Welcome to the latest issue of Practical Facilities Management, your
indispensable guide to what's new and what's happening in the facilities
management world.
This month has seen the usual round of contract wins, a bit of hustle and bustle in
one or two boardrooms, some upbeat market reports and more than a few items
of research.
Here are just some of the highlights:
Where better to start than with serviced offices. According to new research startup companies as well as established businesses are fuelling the demand for
serviced offices in Scotland. The report highlights 'hot spots' including Aberdeen,
which, thanks to the oil boom, has fuelled demand for serviced office space there.
Thomas Ashdown, founder of Cityoffices, said: "In the UK serviced offices account
for 1.7% of total stock; however, that is growing."
The research shows the rise in demand for serviced office space in Scotland has
come about because firms don’t want the costs or long-term ties associated with
buying or leasing property. "This is particularly attractive to start-ups because no
capital investment is required and facilities are included," added Ashdown.
Elsewhere, the Security Industry Authority announced that it has introduced a new
online licence checking facility for companies. It is linked to the public Register of
Licence Holders and instantly highlights any employees' licences that have been
suspended or revoked. The SIA is encouraging security companies to register and
start using the service, so why not give it a try?
In contract news a story broke that support services group Amey has been named
provisional preferred bidder by the Home Office and Ministry of Justice. Under the
five-year, £750m deal, Amey will provide cleaning, M&E maintenance, grounds
maintenance, catering and hospitality, portering and space management services
amongst others.
Like me you might be interested to know what drives end users like the Home
Office to select a particular contractor from the bunch?
Well, according to new research, more often than not, it's money. Deloitte found
that nearly two-thirds of companies cite cost reduction as the primary motive for
large outsourcing contracts. The second most important reason is to get hold of
valuable technology expertise.
I wonder if either played a part in this deal: Earlier in the month, Independent
facilities management company Incentive FM announced it has signed a threeyear deal with the Crystal Peaks Shopping Centre in Sheffield. As part of the deal
Incentive appointed a dedicated facilities manager, Jessica Watt, to head up the
team at the 40-acre site. Incentive will provide the centre with a fully integrated
and single-branded service.
On to a little bit about what is in this issue:- Whilst we have all been experiencing
some very welcome sunshine this week, the extremes of weather are never very
far away in the UK and along with this comes the headache of how to cope with a
serious power failure. Andrew Fentiman gives us a few tips on how to cope with
this in his article on page 33.
Building management systems have come a long way since the 1980’s, and
integrated systems are a bit of a buzz word at the moment. Integrated systems
can be confusing but David Epps of TAC might just clarify things for you on page
23.
We also have our usual round up of all of the latest news in the Health and Safety
and Security sectors.

Cummins warms to the benefits of Union’s
Matadoor range of Hi Speed Doors

helping ‘warm up’ engine parts with its
latest installations at Cummins.
The Leeds-based Company has completed a tripleinstallation at the Cummins’ Darlington plant to
support temperature control within its production
facility.
Cummins Engines Company Ltd., Darlington
supplies engines in the mid-power range to over 200
different customers in 40 countries. These engines
are used in Automotive, Industrial, Marine, Power
Generation, Mining, Construction and Rail
applications.
Following the latest installation Union now has 13 of
its Bulldoors and Ramdoors operating to segregate
areas inside the Cummins plant and prevent heat
loss through its large external doorways.

Polyflor Ltd, has been installed in the
kitchens at Wrightington Hospital in
Wigan.
Specially developed for such intensely trafficked
heavy-duty areas where enhanced slip resistance
is paramount and a number of meals are served
per day, Polysafe Ultima meets USE guidelines by
achieving a sustainable ≥40 slip resistance (RRL
Pendulum wet test — Four-S/Slider 96 rubber).
Ultima also achieves a surface roughness reading
of Rz >70pm, recommended to cope safely with
all levels of spillage of olive oil, cooking stock and
similar high viscosity contaminants in kitchens and
food processing areas.
“We selected the flooring based on USE
recommendations and are extremely pleased with
its performance,” says Brian Porter from the
hospital’s facilities department.
The product — installed by St Helens-based CMC
Flooring — has been independently tested and
results demonstrate that it inhibits the growth of
MRSA. An effective cleaning regime is, however,
the most important defence against infection.
Fully conforming to EN 13845, the European
Norm for safety flooring, and flexible for ease of
installation, coving and welding, Polysafe Ultima
offers a choice of six practical and robust colours.

