SCOPE OF WORK

CFA P THEATER – EXTERIOR REPAIR & WATERPROOFING ROJECT

PART 1 – GENERAL

1.1

RELATED DOCUMENTS

A.

Drawings and general provisions of the Contract, including General and Supplementary

Conditions and all other Specification Sections referenced, apply to this section.

1.2

SCOPE OF WORK-GENERAL

1.

Reference the MM FY14 Project Manual dated January 14, 2013 for a complete and all inclusive summary of the project requirements.

2.

This area is referred to as the Center for the Arts.

3.

Contractor shall provide all labor, material and equipment required to complete the work.

4.

Contractor will be responsible for daily clean up of individual’s work. Project site must be kept clean and free from tripping hazards. Removal of debris is to be disposed of in contractor supplied dumpsters at a centralized location.

5.

Contractor shall protect all surrounding areas from damage relating to equipment and wet surfaces. Regrade existing landscape as required due to damage. Fine grade and seed. Apply straw on top. Water as required until grass is established. Recheck status of growth in 90 days.

6.

After review of site, contractors are responsible for any required temporary protection during the work. The CFA Buildings will be occupied during the cleaning and waterproofing process.

All passageways to enter the building shall be accessible and clear. The Contractor shall be responsible to provide barricades, safety protection, and temporary protection of adjacent area, remove daily debris and final cleaning. Contractor shall strictly adhere to all OSHA standards and Wesleyan University General Project Requirements.

7.

Contractor shall put in place methods to provide dust control and noise control. Contractor shall be required to wear personal protective equipment as required by OSHA and the product

MSDS sheets. Contractor shall also wear hearing protection as required while power washing and when using equipment that exceeds 85 decibels.

8.

Contractor shall maintain a clean and safe work environment.

9.

Contractor shall be responsible for the containment, lawful removal and disposal of used materials, residues, dirt, containers and debris. Disposal shall be in accordance with federal regulations, the laws of the State of Connecticut and the provisions of the City of Middletown.

Costs for disposal of contaminated materials shall be incurred by the contractor.

10.

Contractor to comply with all State and Federal Codes, City of Middletown Ordinances, OSHA requirements and Wesleyan University General Project Requirements and Closeout Procedures.

Provide as-built condition drawing.

11.

Any overtime required to complete project MUST be brought to Owner’s attention prior to submission of bid.

12.

Doors to facilities must be kept locked at all times.

13.

General contractor shall provide all contracted subcontractors with division 1 documents and related trade specifications.

14.

Contractors shall submit their safety program and identify their safety officer. This information shall be submitted with the bid documents.

SCOPE OF WORK

Contractor shall submit site mobilization plan identifying staging, lifts, equipment and storage for review and approval by Owner.

Contractor shall provide roof protection for performance of the work to maintain roof warranty.

Roofing system was replaced August 2012.

The following applies to the concrete high roof area identified on the photo sheets P-104-10 & 11

Concrete Repair / Waterproofing:

1.

Contractor shall protect roofing surface to maintain warranty. Roof was replaced in August

2012.

2.

Contractor shall clean the exterior concrete using a water spray cleaning system. This system is based on using a water pressure of approximately 1000 PSI delivered through a 15 degree fantip nozzle. The spray wand should be held at an even distance of approximately 12-inches from the wall surface and even broad sweeps shall be made. Water spray shall not be concentrated in any one location.

Install Waterplug Hydraulic Cement by Thoro Consumer Products, BASF Construction

. Install shall be as shown in Detail A on the tunnel/basement waterproofing project detail sheet C-3 dated 5/31/13 and in accordance with manufacturer’s requirements.

4.

Provide replacement reinforcing bars and structural repairs for concrete areas that have spalled or that are delaminating. Repairs shall utilize LA40 repair mortar as noted, 'Emaco P22' rebar cementitious coating by BASF Construction Chemicals, LLC., bar lock type S/CA rebar coupler system by Cayton Superior - www.daytonsuperior.com

, for all new rebar installed and

KURE 200W curing compound by BASF Construction Chemicals, LLC. Install shall be as shown in Detail C on the tunnel/basement waterproofing project detail sheet C-3 dated 5/31/13 and in accordance with manufacturer’s requirements.

5.

Contractor shall apply Thoroseal Waterproof Cement-Based Coating, Color: Gray, to the bottom of the high roof concrete walls. Entire lower area is to be coated to the height of the first formwork seam (approximately 8’ x perimeter). Follow manufacturer’s application directions to maintain warranty.

6.

Contractor shall furnish and apply water repellent Protectosil CHEM-TRETE 40 VOC or DRY-

TREAT 40SK to concrete surfaces of the high roof that did not have Thoroseal Waterproof

Cement-Based Coating applied. Two coats of water repellent shall be applied to all surfaces that have been cleaned. Contractor shall apply water repellent in accordance with the manufacturers written instructions. A two-year labor and material warranty shall be provided for the water repellant application.

The following applies to the areas identified on photo sheets P-104-1 thru P-104-21

Limestone and Concrete Cleaning:

1.

Contractor shall clean the exterior limestone and concrete using a water spray cleaning system.

This system is based on using a water pressure of approximately 1000 PSI delivered through a

15 degree fan-tip nozzle. The spray wand should be held at an even distance of approximately

12-inches from the wall surface and even broad sweeps shall be made. Water spray shall not be concentrated in any one location. The water spray shall also be used to clean the original recessed mortar joints.

2.

Contractor shall reference the attached scope locations and elevations. Contractor to clean the exterior façade including but not limited to all limestone, concrete window bands (all four sides

– top, bottom, inside face, outside face), inside face of limestone at window openings, concrete parapets (top of parapet and both sides), concrete foundation (to finish grade), retaining walls, loading dock walls, etc.

Water Repellent:

1.

Contractor shall furnish and apply water repellent Protectosil CHEM-TRETE 40 D on all limestone. Contractor shall furnish and apply water repellent Protectosil CHEM-TRETE 40

VOC or DRY-TREAT 40SK to all concrete surfaces. Two coats of water repellent shall be applied to all surfaces that have been cleaned. Contractor shall mask and protect all glass, metal and painted surfaces to avoid product residue staining. Contractor shall be responsible to remove any residue from windows. Contractor shall apply water repellent in accordance with the manufacturers written instructions. A two-year labor and material warranty shall be provided for the water repellant application.

Joints:

1.

Contractor shall carefully grind existing mortar joints as identified on the drawings and photo sheets. Proper preparation of all joints is essential prior to refilling. Repointing shall be done using a Type N mortar based on white Portland cement. Mortar color shall match existing mortar. Mortar joints shall replicate the original recessed joint detail. Contractor to provide color samples and mock up for approval.

2.

Contractor shall carefully cut out all existing caulk at fire alarm sprinkler bells on east and west retaining walls. Proper preparation of all penetrations is essential prior to refilling. New backer rod shall be installed and the penetration shall be continuously caulked. Contractor shall cut out only the amount that can be re-caulked in one day. No joints shall be left open at the end of the day. Backer rod shall be closed cell by Denver Foam® by Backer Rod Manufacturing, Inc.

. Caulking shall be Dow 795, Limestone Color.

3.

Contractor shall carefully cut out existing caulk at expansion joint between building and loading dock retaining wall on northeast elevation. Protect and maintain existing fabric expansion joint material. Fill joint with continuous caulk. Caulking to be Dow 795, Limestone color.

Contractor shall wash all windows upon completion of the work.
