London townhouse and Belgravia boasts some of the best streets and houses in central London. Addresses such as Gerald Road, South Eaton Place, Chester Row,

Chapel Street, Wilton Place and Eaton Terrace are all within close proximity to Knightsbridge, Sloane

Square, Hyde Park and the transport links at Victoria

Station provide easy access to the financial centre of

Over the last 12 months, our Belgravia office has been involved with just over 80 sales in the area across a price range of £765,000 up to £30,000,000.

As well as buyers from the UK there is still a good international presence, the main source of these buyers coming from Russia, India, America, Italy and France. Our research suggests that prices across central London rose by an average of 8.7% during 2012 with Belgravia specifically seeing a rise of 12.4%. So far in 2013 Knight Frank have been involved in 26% of the house sales in Belgravia, compared to 18% from our closest competitor.

Houses in Belgravia continue to be sought after by a wide range of buyers who see Belgravia not only as a fantastic place to live, but also as a safe investment for their money.

Belgravia’s prime flat market has seen a dramatic increase in prices in the past four years. Prices within

Prime Central London have increased by 53% since

March 2009, and nowhere has this growth been more evident than in Belgravia.

With continuing global economic uncertainty,

HNWI’s continue to view properties within the golden postcodes of SW1W and SW1X as a solid long term investment, and importantly as a safe haven for their money.

Addresses such as Eaton Place and Eaton Square hold great appeal with many of the flats offering large, lateral living space with fantastic proportions and prices in excess of £3,000/sq ft are now regularly achieved for the best properties.

Newly built residential developments seem to outperform all but the best flats in the very best period buildings. These properties offer 24 hour concierge, security and parking and it is easy to understand why buyers are prepared to pay a premium for this lifestyle.

New buyers remain plentiful, but they are increasingly price sensitive. However, the desire to acquire the best lateral apartments in super prime locations remains, and as a result, there is a real scarcity of “best in class” product in the market. The market will continue to witness record prices for the most desirable properties, but for those not quite in this bracket, caution should be exercised.

Pimlico & Westminster by Emma Collins

Pimlico and Westminster have seen dramatic changes over the last few years, these changes have been accelerated by Victoria’s regeneration. Victoria and the surrounding area is hard to ignore as £2 billion is being invested for the redevelopment involving new apartments, offices and retail space. Many large companies are relocating to the area, such as Burberry, Channel 4 and Microsoft, which is resulting in increased demand for homes. Victoria is a property hot spot with prices predicted to rise by 48% by 2016 on the back of the significant regeneration programme.

A wide range of properties, from the lateral garden square flats to the large family townhouses as well as smaller one bedroom and studio apartments in conversions and new builds, are available in the area. Vincent, Warwick and

Eccleston Square are extremely popular addresses attracting buyers relocating from Belgravia and many international purchasers. In Pimlico, the flats over-looking the gardens which offer play areas for children as well as tennis courts and the grid houses are very popular for both families and couples. In

Westminster there are many apartment block offering leisure facilities as well as the security of a porter service. Pimlico and Westminster are conveniently located for schools and transport, as access to the City and the Kings Road is very easy.

Super-Prime by Stuart Bailey

There remains a shortage of Super Prime ﴾£10m plus﴿, newly refurbished properties for sale in

Belgravia and this is precisely where there is the strongest demand. Having said that, Knight Frank’s

18 London offices have been involved in 50 sales over £10m during the last year, with 9 sales being over £20m. 12 of these sales and therefore 25% were in Belgravia alone. Due to the global reach of Knight

Frank and how we manage our database, 75% of all of our sales over £10m have been to international buyers. Admittedly we have a particularly strong presence in Russia, with 28% of all our London sales in excess of £10m over the last year being to Russian or CIS buyers. I do not think anyone would question

Knight Frank’s unrivalled access to the Russia and CIS markets and this is precisely where the majority of top end buyers currently emanate from.

Moving forward this year, I think we will see record breaking prices achieved, but perhaps not quite at the levels that some still expect. The Super Prime market is certainly becoming more product led, with a flight to quality and safeguarding of equity. There of course remains firm interest from UK buyers, with more and more Super-Prime buyers looking at making solid investments in a tangible asset.
