GSA committed to making this distinguished example of Beaux-Arts architecture a highly desirable, sustainable workplace – one that was also safe, comfortable, and secure – that helps the city keep and attract jobs. Our design includes new mechanical, fire suppression, and alarm systems, new windows, and a green roof. A detailed preservation analysis of the building enabled the team to create a strategic roadmap that guided decisions about equipment locations and the sensitive threading of new systems through delicate historic fabric. The most visible improvement is a 30,000 SF vegetative roof, located on the light-court roof, visible only from the building’s inwardfacing windows. The vegetative roof, cool white upper roofs, and rainwater harvesting system are key components of the sustainable design strategy. New elements accentuate and celebrate Horace Trumbauer’s landmark original design, while seamlessly integrating the new program and systems necessary to ensure patron comfort, collections security, and a state-of-the-art workplace environment for staff. We initially focused on weaving stateof-the art building systems – particularly environmental controls – within the historic fabric. Restricted by the original donor bequest to working within the building envelope, the team developed an innovative strategy for the infill of two light courts. This found space now contains new circulation cores, space for mechanical equipment, and staff workspaces, topped by two signature sky-lit reading rooms. New systems, lighting, fire protection, and security upgrades were seamlessly integrated into all of the historic spaces, and historic materials renewed and conserved, infusing these carefully restored rooms with the environment, technology, and finishes appropriate for a modern library and a world-class building. Extensive exterior repair and interior renovation improved accessibility and circulation patterns. After the programming for Holder Hall was completed, the University initiated a change in its Residential College program. Three of its six two-year colleges – including Mathey – were redesignated as four-year colleges, requiring the introduction of new graduate student apartments into the design. Throughout the building, student rooms, bathrooms, and common spaces were renovated, and in many instances, rearranged. We depressed the floor elevation and excavated along the south façade to incorporate study rooms, student activity rooms, music practice rooms, a student lounge, and a new student art gallery. Moorhead Federal Office Building Efficiency in design and execution mark the modernization of this Pittsburgh high-rise. Once a symbol of the United States’ postWar optimism, the building had become outmoded, inefficient, and unappealing. Work focused on replacing the curtain wall to not only improve the aesthetic appearance of the building’s exterior but also to prevent infiltration and thermal loss. We transformed the ventilation, using a variable air volume (VAV) with heat recovery system, and we convinced stakeholders to use harmonic cancelation transformers, which are 98 percent more efficient than the standard transformers used in the building. Planning and anticipating tenant needs were key to the success of this program. Phased construction and the judicious use of swing space allowed daily operations in this large facility to carry on without interruption throughout the project. The result is a LEED Silver, Energy Starrated building that securely houses more than 50 government agencies, with a 28 percent reduction in total energy costs. Designed for future flexibility and adaptability, the building meets the evolving needs of library users, incorporates the latest technologies, and ensure the security and accessibility of specialized learning resources, such as Government documents and multimedia collections. We created a Master Plan to guide the upgrade of all systems within this 85,000 SF, six-floor building, implementing phased renovations to minimize disruption. The 3,900 SF first-floor reading room was updated with custom-designed study carrells, overstuffed armchairs, task lighting, and study niches to create a variety of attractive and comfortable spaces for either group or individual study. Kennedy Presidential Library Study The John F. Kennedy Presidential Library is among the busiest of presidential libraries, annually welcoming 200,000 researchers and visitors. Transformational technological advances made over the building’s 30-year existence required extensive infrastructure upgrades to protect the collections and support the needs of a 21st century research facility. The original I.M. Pei structure also required additional conference, classroom, and administrative spaces to support the library’s educational and research mission. Our project addressed site and envelope, accessibility, interior finishes, MEP/FP systems, archival storage, information technology, and building security. To enhance the museum experience and address critical issues of collection storage, access, and management, we designed a respectful addition that deftly cants at a 45-degree angle to the original, leaving the massing and geometries of Pei’s building to stand on their own, largely undisturbed. The addition’s exterior is the same white concrete pre-cast panels, and a horizontal band of windows matches the shaded glass of the original pavilion overlooking the harbor. In addition to improving interior functions, repairing the façade, and modernizing engineering systems, the design provides archival storage compliant with NARA’s stringent requirements for humidity, temperature, and gas infiltration. The facility needed to provide opportunities for effective