to replace a series of older doors that were
becoming increasingly unreliable with costs
escalating for general maintenance, repairs to
impact damage caused by forklifts and down time
through doors being out of action. Union’s
Bulldoors and Ramdoors are renowned for reliability
and forklift damage is greatly reduced thanks to the
Bottom Beam Crash-out facility which is a standard
feature of the Matadoor Range of Hi-speed doors.
Timing for replacing its doors was perfect as this
conveniently also coincided with the launch of
Cummins striking new corporate image. Union
specialises in producing bespoke door solutions and
had no difficulty in manufacturing its Bulldoors and
Ramdoors with a livery to match the Cummins’
house-style with Black Gloss powder-coated
steelwork and bright red door blades emblazoned
front and rear with the Cummins logo and slogan.
Steve Walton, Cummins’ Maintenance Facilities
Manager at the Darlington site, said: “Heat retention
is a big challenge for companies using large or open
plan facilities. Operating reliable door systems
ensures we can maintain a more constant and
comfortable temperature for our personnel.
“In addition, the low maintenance requirements of
Union’s doors support productivity within the facility
as they require very little attention and up keep.”

SCA tops WWF’s corporate
responsibility charts

responsibility reporting
is the best in the pulp and
paper industry, according to
a new WWF report.
Tork parent company SCA scored
the highest marks in the latest global
review by WWF’s Global Forest
Programme.
The 2007 Corporate Responsibility
Reporting in the Pulp and Paper
Industry Review compared 49 paper
companies throughout the world.
Companies were assessed on their
reporting measures across 20
categories including the
environment, energy use, emissions,
use of fibre raw materials and water use.
SCA topped the chart with a score of 17 out of 20.
Georgia Pacific and Kimberly-Clark scored 12 and
10 respectively.
SCA was one of seven companies to be given a
special mention for their excellent reporting on 75
per cent or more of the criteria. In
the WWF review SCA was also
singled out for its exceptional health
and safety reporting and for the
level of individual production site
reporting.
The WWF compiled the latest
review by scanning company
websites for relevant information
such as annual reports, corporate
policies, certifications and press
releases.
The review revealed that more than
65 per cent of companies now have
some form of published
environmental report compared with
48 per cent in 2004 and 42 per cent
in 2002.
This is the third year running that SCA has beaten
other tissue companies to a top score with the WWF.
In 2006 SCA Tissue Europe was the only company
to receive a “green mark” in WWF’s overall

HVAC drives from ABB maintain
corporate comfort at Old Trafford

The drives control the fans for the air conditioning
system serving the two buildings that comprise the
stadium’s Quadrant expansion project.
The new Quadrant buildings have added around
7,600 seats to the stadium by increasing capacity in
the second tier in the north-west and north-east
quadrants of the ground. The spaces underneath the
new seating house five large kitchens and 10
restaurants, offering a range of corporate hospitality
experiences, including fine dining. It is in these
corporate lounges that the stadium’s building
management system relies on 33 ABB drives to
control the comfort of diners. The drives range in
capacity from 3kW to 7.5kW.
The primary contractor for the Quadrant project was
Laing O’Rourke, which authorised the installation of

New bespoke air curtains from JS
S Air Curtains is launching a new air
J
curtain that can be fitted with many
different mounting or suspension
options to tie-in with an entrance’s
architecture. It has an extremely
attractive round design and is available
in stainless steel or any RAL colour.
Among the different mounting options available are
round goal post-like supports that can stand across
an entrance or suspend the unit from a ceiling or
wall. It can be positioned horizontally above the door
with chains or poles, or stood vertically at the side of
the doorway.
When mounting horizontally it will provide an
effective seal for doorways up to 3.5m high. The
bespoke air curtain can be mounted end-to-end to
accommodate very wide entrances to buildings,
such as shopping centres or sports arenas, with up
to 10 units being operated from the same controller.
It comes with 2Cm of plug and play RJ45 lead for
easy installation and can also be controlled via a
BMS system.
Four lengths are available from 1m to 2.5m with a
variety of control options including thermostats, door
open sensors, outside temperature sensors and
timers. The bespoke air curtain can be electrically
heated or water heated, with outputs ranging from 336kW, or supplied as an air only model.
Powerful double-inlet centrifugal fans provide up to
6,475m31h of airflow, whilst being remarkably quiet
in operation.
Other services can also be included into the
bespoke air curtain, such as motion detectors,
CCTV or emergency lighting, enabling these
features to be hidden or more inline with an interior
design.
JS Air Curtains supplies an extensive range of air
curtains, as well as bespoke solutions, for all
commercial and industrial applications. JS’ in-house
project management division also provides a
smooth, hassle-free installation service that walks
the customer through from design specification to
post-installed product training.

