GENERAL NOTES – MASON CONTRACTOR / RAILING CONTRACTOR 1. The scope of work for this project involves brownstone repairs, masonry repointing, metal railing fabrication / installation and painting for the Judd Hall east portico and north entry stair. Two separate contracts will be issued and managed by the Owner and shall be priced based on the scopes noted. A contract will be issued for all the masonry work and another contract will be issued for the handrail fabrication, existing metal railing repairs and exterior painting. All painting work specified shall be by the railing contractor. Both contractors shall coordinate work schedules with the Owner. 2. There shall be no parking allowed on the sidewalks or within the adjacent roadways. Contractor shall transport his materials for the work to be performed. Materials may be stored on the site. Contractor is responsible to secure his materials and maintain safe, clear passways. This is an occupied building – Each contractor (“Contractor”) shall post appropriate signage required for alternate ingress and egress routes during the performance of their work. There is ongoing research in the labs within the building. Research work is affected by vibration. Contractor shall notify Owner of the work planned each day the day before is scheduled. After review of site, contractor shall be responsible for any required temporary protection during the work. Judd Hall will be occupied during the restoration process. All passageways to enter the building shall be accessible and clear. The contractor shall be responsible to provide signage, barricades, safety protection, and temporary protection of adjacent areas. Contractor shall strictly adhere to all OSHA standards and Wesleyan University general project requirements. Contractor will be responsible for daily clean up of individual's work. Project site must be kept clean and free from tripping hazards. Removal of debris offsite is contractor’s responsibility. Contractor shall protect all surrounding areas from damage relating to equipment and wet surfaces. Regrade existing landscape as required due to damage. Fine grade and seed. Apply straw on top. Water as required until grass is established. Recheck status of growth in 30 to 60 to 90 days. Contractor shall put in place methods to provide dust control and noise control. All cutting shall be wet – no dry cutting allowed. Contractor shall be required to wear personal protective equipment as required by OSHA and the product MSDS sheets. Contractor shall also wear hearing protection as required when using equipment that exceeds 85 decibels. Contractor shall be responsible for the containment, lawful removal and disposal of used materials, residues, dirt, containers and debris. Disposal shall be in accordance with federal regulations, the laws of the State of Connecticut and the provisions of the City of Middletown. Contractor to comply with all state and federal codes, City of Middletown ordinances, OSHA requirements and Wesleyan University general project requirements and closeout procedures. Any overtime required to complete project must be brought to owner's attention prior to submission of bid. Contractor shall provide all contracted subcontractors with division 1 documents and related trade specifications. Contractors shall submit their safety program and identify their safety officer. For all brownstone repairs, contractor shall use Custom SYSTEM 45 - Type SD by Edison Coatings, Inc., 3 Northwest Drive, Plainville, CT 06062; 860-747-2220 or www.edisoncoatings.com. Brownstone repairs shall match existing brownstone color. Provide repair color samples and install test patches for Owner review and approval. In lieu of SYSTEM 45, Contractor may also use HRM – Historic Restoration Mortar by Bonstone Materials Corp., Mike Beckman; 1-800-425-2214, www.bonstone.com. Identify products in the proposal form. 2. For all repointing, contractor shall use SPEC-JOINT 46 – Type M custom specification-grade masonry mortar, also by Edison Coatings, Inc. Mortar color shall match existing. Provide mortar color samples to Owner for review and approval. BROWNSTONE REPAIR / REPOINTING NOTES 1. The scope includes brownstone repair and repointing work within the contract limit lines shown. Contractor shall provide all labor, material and equipment required to complete the work. • The work shall include repointing. • The work shall include brownstone repairs. (Exclude column capital repairs – see below). • An add alternate shall be provided to include the cost to repair and carve all column and pilaster capitals (total of 10). 2. Prior to the start of work, contractor shall provide submittals for all materials being used. Submit to Owner for review and approval. 3. Prior to the start of work, contractor shall powerwash and clean the brownstone portico and north entry stair to ensure proper color match to existing brownstone and mortar joints. 4. Contractor shall provide test patches prior to the start of work to match the existing brownstone color. Final match shall be approved by the Owner prior to proceeding with all repairs. Mixing of multiple colors may be necessary to obtain an accurate color match. 5. Repairs shall be made to all brownstone components within the contract limit lines. Contractor shall repair and patch chipped, gouged or cracked brownstone. Contractor shall inspect and sound out all brownstone areas showing signs of degradation to remove all loose, hollow and deteriorated brownstone. Removal shall be to a sound, solid substrate. All brownstone repairs shall be made with Custom SYSTEM 45 two-component, latex modified cementitious mortar or HRM – Historic Restoration Mortar as specified. Application, priming, mixing, hot weather, color blending, finishing, carving, and curing shall be in accordance with manufacturers specific instructions. 6. Repairs shall be finished and carved to match existing carved details (typical for all repairs). 7. Contractor shall properly prepare joints and remove existing mortar to a depth of 2 to 2 ¼ times the width of the joint. Remove additional mortar below this depth if loose or disintegrated. 8. Mix mortar and fill joints in accordance with manufacturer specifications. Joints shall be filled in ¼” lifts and tooled to match the existing joint profiles. 9. Newly filled joints shall be properly cured in accordance with manufacturer specifications and should be misted periodically for at least one to two days after tooling. This frequency will depend upon weather conditions and substrate moisture retention and shall be reviewed with the Owner to ensure proper curing methods and durations are used. 10. Excess mortar and smears shall be removed using a stiff natural bristle brush and water before the mortar has set (typically within 1-2 hours). Do not use chemical cleaning agents. 11. Contractor shall remove all existing bird wire and squirrel mesh at the underside of the east portico to complete the work. Upon completion of all restoration work, contractor shall reinstall bird wire and squirrel mesh and shall supplement additional as need. 12. Contractor shall patch brownstone areas after removal of guardrails at east portico landing. Existing guardrail removal shall be coordinated with railing contractor. 13. Contractor shall clean existing column capitals of loose materials. Repairs shall not be made to the ten (10) column capitals. Contractor shall provide an add alternate in the appropriate space on the bid proposal form to restore capitals on the columns and pilasters (Total of 10). All capital details shall be replicated based on existing details in tact. Repair mortar shall be applied in lifts as required to obtain enough mass to perform carving once cured. Contractor shall also provide railing shop drawings showing the new layout based on field measurements. Submit to Owner for review and approval. 2. The scope includes new railing installation, existing railing repairs and new and existing railing painting as noted. New railings are as identified on Drawing SKA-1 and SKA-1.1. Existing railing repairs, portico ceiling repairs and painting are identified on photo sheet P-207-16 & P-207-17. Contractor shall provide all labor, material and equipment required to complete the work. 3. Contractor shall not remove existing guardrails at landing until new guardrails have arrived and are on-site ready to be installed. Removal of existing and installation of new guardrails at landing must be completed in the same day for safety. 4. Contractor shall core drill and set all posts in epoxy with a minimum embedment depth of 4”. 5. Reference drawing SKA-1 and SKA-1.1 for a complete scope of the new railing fabrication, installation and layout requirements. EXISTING CAST BALLASTERS AND RAIL 1. Patch areas and provide repairs to railings prior to painting 2. Prep existing railing to remove all dust, grease, dirt, loose rust, and other foreign material to ensure proper primer adhesion. 3.