intellectual collisions among the sciences and across the liberal arts. The Integrated Science Complex connects the renovated Haberlin, Beaven, O’Neil, and Swords Halls to the new Smith Labs, creating an exciting multidisciplinary science community whose open spaces attract students from all over campus. New and renovated atria give the complex an open and inviting feeling and form a connective spine, visually uniting three levels of entryways. A variety of gathering places on every level provide opportunities for group study and conversation. The complex includes teaching and research space for chemistry, biochemistry and physics. With its transparent walls and strategic adjacencies of classrooms, public spaces, and laboratories, this campus focal point puts science on display. To maximize space on the tightly constrained campus, the facility is innovatively planned as a 10-story, vertical scientific community that promotes collaboration by fostering circulation and interaction between floors. Behind the preserved façades, demolition of the existing structures and new construction proceeded in phases. The building expanded from six floors and a cellar, to eight floors, a cellar and subcellar, mechanical penthouse, and rooftop greenhouse. Flexible, openplan laboratories efficiently co-locate more than one hundred genomics and bioinformatics scientists. The facility also contains a greenhouse and special environmentally controlled rooms for plant growth and other biological functions. Shared core facilities accommodate sensitive equipment and instrumentation. Flexible informal spaces foster intellectual community; an 86-seat auditorium enables the Center to host faculty and global partners for conferences and symposia. Laboratory Planning, MEP Engineering, Energy Analysis Originally built in 1931 as a U-shaped floor plan, a center wing was added in 1939. Analysis demonstrated that removing the 1939 wing could allow the addition of a new, larger infill to house highly flexible, technically-robust research spaces, with the building’s original 1931 footprint supporting less intense functions. Our design organizes the plan “research clusters” – suite spaces conducive to the increasingly interdisciplinary, collaborative research environment. The modernization design updates building systems, enhances accessibility and life safety, and provides the infrastructure required for current and future materials science research. This adaptive use project is designed to realize annual building energy cost savings of 42% relative to the ASHRAE 90.1-2007 baseline. Using a uniquely inclusive scenario-building process, the design team and PSU staff worked with The Weidt Group to analyze first costs, energy performance, and operational savings simultaneously and in real time, ultimately helping the University reinvent a campus icon while saving over $500,000 in construction costs. Floor Plan //University of Pennsylvania Philadelphia, PA Richards Medical Research Laboratory EYP master planned the repurposing of the Richards Medical Research Complex, one of the great buildings of the 20th Century designed by Louis Kahn, away from its original purpose as a wet-lab, fumehood intensive facility with its attendant heavy HVAC requirements, into a program of computational research spaces populated by leading Principal Investigators and their support and administrative staff. The inaugural renovation project, located in portions of the C and D Towers for the Center for Cognitive Neuroscience (CCN) and the Center for Functional Neuroimaging (CfN), will serve as a model for the eventual transformation of the entire Richards Complex. Following a rigorous analysis of the building, program and Kahn’s design principles, EYP is developing Guidelines and a “kit of parts” for the exterior restoration and the transformation of the building’s interior. Adaptive use of the 100-year-old structure demonstrates GE’s commitment to celebrating its legacy, living its sustainable energy brand, and cultivating an inspiring, creative workplace. A critical data center was doubled in size and operated without interruption during construction. Advanced communication, computer, and security requirements were carefully integrated into the design. Functional spaces are unique to the plant’s research and development infrastructure. Raised floor systems throughout the facility maximize flexibility and ease of access. Energy modeling informed a design that uses 25% less energy than a comparable ASHRAE 90.1-2004 baseline building. A new building envelope, referencing the cutting-edge R&D that takes place within Building 53, contributes to a high-tech aesthetic that celebrates the GE brand. A cantilevered sunshade “blade” off the main entry references wind turbine technology. Removing two bays of the building opened space for a dramatic atrium with a visible 24/7 worldwide wind energy monitoring center that enhances the visitor experience. A global leader in technology and energy innovations, GE is committed to the transformative adaptive use of existing structures on its historic campus in Schenectady, New York. We collaborated with process engineering consultants to adaptively use a 45,000 SF portion of the 200,000 SF 1960s structure in a cost effective solution and to upgrade and resurface the existing building envelope to create a contemporary, high-tech aesthetic and increase energy efficiency. The design re-invention creates a sustainable, state-of-the-art plant focused on testing and producing highefficiency batteries for hybrid locomotives and electric vehicles. Our design team enhanced the public entrance to create a new four-story atrium, where original structural elements contribute to a new industrial aesthetic.
