LEASE TERMS
The premises are within a terraced unit of
single storey industrial buildings.
There is a large workshop / industrial unit and
an office unit together with kitchen and toilet
facilities at the front.
The industrial unit is constructed of a steel
portal frame with traditional brick/blockwork
walls at ground level and composite steel
corrugated panels at first floor.
The roof is clad with asbestos profile roofing
sheets with 150mm diameter gutters to the
front and rear.
There is a tarmac yard to the front of the unit
with spaces for car parking and deliveries.
The premises are available on a three year
lease.
A longer term will be considered subject to
rent reviews taking place every three years.
The landlord is responsible for structural
repairs to the premises stemming from
known adverse ground conditions that affect

and

The landlord will insure the building and
