Welcome to the first Copley, Hanwell W7 newsletter
Over the past three years Ealing Council has been working closely with residents
to plan the regeneration work for Copley Close. This exciting transformation project
has been given the green light and work can now begin. Copley, Hanwell W7
is the council’s flagship regeneration project and is different from other schemes.
The council is taking a direct lead by building new homes, refurbishing existing
properties and improving amenities. Private and affordable homes will also be built
and managed by the council.
We have made good progress with the work so far; new windows and doors have
been fitted, new play areas and lighting installed, plus new roof and drainage
improvements. But now it’s time to start the main works and really get going with
transforming Copley.
Many residents have been asking questions about what is happening on Copley
and when the work will start. This newsletter is the first under the new ‘Copley,
Hanwell W7’ brand and will be issued regularly by the council’s project team to
keep you updated.

Here are main points about the project;
•Project to be known as Copley, Hanwell W7
• Homes to be refurbished: 556
• New homes built: 205
•Phase 1: starts starts May 2014, ends July 2015.
•Phase 1 includes refurbishment of Worcester
Court, Copley Close houses, construction of
five new homes adjacent to Worcester Court,
landscaping works and new laundry and
common room for the sheltered housing scheme.

•Work starts on Phase 2: November 2014,
ends September 2019.
•Phase 2 includes refurbishment of Warwick,
Stafford, Somerset, Shropshire, Radnor,
Monmouth, Paddington, Pembroke, Oxford,
Cheyne Path, Gloucester, Glamorgan, Dorset,
Devon and Denbigh Courts. 205 new homes
will be constructed on sites across Copley.

Internal work: New kitchens and bathrooms, electrical rewiring,
new radiators and heating system, balcony (to living room) and
a full redecoration.
External work: New porch and storage shed outside front door,
new walkways, lifts and staircase, secure undercroft parking
areas and a new door entry system for sheltered residents.
Will new homes be private and affordable?
Yes, of the 205 new homes, 49 will be for council rent, 38 affordable
rent (80% of the market rent) and 10 shared ownership. The remainder
will be sold or rented privately.
When will work start?
Phase 1 has now started on site with contractor Mulalley & Co Ltd taking
possession of the site on 13th May 2014. Mulalley is an experienced
contractor and has worked on many large regeneration projects.
There will be a chance to meet the team in the coming months as
they establish a base on site.

The project team are currently working to select a contractor for
Phase 2 and the timescale could change once we have appointed
the contractor.
Disruption to residents:
As one of the biggest regeneration projects to take place in the
borough, this will mean disruption for estate residents and people
living in the surrounding areas. We will aim to minimise this as much
as possible and we will always talk to you about elements of the
project that may affect you. We really appreciate your patience and

Temporary moves
During the improvement work both tenants and leaseholders may be required to temporarily
move out of their homes. You will be re-housed in another property on the estate and the terms
and conditions of your tenancy/lease will not change. We will give you plenty of notice and
assist you through any move you have to make.
Your Copley
The redevelopment of Copley Close is not just about bricks and mortar it is also about new
levels of service and responsibility. We want all residents to be proud of their new neighbourhood.
Every property will be improved to meet the new Copley standard and we are committed to
providing a high quality housing service. We want you to live in a peaceful neighbourhood free
from anti-social behaviour.
On-site management
Copley now benefits from an on-site management office that’s open between 10am – 1pm every
day. Based in the office is a dedicated neighbourhood team made up of experienced officers
situated in the community centre, Copley staff will be on hand to assist with housing issues and
information about the project. As works progress there will be a new office situated at number 1

An experienced surveyor Mark has
worked in Ealing for the past five
years. As part of the Copley project,
it is his job to ensure work on the
estate is carried out safely and to
the high standards expected. He
has previously worked delivering the
council’s Decent Homes programme
and has already overseen roof work
on the estate.
Philippa has been instrumental in
leading the regeneration project
on Copley and has now worked on
the improvement project for over
three years. She has previously
worked on large-scale regeneration
programmes in East London and
brings a wealth of experience in
housing research, community
development and management
to the project.
Amar has considerable Housing
experience and has worked with
Ealing Council for over six years
in a variety of roles. As part of the
Copley project he will be assisting
residents with house moves,
negotiating with leaseholders
and coordinating disturbance
payments.
