanical, electrical and plumbing (Mep) engineering team. each discipline has to focus on their respective areas of expertise to
provide a wholistic approach to sustainable design. the Mep design solution
must consider how the building’s systems and controls can be optimized for energy efficiency and performance while also providing comfort and functionality
for the building’s end users.
because many aspects of the building design, such as building orientation and
quality and type of glass used, can effect the efficiency of the Mep design, developing the optimal sustainable design solution requires close collaboration among
the team of architects and engineers from the earliest stages of the project.
As a member of the u.S. green building council and green building Association
of central pennsylvania as well as an energy Star partner, barton considers ways
to minimize energy consumption, conserve resources and enhance indoor environmental quality for every project we complete. our team of leeD Accredited
professionals and leeD green Associates looks for opportunities to incorporate
natural systems as well as integrated design solutions that combine various systems and materials together for a customized solution.
Specific examples of how we have incorporated green design into our projects
include:

4.
Describe your anticipated process to translate the
educational model and curriculum plans into a 21st Century
High School design. In addition to delivering a schematic design
based on your refinement of the district’s current educational
specification, expected outcomes include a comprehensive
communication and engagement plan, and a description of
educational improvements offered by virtue of a High School
project.
GMB A+E is just completing the second phase of a high school that
is transitioning to a 21st Century learning environment. Holland
Public Schools (MI), a client for whom we are completing $73,000,000
worth of projects, transformed an abandoned elementary school
into a 21st Century high school utilizing the New Tech model. Our
project team worked with the staff from the New Tech Network and
the school district staff to create collaborative and fluid teaching
spaces. The New Tech curriculum promotes hands-on, projectbased learning, often completed in collaborative teams. Of course,
such teaching methods require a significantly different space than a
room with table-armed desks set in rows!
The vast research and information on 21st Century learning is
concisely presented by the seven survival skills advocated by Tony
Wagner in his book, The Global Achievement Gap:
• Critical Thinking and Problem Solving
• Collaboration Across Networks and Leading by Influence
• Agility and Adaptability
• Initiative and Entrepreneurialism
• Effective Oral and Written Communication
• Accessing and Analyzing Information
• Curiosity and Imagination
With the knowledge that these skills need to be at the forefront in
presenting the curriculum, our project team will work with your key
stakeholders to synthesize your educational model and curriculum
into defined attributes as related to the physical environment.
This can be accomplished through a variety of methods, including
community forums, teacher think tanks, surveys, a charrette, and
others, depending on what works best for your District’s culture.
Further, it should be noted that we have worked previously with Bill
DeJong. We understand and respect how his team puts together an
educational specification. This information will be heavily utilized in
our master planning efforts.

In the context of 21st century learning, this school presents a projectbased, technology-driven learning environment. The GMB A+E team was
charged with reinventing an abandoned, nearly 100 year old elementary
school into a state-of-the-art high school. With only weeks to master plan
the site and discern the facility program, GMB A+E worked with the Holland Public School administrators and staff to create Phase I and Phase II
design and construction plans.

Lacking street presence and secure entry, Northern HS was given curb
appeal and an easily identifiable front door. The site’s existing roads were
completely removed and redesigned to provide simplified and secured
vehicular circulation separating parent and bus traffic. Relocating
administration further south provided improved connection, functionally
and visually, between the existing east/west corridors. Lofted corridor
ceilings provide natural day lighting through diffused clerestory glass
window wall system filling its popular student common space, adjacent
administration spaces and two new computer labs. Entry to an expanded/
renovated media center are showcased in the new east-west corridor
through walls of windows. Three new daylight roof monitors were cut into
the expanded media center’s roof to provide natural day lighting deep
into the existing building. Additional work included new fitness room and
concessions area along with existing science classroom renovations.
Auditorium renovations were also completed

PROJECT FEATURES
The work at Plainwell HS established a dominant main entry for visitors
and an added layer of security. The exterior canopy curve continues
as inside through the main doors and creates a “spine” that funnels
students into the school. Transparency and security were the main focus
for the administration area. Principals and staff have a clear view to
the parking lot, the entry corridor, and the cafeteria. Moved from the
interior to the front of the building, the new offices utilize an area that
previously consisted of one classroom, part of a corridor and an addition
in order to re-create the spaces which include conference rooms, large
waiting areas and a shared workroom. The existing administrative offices
were renovated into three classrooms and a social studies office. The
remodeling of the existing kitchen and servery improved traffic flow and
gives students different dining options. It also created a space with a PA
system that could house community events, large meetings, or student
banquets. Daylighting and access to the outdoors were also key points in
the redesign of the existing cafeteria.

This new cafeteria seats 500 students, allowing the district to serve two
lunch groups instead of three. The serving line is full service and features
six stations. The serpentine shape allows efficient access for students
and flexibility for future food service applications. The new menu
features a flat top “Mongolian” style grill featuring grill chefs cooking
fresh food in front of students. The new “Outtakes” store provides
additional food service both during lunch and off hours. This cafeteria
also acts as a community space and auditorium lobby to the new 800seat auditorium, also part of this project. Sustainable features include
high performance glass with low-e coatings, “foamed in place” insulation,
sun shades, white roofing, geothermal heat pumps for heating/cooling
(120 bores), low flow plumbing fixtures, LED lighting, occupancy sensors
and zoned lighting circuits to allow for daylight harvesting.

Zeeland’s newest high school is one of the most energy efficient schools
in the country. A GeoExchange System was used for heating and cooling.
This system eliminates the traditional boiler and uses stored energy in
the earth to heat and cool the building. Other energy reduction features
include daylight harvesting, a solar photovoltaic/wind turbine system,
occupancy sensors for lighting, energy recovery systems and high
efficiency lighting. No additional construction costs were spent and the
district is expected to save significant energy and maintenance costs.
1000 students, 40 classrooms, 3000 seat gymnasium.
