Wesleyan University Construction Services SCOPE OF WORK FREEMAN ATHLETIC CENTER – BACON FIELD HOUSE ROOF REPAIRS RELATED DOCUMENTS 1. The scope of work involves replacing a portion of the tapered EPDM roof at the base of the barrel roof and repairs at the top of the barrel roof at the Bacon Field House. An add alternate shall also be provided to replace the south end lower EPDM roof. 2. The Owner shall obtain the building permit for all of the MM FY15 projects. Building permit number shall be provided to the awarded contractor. Contractor shall provide to the Owner certified copies of all contractor and sub-contractor licenses. Licenses shall be current and correspond to the type of work being performed by the specific individuals. Contractor shall not be allowed to start work without these copies. Contractor shall schedule and notify Owner of all inspections with the City of Middletown. Owner must be present at inspections. 3. Drawings, photos and general provisions of the Contract, including General and Supplementary Conditions and all other Specification Sections apply to this section. SCHEDULE 1. General Project Schedule o Construction Start Date: May 27, 2014 o Substantial Completion Date: July 11, 2014 o Project Completion Date: Start Work: July 25, 2014 GENERAL PROJECT REQUIREMENTS 1. Contractor shall adhere to the project manual. 2. The contractor will be responsible to ensure each subcontractor is responsible for daily clean up of individual’s work. Project site must be kept clean and free from tripping hazards. 3. Conduct construction waste management activities in accordance with the State of Connecticut EPA, Middletown Municipal Code and all other applicable laws and ordinances. Removal of non lead based debris is to be disposed of in contractor supplied dumpsters at a location agreed to by the Owner and Contractor. 4. Coordinate all work with work of other trades. 5. Contractor to comply with all State and Federal Codes, City of Middletown Ordinances, OSHA requirements and Wesleyan University General Project Requirements and Closeout Procedures. 6. Provide as-built condition drawings for all work performed in this building that creates a physical change to the building. 7. After review of site, contractors are responsible for any required temporary protection during the work. 8. Any overtime required to complete the project MUST be brought to Owner’s attention prior to submission of bid. 9. Contractor shall provide traffic barricades, signage, flagpersons and all other traffic control methods required to complete the work. 10. Contractor shall protect all surrounding areas, plants, shrubs, trees, etc. from damage and shall be responsible for any required temporary protection during the work. Any damaged plants, shrubs, trees, etc., shall be replaced in kind at no expense to the Owner. 11. Contractor shall coordinate the placement of cranes and all other heavy equipment with the Owner’s Representative prior to the start of work. Contractor shall protect turf, concrete walks and pavement as required. Damaged turf, concrete walks and pavement shall be repaired by the contractor at no cost to the Owner in accordance with the attached specifications. Removal of debris is to be disposed of in contractor supplied dumpsters at a centralized location. Coordinate dumpster location with Owner’s Representative prior to the start of work. Protect pavement or turf areas beneath dumpster with plywood. Contractor shall repair any damaged pavement or turf areas resulting from dumpster placement or removal at no cost to the Owner. 13. Prior to the start of work, Contractor shall ensure interior space is protected from falling debris and dust particles for the duration of the project. Contractor shall clean interior space if required. 14. Contractor shall protect exterior building stucco facade from damage for the duration of the project. Contractor shall utilize protective coverings as needed. 15. Contractor shall meet or exceed all OSHA fall protection requirements. Contractor shall also adhere to all Wesleyan University fall protection requirements as outlined in the project manual. 16. Doors to facilities must be kept locked at all times; any propped doors will be closed by Wesleyan University facility operations staff or public safety, no complaints or exceptions. If doors are to be propped the door shall be watched by a representative of this contractor. ROOF REPLACEMENT GENERAL NOTES 1. This is an occupied administrative building and will be continuously occupied by Wesleyan employees and visitors throughout the duration of the project. Contractor shall coordinate all work with the Owner’s representative and shall maintain egress at all times as required. Work zones shall be identified and taped off as required throughout the day to prevent people from entering work areas. Contractor shall provide schedule of work to be distributed to occupants by Owners Representative. 2. Prior to the start of work, contractor shall submit roofing shop drawings that layout the insulation requirements and also identify each different roofing condition that exists along with the proposed manufacturer’s detail being used to address these areas to ensure a minimum 20 year manufacturer’s warranty. Reference specifications for all submittal requirements. 