for Sweepex
roadwood’s SweepEx brush has
proved such a resounding success

company, the Bio Group that the
company has purchased another.
Used at the Group’s In-Vessel Composting site in
High Wycombe, Buckinghamshire, Broadwood’s
SweepEx is attached onto a Telehandler and is
used everyday to brush up loose compost on the
one-acre site. “We purchased another SweepEx
brush because the first one worked so well”, said
Paul Watkinson, General Manager of Material
Change, the operational arm of the Bio Group. “It
is simple to attach to the Telehandler, easy to use
and works perfectly”.
Bio Group is the UK's largest specialist organic
waste business, comprising of three subsidiaries,
CRS, the UK's leading designer and builder of
organic waste facilities, Material Change is the
operational arm of Bio Group and Global Recycling
Solution, the plant machinery division. Material
Change operates organic processing sites across
England, as well as providing contract services to
clients requiring large scale waste shredding and
screening services. Clients include major waste
operators, as well as smaller regional players.
Operational activities include greenwaste
processing as well as IVC facilities. “Before we
purchased SweepEx, we had to try and scrape up
the loose compost with a bucket, which proved
ineffectual or needed an army of men with
brushes”, concluded Paul Watkinson.

ABB drives reduce
running costs of air
handling unit by 70%

installation of two ABB
variable speed drives has
reduced the running cost of
the air handling unit from
£180 to just £50 a week. This
is set to save over £6,000
annually, reducing CO2
emissions by 12 tonnes per
year.
Originally, the fans in the air handling
unit were driven directly by the motor
via a pulley system. Speed control of
the fan was possible by varying the
ratio of the drive wheels between the
motor and the fan, but this had no
effect on the speed of the motor and
offered no potential for saving energy.
The air handling unit was recently
refurbished to meet a lower average
demand. A current tenant of the centre
had previously been engaged in the
manufacture of semiconductors, an
activity that generates large amounts
of heat and a subsequent demand for
air circulation. As this activity had
ceased, the air handling unit now had
more capacity than required.
Allan McCabe of Kier Managed
Services Ltd is the facilities manager
for the Castlegate Business Park on
behalf of owner Robert Hitchins Ltd.: “I
knew of ABB’s reputation but had only
used their motors before, not their
drives. I decided to ask their local
representative to look at the potential
for using drives on the installation,
both to save money and to reduce the
carbon footprint of the building.”
ABB Drives Alliance partner APDS
installed two new ABB drives, a 22kW
drive on the supply fan and a 15kW
drive on the air extract fan. Running
the unit according to demand and
taking account of the reduced
occupancy, the ABB drives have
brought energy costs down by 70%.
The annual saving of over £6,000 will
give a payback time of 16 months.

Teupen solves tricky access

difficult access problem at Tottenham
Hotspur Football Club in North London.
The Premier League Club is planning to upgrade its
comprehensive sound system and the first phase of
this work requires exploratory work to be carried out
on one of the exisiting high level bass speakers of
which there are 16 located around the ground.
Unfortunately, there is very little space around the
edge of the pitch on which to
move and set-up a suitable
access platform, but specialist

felt that, with a bit of planning,
it would be possible to
negotiate a Teupen machine
into a suitable position from
which to elevate an engineer to
the required 22 m height.
Firstly, the 1.58 m wide
platform was carefully tracked
along the pitch-side pathway to the desired spot and
onto a double layer of 25 mm ply sheets to provide
maximum surface protection. Then, once some front
row seats had been removed, it was possible to
safely position the four stabiliser legs using suitable
spreader plates and blocks, having had to initially
run the machine up a ramp made from sleepers in
order to clear the vertical side boarding.
The German built Teupen Leo36T is mounted on a
rubber tracked undercarriage which exerts a ground
bearing pressure of just 6.4 N/cm making it
ideal for traversing soft or delicate
surfaces. Once in position, the machine
offers a maximum working height of 35.5 m
with an impressive outreach of up to 15.2
m. In addition, the Leo36T features a ‘fuzzy
logic’ control system which provides ultrasmooth movements and hence high levels
of operator confidence which, on the
Tottenham job, enabled very precise
positioning of the basket to allow the
engineer to safely remove the speaker.

