Our Town
O
nce known as Salmon Brook, Granby is a picturesque, rural community
that is principally residential. It was incorporated in 1786 from neighboring Simsbury. It is located about 13 miles north of Hartford and consists
of nearly 40 square miles with a population of approximately 11,000 residents. A treasured landmark, the historic Granby Oak is a white oak that is
approximately 500 years old and has appeared on the Granby Town Seal
since 1975.
Granby’s strong agricultural influence is still evident. It boasts of orchards,
vineyards and even a garlic farm. Granby is considered by many to be one
of Connecticut’s most horse-friendly towns. In 2009, it was ranked the best
small town in Hartford County by Connecticut Magazine.
Schools
Granby has an excellent public school system. Granby Memorial High
School was ranked #6 among greater Hartford public schools in 2011 by
Hartford Magazine. There are also a large number of private and boarding
schools nearby, including Westminster School, The Loomis Chaffee School,
Avon Old Farms School and The Ethel Walker School.
Organizations and Clubs
There are a variety of local organizations that welcome new members,
including the Granby Chamber of Commerce, Granby Land Trust, Salmon
Brook Historical Society and Granby Tennis Club. The Granby Drummer is
Granby’s very own volunteer local newspaper. Holcomb Farm offers many
interesting programs to residents while the Granby Artists’ Association
presents an annual open studio tour and frequent art shows to promote

For those who relish the outdoors, there is no shortage
of places to visit, including Salmon Brook Park, which is
close to the center of town and features tennis, playing
fields, swimming, and even a dog park; McLean Game
Refuge, which offers endless trails for hiking, cross country
skiing and snowshoeing; Enders State Forest; Connecticut
Greenways recreational trail; nearby public and private golf
facilities, and Ski Sundown, a popular downhill skiing and
snowboarding area in New Hartford, a short drive away.
Indoor Activities
The Farmington Valley YMCA is a 70,000 square foot, stateof-the-art facility which opened in 2003. Members can
enjoy the heated pools, the gymnasium, a climbing wall,
a group fitness studio and various fitness programs for

Building Specifications
Concrete
. Concrete footing and walls shall have a minimum compression strength of (3000) P.S.I.
. All concrete slabs shall have a minimum compression strength of (3000) P.S.I. They shall have a steel troweled
finish and control joints.
. The exterior face of all basement foundation walls shall receive water proofing below grade.
Chimney and fireplaces
. The chimney and fireplaces shall be constructed of brick to the exterior and concrete block in the concealed
areas. The family room fireplace shall be brick and the hearth is bluestone slab.
. The fireboxes shall be lined with firebrick and shall have manually operated cast iron dampers.
Framing and subflooring
. All lumber shall be Spruce, Hem fir or Douglas fir (builder’s choice)
. Wall sheathing 7/16" OSB; roof ½”CDX.
. 3/4” Advantech will be used for all floor decking. It shall be glued, nailed to the supporting members.
. 3/8" PTS plywood underlayment will be used over subflooring in all areas receiving stone or tile. It shall be
fastened to the subfloor sheathing with 1 ¼” screws, approximately at 6” on center in each direction.
. 2”X6” exterior wall construction.
. First floor 9 foot ceilings--- Second floor 8 foot ceilings.
Exterior siding and trim
. Pre-finished “Hardiplank” 6 ¼” with 5” exposed to the weather.
. House wrapped with TYVEK.
. Exterior trim- finger jointed cedar.
Finish flooring
. The breakfast room, foyer, study/office, living room, family room, kitchen, powder room and dining room shall
have red oak installed. The floor shall be sanded and finished with one coat of sealer and two coats of satin
polyurethane. The stair treads leading to the second floor shall receive the same finish.
. The laundry room, mudroom, all bathrooms, master shower and soaking tub deck shall have custom stone/tile
work.
Roofing and flashing
. Roofing shall be GAF "Timberline" 30 year Fiberglass/Asphalt architectural self-sealing roof shingle (or
equivalent). All valleys and eaves shall have ice and water shield.
Insulation and soundproofing
. All insulation will meet or exceed the existing US Dept. of Energy model energy code. The walls of the laundry,
baths, and lavatory will be insulated with R-11 for soundproofing.

Building Specifications - Continued
Drywall
. Drywall shall be ½” Gypsum board and shall be applied to all interior walls and ceilings. It shall be fastened to
the supporting members with screws and nails. There shall be three coats of joint compound, sanded and
primed. The ceilings shall be painted with a flat finish. The baths will receive moisture resistant Gypsum wall
board.
. 1/2" Gypsum wall board installed in the garage. The walls and ceilings shall be painted white. 5/8" fire x type
used where needed.
Interior doors and trim
. All interior trim shall be constructed of primed and finger jointed pine.
. All interior doors shall be six panel smooth Colonist molded solid (painted). They shall be pre-hung on flat jambs
with 3 ½” Stafford casings.
. All cased openings and window casings shall be 3 ½” finger jointed Stafford casings.
. All baseboards shall be 5 1/4” Neck Base Trim.
. The closets will have custom designed wood closet treatment consisting of #2 pine, fir closet pole and
prefinished ¾”x12” shelving material. The design will utilize three design elements, single pole and shelf, double

Cabinets, vanities and vanity tops
. Kitchen will have custom cabinet design. Cabinets will be of all plywood construction, with full extension soft
close drawers.
. All kitchen counters shall be granite.
. All bathroom vanity tops shall be granite or marble and have a four inch backsplash. Kohler cast iron tubs with
tile surround.
. The mud room will have a tile floor.
Hardware
. All locksets, deadbolts, passage sets, privacy sets and dummy knobs and hinges shall be Schlage F- series.
. Schlage front entrance set.
Stairs and railings
. The stairs leading to the second floor shall be constructed of the following materials: Poplar wood shall be used
on all stair risers, stringers and pre-finished balusters and posts. Oak shall be used for the stair treads. Railings
shall be Mahogany. Basement stairs will be the same with painted poplar rail.
Interior and exterior paint and trim
. All exterior siding and trim will be painted with minimum of two coats . All interior surfaces will be covered with
one primer coat and two coats of paint. Exterior siding is prefinished. All interior trim will be painted with semi
gloss. All walls will be painted matte finish.
Heating, hot water and cooling
. The central heating system shall be propane fueled with humidification. (Apilaire humidifier with mounted
humidistat).
. The central cooling system shall be matched with the heating system. Compressors to be mounted on concrete
pads, to the exterior of the dwelling.
. The hot water heater shall be propane fired 80 gallon unit.
. Ductwork shall be installed and insulated as per local building codes.
. All equipment manufactures to be chosen by HVAC contractor.

Electrical
. A 200 amp underground service shall be installed from the street to the circuit panel with breakers located in the
basement. All work shall conform to existing building code. All wiring shall be romex copper (except the 220
wiring which shall be aluminum). Switches and outlets will be Leviton ivory or white.
. Cable TV service shall be available in all bedrooms, library, kitchen and family room. Telephone lines shall be
available in library, kitchen and family room. Cat 5 cable shall be available in the library, family room and Master
bedroom. The family room shall be wired for home theater and flat panel TV.
. Exhaust fans shall be provided and install by the builder in all full and half baths and laundry, with ducts to the