3. Contractor shall recycle all metals removed from the project and deliver to Jukonski recycling on Butternut Street in Middletown. Hours of operation: 1:00 pm – 6:00 pm. Recycling credit to be placed on Owners account - Attn: Roseann 4. Contractor shall remove all equipment, debris and material immediately upon completion of the project. Contractor shall restore grounds to the condition prior to the start of work. 5. Prior to the start of work, a pre-installation conference shall be scheduled with the Owner in accordance with the requirements outlined in the specifications. 6. Contractor shall use a complete roofing system utilizing all components by a single source Manufacturer. 7. Contractor shall coordinate interior locations of fall protection penetrations prior to proceeding with the work. Review interior deck conditions for presence of conduit, piping, lighting, etc. Capture all debris from penetrations while performing the work - cleanup interior space upon completion. 8. Contractor shall include 18 seam strip / formflash patches in the base bid to be installed on either side of the barrel roof at locations to be identified in the field by Owner. Assume 1SF per patch. 9. Contractor shall not remove more roofing than can be replaced in the same day. 10. Contractor shall remove the existing EPDM, insulation and all roofing system appurtenances at all locations where new EPDM roofing system is noted to be installed. Removal shall be down to the existing deck. Maintain strict dust control measures for the duration of the project. 11. Contractor shall carefully release and bend up existing LCC counterflashing to install new EPDM. Carefully bend down and re-anchor flashing upon completion of EPDM installation. 12. Contractor shall remove existing sealant / caulking above LCC counterflashing. Install new caulking for a watertight seal. Typical for all areas where new EPDM is installed. 13. Contractor shall remove EPDM on existing LCC parapet cap. Maintain existing LCC cap in place. Modify vertical fascia of existing cap as required to install new anchorgard bar and fascia cover (This note applies to base bid work). Contractor shall include all related items of work as noted herein or indicated on the drawings or otherwise required to complete the specified elements of work and provide the necessary warranties for this work. 15. Contractor shall install new wood blocking nailer as specified at the new to existing barrel vault roof tie-in location. 16. Contractor shall install new tapered roof insulation with compatible heavy duty threaded fasteners and insulation plates as specified. 17. Contractor shall maintain existing roof drains and tie-in the new roofing system in accordance with the Firestone roof drain detail 18. Contractor shall install new Firestone AnchorGard edge metal fascia cover with Kynar finish. Color shall be selected by owner from manufacturer’s standard colors. Submit color samples to owner for approval. 19. Contractor shall seam strip / formflash around entire perimeter of existing exhaust fans as shown on the drawings/photos. 20. Contractor shall re-adhere existing walk off mats at top of barrel roof. 21. Contractor shall seam strip / formflash all existing seams, t-joints and all previously patched areas in toto at the top of the barrel roof between the walk-off pads for the entire length of the barrel roof – see repair details on sheet RP-3). Contractor shall extend repair under existing LCC cap at both ends of the barrel roof. Reseal LCC cap. 22. Contractor shall re-adhere existing boot and seam seal over flat section of existing ladder support pipe flashing. Repair shall be circular and shingle lapped (typical for each ladder support post). 23. Contractor shall cut out EIFS, install new LCC flashing and counterflashing to cover base of ladder anchors. Caulk and provide watertight seal at ladder brackets - see detail on RP-2. 24. Contractor shall seam strip all existing seams & t-joints between the walk-off pads (typical for entire length of roof – see repair details on sheet RP-3). 25. Contractor shall re-flash existing vent pipes per pipe flashing detail on sheet RP-2. 26. Contractor shall install new FIXFAST XS fall protection system and all required EPDM boots at the upper section of the barrel roof. All fall protection system components shall be purchased by the Owner and installed by the contractor (Note: EPDM boots shall be provided and installed by the roofing contractor for a watertight installation). Reference FIXFAST fall protection layout drawing, fall protection system component details and Specification Section 07227 – Fall Protection Devices. 27. Contractor shall protect exposed roof surfaces at the end of the work day as required to prevent water from entering the interior of the building. Contractor shall be responsible to restore the interior surfaces to their original condition should damage occur. 28. Ponding water 48 hours after precipitation shall not be an acceptable condition and shall be resolved and corrected by the contractor at no cost to the Owner. Add Alternate #1: 1. Contractor shall provide an add alternate to install a new EPDM roofing system at the south end lower roof. New roof system shall be in accordance with the base bid specifications. Alternate bid should be based upon carefully removing the existing LCC parapet cap for re-installation upon completion of the new EPDM system. Provide a add or deduct in the designated space on the bid proposal form to install new anchorgard bar and fascia cover for the entire lower roof parapet in lieu of reusing the existing LCC cap.