Fluid operation of Union Industries’
doors helps eradicate heat loss at Jeyes

continuing to support a programme of
environmental temperature control at
Jeyes’ manufacturing facility in Norfolk.
Jeyes’ base in Thetford is the hub of its UK
operation where it produces and distributes the
company’s bleach, disinfectant and cleaner
products.
Union had previously installed two of its robust and
reliable Bulldoors in external locations at the plant,
which aid the reduction of heat loss from the
building.
Continuous vehicle traffic in and out of the factory,
which leaves one of the building’s large access
points exposed to the elements, has led to Jeyes’
installing another of Union’s Bulldoors at the
entrance to its automatic palletiser area.
The fast-acting operation of the Bulldoors, which
open and close at 1.6 metres per second, allows

operable if hit by a vehicle. Common to all doors in
the Matadoor range it is supplied as standard with a
fire retardant and anti-static door blade and no fewer
than 12 safety devices.

Installing Pilkington Activ™ Blue glass on the roofs
of two primary school main entrances in the London
Borough of Newham was intended to improve the
quality of the buildings and to ease the cost of future
maintenance, as Ron Draper from the Borough’s
Design Services Building Surveying Section
explains.
“These two primary schools were built almost a
century apart,” he says. “Manor Primary School in
Stratford is a Victorian structure which had an
inadequate main entrance which we had to demolish
and build a new structure, incorporating a glass roof.
North Beckton Primary School is under 15 years old
and the school wanted to add an extension for
parents waiting area for their children and usable
space. We decided to use Pilkington Activ™ Blue for
both, because of its proven self-cleaning properties,
which would affect long-term savings on cleaning
and maintenance.”
Pilkington Activ™ Blue is basically the same as
conventional glass, except for a unique dual action
coating. Once exposed to daylight, the coating firstly
breaks down and loosens any organic dirt (such as
bird droppings), and secondly the hydrophilic coating
on the glass causes rainwater to “sheet” down the
glass to wash the loosened dirt away.

Due to the integrated nature of Dalkia’s service,
the cost savings made will be used to directly
fund improved lighting, controls and plant across
North Somerset, without the need for an
increased budget.
Dalkia’s partnership with North Somerset council
began in 2004, when the company pioneered the
Performance Partnership formula. Since then, the
combined project with national utility provider EdF
has provided combined utility supply, energy
management and M&E maintenance for the local
authority.
“This new contract will dramatically increase the
potential for energy savings across the entire
region,” explains Dalkia’s Energy Services
Director Mike Sewell, “and could provide a model
for other local authorities in the future. This
holistic approach harnesses the direct benefits of
energy efficiency for our client, and embodies the
ideas behind our Carboncare solution.”
The tender for the extended contract was based
on utility and cost information yielded from one
secondary school. With planning is now in
progress to roll out the model across the council’s
entire portfolio, including 83 schools, 18 social
services buildings, 12 libraries and the Town Hall,
the projected savings are considerable.
“The Council’s utility bill is in excess of £3 million,
so there are huge potential savings there.” Mr.
Sewell continues. “With this contract Dalkia can
make a serious impact on North Somerset

motor used to power a fan that provides air to an
under-pitch aeration system that promotes healthy
turf and helps drain the soil.
The high-tech pitch at the new Arsenal Emirates
Stadium was designed and built by John Hewitt of
Hewitt Sportsturf Ltd, with heating, mechanical and
electrical equipment provided by Arthur Pollard Ltd.
Below the turf the root system is made up of sand
and various grades of gravel to form a permeable
bed. The air pipe-work is situated in this gravel bed,
above a wet heating system.
The air system can work in two directions. In the
forward direction, it provides aeration through the
gravel bed and through the root zone. Reversing the
air system can provide drainage from the root zone
down to pull moisture away from the surface.
The air system is powered by an extremely large fan
in the plant room, which is fitted with a large ABB
motor and a 160 kW ABB low harmonic drive. Low
harmonics were essential to prevent interference
with TV cameras and possible disruption of
coverage of the games.
The plant room incorporates a micro-processor
control panel. This communicates with the ABB
drive, monitoring the air movement at ground level
and adjusting it according to pre-set variables or the
groundsman’s requirements. When no air is
required, the ABB drive powers down the system to

and production facility in Burnley,
Lancashire. Part of a major heating
decentralisation project, the AmbiRad
radiant system provides accurate
control, zoning in 6 sections and the
flexibility and fuel economy required by
the customer.
The premises are owned by Hycrome (Europe) Ltd,
a leading surface treatment and manufacturing
specialist for the petrochemical and aerospace
engineering industries. The 30-year old building had
previously been heated by a central boiler system
feeding steam to radiators positioned around the

Chosen for its compatibility with Ground Source
Heat Pump (GSHP) technology, plus its energy,
cost and space saving qualities, Caloris will also
provide air-source back up to the GSHP system.
Colt Caloris units will be installed in all 200 rooms
at the hotel, with two outdoor units linked to
GSHP. The hotel’s re-development is due for
completion in August 2008.
In addition to its compatibility with GSHP, Colt
Caloris’ design makes it perfect for hotel
applications. Caloris offers de-centralised, local
control, adjustable by individual room occupants,
and its indoor, horizontal units are amongst the
quietest and slimmest on the market.
Unlike VRF (Variable Refrigerant Flow) air
conditioning systems, Colt Caloris units are
connected by a two-pipe neutral temperature
water circuit, resulting in a minimal amount of
refrigerant charge being used, avoiding the F-gas
regulation. The minimal use of refrigerant also
negates the need for potentially costly refrigerant
leak detection systems. At Ramada, this has
vastly increased the available space – rooms that
would have been required to house refrigerant to
water heat exchangers in a VRF system are used,
instead, to store linen.

kept breaking down. The time was right to look at
decentralisation.”
Requirements for a new system were heat coverage
across the entire factory, highly economic
performance and energy saving operation. AmbiRad
recommended Vision radiant heaters for their
flexibility and effectiveness. The units were installed
by contractors Integrated Mechanical of Ripponden,
Yorkshire.

Support Services currently employs at other UK

Media Control Limited (MCL) hires out video, light
and sound equipment for conferences and
exhibitions at major venues such as the Birmingham
NEC. All equipment stored in the 5,000m2 must be
protected from damp, while employees at work in
the production and testing areas require effective
comfort heating.
Just four Reznor UDSA43 heaters were installed to
heat these very large space premises, maintaining
an internal temperature of 19-20°C – sufficient to
satisfy both heating requirements. Reznor Maximisor
destratification fans at high level return all risen
warm air to lower levels to add to the economic
running of the heaters. The units are controlled by
SmartCom intelligent controls that keep them
operating at optimum efficiency.
Despite the extensive floor space and a roof height
of eight metres, good insulation and wall-to-wall
carpeting mean that the high efficiency heaters need
only run at low intensity to maintain all-round
warmth.
The Reznor heaters are programmed to work in
concert with external roller shutter doors. One unit
fires up automatically when the doors are opened,
and the rest follow as the air gradually cools.
Internal comfort conditions recover very quickly once

home. Having a common network encourages the
use of common languages to be used between the
various systems and hence the ability to share data
and report information in a consistent format. In
other words we have ‘integration’. However, rather
than get carried away with the excitement of new
technology and all that it can do, perspective must
be kept. Technology can now achieve most, if not
all, of the requirements in a building, but it is only
the means to achieve the ends - not the end itself.
Without the necessary preparation and
understanding about the solution that is required, the
final implementation will not achieve the client’s
expectations or objectives and hence will be
regarded as having failed.
Quite rightly, clients have always looked for value for
money solutions to their problems, and the potential
slowing down of the economy only strengthens this
further. Energy, sustainability and social
responsibility are all key issues and failure to
understand the implications of these can have wide
ranging implications including financial ones. One
high visibility issue at present is the ever-spiralling
cost of energy. There is often big scope for reducing
consumption but to be able to do this the information
of where it is being used and why must be available.
This is where an integration solution scores over the
more traditional approaches. With access to data
from a variety of sources the system can not only
report back on a regular basis but can also
intelligently optimise and control the usage that will
not compromise the use of the building or

From recycled plastic bottles for kitchen surfaces,
recycled car tyres for entrance mats and reflective
paint to cut lighting bills, every aspect of the new
office design and refurbishment has been carefully
considered to minimise impact on the environment.
Other features include a folding wall in the main
meeting rooms, which offers a flexible use of space
and doubles as a giant whiteboard – reducing the
need for paper.
The new carbon neutral office uses infrared
movement sensors to deploy lighting in zones only
where people are working - spelling an end to fully
illuminated buildings housing just a few workers.
Dimming units are also installed, which can
automatically adjust to the natural lighting
conditions, so less light is used on sunny days –
dramatically cutting energy usage.

Gatwick and undertaken an installation
of its Movinord office partitioning
system at the London airport’s ‘First
Point’ office building.
The Movinord demountable steel partitioning units
were specified by the contractor, Alfred McAlpine, in
order to create a number of cellular office spaces
within the open plan environment. Designed
specifically to be flexible and easily reconfigured, the
Movinord system is easily assembled, with minimum
disruption and can be repositioned many times
throughout its lifetime – a clear distinction from the
use of dry wall partitioning.
Ian Harding, a leading member of the project team
at Alfred McAlpine, explained the merits of the
Movinord system: “When BAA Lynton, the airport
owner’s commercial property operators, approached
us with the project brief, it was clear that both
aesthetic quality and flexibility were key
components. With the Movinord partitioning, we
were confidently able to deliver an installation that
could double as a comfortable office space for
employees and as an attractive meeting space for
visitors.”
The Movinord specification follows the successful
installation of AET’s Flexible Space Concept
incorporating Hiross underfloor air conditioning
system – which enabled the building’s initial
construction time to be cut by 25%.

in selecting the Philips ECS LMM system.
The new home for Eurostar, this unique London
landmark is one of the UK’s largest enclosed
spaces. Within this area the control system had to
operate not only the ticket hall and baggage area
but also the prestigious Business Premier Lounge,
and the impressive shopping complex known as
Circle Retail.
On entering the Business Premier Lounge,
passengers cannot help but be impressed by the
architecture of the interior which has now been
enhanced by the subtle layered lighting application.
Creating both accent and ambient lighting some 30
different luminaires have been used including
custom made chandeliers which take pride of the
place. The LMM system co-ordinates all of these
different elements to create a variety of scenes
should the lounge be required as a private function
facility. LED’s operated by a DMX controller have
been integrated into the welcome desk ensuring that
the distinctive branding of the Eurostar insignia is
immediately visible. Within the vaulted coffer
recesses curved white perforated panels have been
suspended housing cold cathode tubes which
illuminate and accentuate the rich brickwork. With
such a mix of different lighting technologies being
used compatibility was of prime importance for
successful operation. The LMM system provides
just that being able to handle all fluorescent ballast
types including analogue and digital ( DALI and DSI
) whether individually or in combination. Not only
that but it can comfortably cope with virtually all
lamp types including as here, LED technology, as
well as the latest innovative luminaires featuring
colour temperature mixing for dynamic lighting.
Within the imposing ticket hall LED’s have again
been integrated into the service desk panels. Along

Merlin has been appointed to service and
maintain standby generators at 17 sites, which
include Land Securities’ own offices in The
Strand.
The three-year contract will include 24/7-cover
with emergency response times of less than four
hours. The Land Securities buildings are
occupied by financial institutions, retail outlets,
communications companies and consultancies
which all rely on a continuous power source.

Imagine you are the manager of a care home and it
is a cold January night. Suddenly the lights flicker
and within seconds the whole building is plunged
into darkness. Without mains power you have no
lifts, lights, heating, hot water, kitchens, kettles,
laundry……....the list just goes on! More importantly
your residents will be dark, cold, unsafe, and
ultimately uncared for and would you have any idea
for how long?
Business Standstill
Alternatively, you run a growing, competitive
business in a building full of employees providing
services for and responding to customers, and
suddenly there is a powercut. Although you have a
UPS system it will only provide you with approx.
twenty minutes of support power; How much time,
money and business will you lose per hour without
power should the cut last longer than 1 or 2 hours?
Business Continuity
Nowadays every organisation should have an
effective power management strategy within their
‘business continuity and disaster recovery plan’ to
protect their integrity in case of powercuts. On
average we will experience around 20 powercuts
each year and, whether you are based in a city or
rural location they are not selective about whom
they affect or for how long.
The Statistics
According to Ofgem data the UK experiences
around 24 million powercuts a year, many lasting
several days regardless of location. With predictions
of more extreme weather and a less secure mains
power supply, the demand for standby power is set
to grow at 7% per annum over the next 5 years.
High winds, snow, severe flooding, accidents, and
equipment failure cause Powercuts. Finding and
curing the problem is often a major challenge, which
raises the question: – can you afford to wait?
What do I Need?
When considering what type of power protection to
install, several factors need to be considered,
namely demand, necessity, and budget. For
instance if you manage an SME or larger sized
company with a substantial computer network and/or
critical operations that require instant power
restoration in the event of outage i.e. Hospitals,
control rooms, data centres etc you will need a UPS
linked to a standby generator. However, if you
manage a smaller sized company with a limited
budget performing less-essential operations or a
company operating multiple sites such as telecom
masts, care homes, remote offices etc the most cost
effective option will be a UPS system together with a
24/7 number to call for an emergency generator.
UPS
UPS are a power protection device designed
principally to monitor and stabilise the incoming
mains supply and provide instant battery backup
power when the mains fails. This then allows
controlled IT system shutdown and an alternative
power supply to be connected. UPS only offer
relatively short run times and therefore require the
support of a generator for longer mains power
failures.
Standby Generators
A static standby generator system would operate via
an electronic control panel that senses a loss of
electricity supply when a power cut occurs and
automatically starts the generator within seconds.
Once the mains supply returns the system senses
this, monitors the supply for stability, then
automatically reconnects to the restored mains
supply. Standby generators require a large single
capital expenditure ranging from a few thousand
pounds upwards to many hundreds of thousands of
pounds depending on output, and incur ongoing
costs for maintenance and fuel etc. Often used in
combination with a UPS, standby generators are
essential for large companies with sophisticated IT
systems or critical operations as they provide
virtually immediate power supply restoration.
Emergency Callout Generators
For those companies that do not have the budget to
buy a generator or have multiple sites where
installing standby generators would be prohibitively
expensive there is now another option. Emergency
callout generators negate the need for large capital
expenditure by providing a contract whereby a
standby generator is supplied on an emergency
callout basis. They provide an effective, low cost
solution for applications where prolonged powercuts
would cause a problem and budgets are stretched.
How Does It Work?
Serviced by a 24/7-control room, a standby
generator is despatched from a local depot when a
generator request call is received from a subscribing
site. Standard service levels include a target time of
1 hour and a guaranteed commitment to a maximum
of three hours. Upon arrival the delivery engineer
connects the generator to the pre-installed generator
connection and manual changeover system and
advises the customer to switch over to the
generator. Larger buildings can be supported
through dedicated circuits in situations where the
total building load requirement exceeds the
generator’s capacity. A mains supply indicator lamp
is fitted to the changeover switch to inform the
customer when the mains power is restored.
Registration
A contract purchase involves a one-off Registration
Fee at the set-up stage which covers the installation
of a suitable connection / changeover system. The
only ongoing cost thereafter is a monthly Retainer
Fee (just like insurance or vehicle roadside
assistance cover). Depending on the type of contract
callouts, are either charged at a standard rate or
included within the Retainer Fee.
“Doing Nothing is No Longer an Option”
What with terrorist events such as 9/11 and July 7th
no organisation can assume immunity from
disruption. Disaster recovery plans need to become
a necessary and integral part of every business’s
resilience and, regardless of size, it is essential to
incorporate some form of power protection solution,
as part of the business continuity plan –doing
nothing is unacceptable in today’s overcrowded,
competitive marketplace. The type of solution
chosen is dependent upon individual requirements,
budgets, and circumstances but, whatever your
situation or size, there is now a power support
system available to ensure that all businesses large
and small can continue to operate when powercuts

that any provision they have made to

Since the introduction of the ban on smoking in
public places in England, sheltered
areas outside the main buildings of
pubs and restaurants have
become an ever more common
feature. While the majority have
been built to exacting standards,
there are certainly incidences
where they have not.
Graham Ellicott, CEO of the FIA,
comments — ‘Even if a sheltered
area has been created as a
temporary structure, it still needs
to meet the fire safety standards
which apply to the main building.
Given that the sole purpose of such structures is to
accommodate smokers, with the increased fire risk
that this inevitably represents, it is even more
important that the materials used meet the
requirements in terms of flame resistance and that
the fire fighting equipment, such as portable fire
extinguishers, are fit for purpose and approved.”

staff on site, the incident is instantly relayed to the

Homes in the historic village of
Shareshill, which has a church tower
dating back to the 14th century, have
been subjected to a spate of thefts
over the past year where valuable
items have been stolen. The church
has also suffered from thefts.
However, residents of Shareshill are
teaming up with local police to fight
back against theft by using the latest
in DNA forensic technology to protect
their homes and possessions.
Around 100 properties have been
permanently marked with a new
product called SelectaDNA, which
irrefutably links criminals to burglaries
and break-ins. The forensic markings
are impossible to remove and
identification can be made from tiny
specks the size of a pin head.
Thieves should be aware that similar
police marking schemes in other
residential areas across the UK have
reduced break-ins by up to 80%.
PC Andy Heaton, who organised the
scheme, said: “On dark winter nights,
when theft is traditionally on the
increase, we want to help residents
protect their properties. Forensic
marking will be a major deterrent to
thieves in the first instance – but if
items are stolen, it is much easier for
us to catch the perpetrators.”
Whilst crime levels in Shareshill are
considered by police to be “moderate”
at present, the fact that the village has
quick and easy ‘getaway’ access to
major roads is thought to have been a
contributing factor to its appeal to

Half of the facilities professionals
interviewed also said that they couldn’t
have improved on their last move,
suggesting that FMs are comfortable
with this regular process.
The Survey, in which 202 facilities
managers were interviewed by
telephone
in
October
2007,
investigated the role of the FM and
others in the planning, management
and implementation of office moves;
encompassing all types, ranging from
whole premises moves to internal or
departmental moves within the same
building and site closures.
It revealed a good degree of mobility
within the UK business community, with
well over half of surveyed
organisations having
moved three times or
more in the past three
years, and nearly half
expecting another
move within 6 months.
Respondents were
questioned
about the most
recent moves
carried out by
their organisations; the most
common of which were internal or
departmental moves (carried out by
66% of respondents), followed by
moves to new premises within the
same area (25%). Less than 5% of
moves involved a major geographic
relocation; while the most popular
reasons for moving were expansion
(38%) and internal reorganisation
(31%).
Encouragingly, nearly half of all
respondents (48%) had recycled or
reused furniture and other office items
internally following their move, while
over a third (37%) had used external
suppliers for recycling or disposal.

‘exceptional’, decisions at
replacement time are easy.
So when the Glynhill hotel in Renfrew
decided to replace the Primus and
Huebsch equipment, supplied and
supported by Armstrong, the same
brands were selected, again from
Armstrong.
‘Our two 20 kg Primus washerextractors had worked upwards of
nine hours a day, seven days a week
for over eight years and so, of course,
had the complementary Huebsch
dryers’ says Executive Head
Housekeeper Debbie Vernal. ‘We had
no serious problems in all that time
and the support from Armstrong was
beyond expectations, even turning out
late at night if needed.’
The laundry handles everything from
the 145 rooms, the kitchen, the
function linen and the towels from the
spa. Given a £3 million improvement
programme in three years, the
Glynhill, seven miles from Glasgow
and a mile from the airport, has a high
occupancy rate. The luxurious spa, in
particular generates a lot of work for
the laundry.
The hotel has replaced two 20 kg
washer extractors with two 16 kg and
one 10 kg Primus to give greater
flexibility. A rotary ironer from
Armstrong and one of the three
original 529 litre (50 lb) Huebsch
dryers are still working flat out and the
other two dryers have been replaced
with current models.
