Wesleyan University SCOPE OF WORK BID PACKAGE #20 HUMAN RESOURCES – 212 COLLEGE STREET EXTERIOR PAINTING, CARPENTRY REPAIRS & WINDOW REPLACEMENT PART 1 – GENERAL 1.1 RELATED DOCUMENTS A. Drawings, photos and general provisions of the Contract, including General and Supplementary Conditions and all other Specification Sections referenced, apply to this section. 1.2 HAZARDOUS MATERIAL COORDINATION A. B. C. All painted surfaces are positive for lead containing paint. Federal, State, Local and OSHA requirements are to be strictly adhered to for all lead abatement. Contractor shall wrap lead waste in 6-mil plastic, transport and store lead waste on Owner’s site in a location to be designated. Owner shall dispose of lead waste. All contractor personnel working on the project shall be certified by the U.S. Environmental Protection Agency (EPA) for lead based paint activities. All Contractors shall provide current blood test results for ALL employees working on Wesleyan properties in the performance of demolition, window installations, and painting activities before the start of any work. 1.3 SCHEDULE A. Contractor shall adhere to the project manual. Contractor to assume all paint is lead containing. Coordinate all work with Owner’s Representative. Building and surrounding buildings will be occupied. The general contractor will be responsible to ensure each contractor is responsible for daily clean up of individual’s work. Project site must be kept clean and free from tripping hazards. Conduct construction waste management activities in accordance with the State of Connecticut EPA, Middletown Municipal Code and all other applicable laws and ordinances. Removal of debris is to be disposed of in contractor supplied dumpsters at a centralized location. Coordinate all work with active work of other trades. Contractor to comply with all State and Federal Codes, City of Middletown Ordinances, OSHA requirements and Wesleyan University General Project Requirements and Closeout Procedures. Provide as-built condition drawings. After review of site, contractors are responsible for any required temporary protection during the work. Prior to the start of work, contractor shall contact CL&P to ensure that protective safety boots are installed at all overhead service wiring locations. Any overtime required to complete project MUST be brought to Owner’s attention prior to submission of bid. Contractor shall protect turf, concrete walks and pavement as required. Damaged turf, concrete walks and pavement shall be repaired by the contractor at no cost to the Owner. This is an occupied building. Doors to facilities must be kept locked at all times; any propped doors will be closed by Wesleyan University facility operations staff or public safety, no complaints or exceptions. If doors are to be propped the door shall be watched by a representative of this contractor. 2.1 SPECIFIC SCOPE REQUIREMENTS A. This woodframe house is occupied by the Human Resources department. The building will be continuously occupied throughout the project. Surrounding buildings shall also be continuously occupied throughout the project duration. Contractor shall coordinate all work with the Owner’s representative and shall maintain egress at all times as required. Work zones shall be identified and taped off as required throughout the day to prevent people from entering work areas. Contractor shall provide schedule of work to be distributed to occupants by Owners Representative. B. A window installation schedule is of utmost importance. Develop and coordinate schedule with Owner. C. Coordinate all work to be performed with the contract drawings, photos and specifications. D. Contractor shall wait 24-48 hours after rain or shall use a moisture test meter to ensure that the wood is dry prior to applying paint products – maximum moisture content shall be 14%. Contractor shall also monitor the weather forecast and not apply paint products if rain is predicted. E. Contractor shall prep, prime and paint existing house to include but not be limited to all exterior elevations, window trim and sills, doors, door trim & surrounds, decorative trim and moldings, soffits, fascia boards, porch support posts, exterior porch ceilings, metal and wood railings, wood railing balusters, deck tongue & groove decking, composite lattice, conduit, wiring, piping and all other exterior paintable surfaces. F. Contractor shall caulk around all doors, windows, siding to trimboards, large holes and cracks. Contractor shall notify owner of any section of rotted siding, trim, molding, fascia, soffits, posts, decking or of any other rotted or deteriorated building component noted to be painted. Contractor & owner shall coordinate replacement. G. Contractor shall remove and install new square privacy lattice to match existing on south and east elevations. Install new composite horizontal and vertical running boards. H. Contractor shall repair damaged wood shakes on west knee wall with new. I. Contractor shall provide wood consolidation as required to repair decorative trim. J. Contractor shall re-nail all loose wood including fascia, soffit, siding, trim and moldings. K. Prime all surfaces with new formulation Zinsser Peel Stop Triple Thick prior to applying finish coats. L. Color schedule: all paint to be Sherwin Williams Duration – 2 coats Body Color: Sherwin Williams Renwick Rose Beige Decorative Shingles: Sherwin Williams 1152 Trim/Columns/Gables/Soffit: Color To Match Benjamin Moore Navajo White Porch Ceilings: Color To Match Benjamin Moore April Sky Brownstone Foundation: Do Not Paint Basement Hatchway: DTM Paint; Color to Match Benjamin Moore Tudor Brown Doors: Color to Match Benjamin Moore Black Forest Green DTM to be used for all metal materials. Contractor shall install new Matthews Brothers double hung composite windows; double glazed, energy star, low-e, argon filled, half screens, double lock, sash limiter. Attic windows to be replaced. 5/8" contoured exterior grid with contoured grid between the glass package for all windows. Configuration for all double hung windows: 2/2 and to match existing. Provide window schedule to Owner prior to ordering. Bathroom windows shall have obscure, tempered glass. Stairwell windows shall be tempered as required by code. Replace interior trim as required; paint to match existing. N. Install new hopper windows in basement openings. Reframe openings and paint. Reinstall security bars. O. Do not replace the four (4) double hung windows on rear (north) addition. P. Fill sash weight pockets with non-fiberglass batt insulation, apply sealant to head and jambs of existing sash stops and then install new window(s). Fill voids between old and new with low pressure door and window expanding foam, trim interior with new trim pieces as required and seal perimeter interior with clear caulk to eliminate the potential for any air infiltration. Q. Match interior trim/frame/stop configuration/color/finish. Paint interior window trim, frame, stops, apron in toto. Product to be Sherwin Williams Promar 200. R. Provide new window treatment hardware as required for proper installation. S. Install new wood exterior stops where existing are un-useable. Stops shall be flush to the face of the existing exterior window trim to cover exposed exterior wood jambs and head. Six side prime and paint. T. Caulk exterior of all windows. U. Reinstall air conditioners and provide appropriate mounting supports. V. Contractor shall protect turf, concrete walks and pavement as required in all areas. Damaged turf, concrete walks and pavement shall be repaired by the contractor at no cost to the Owner. W. Contractor to remove existing house numbers/ signage and store in a safe location for reinstallation upon completion of work. X. Clean gutters and leaders prior to completion of painting. Y. Paint existing tank fill, riser, and vent pipes and conduit to match color scheme specified. Z. Paint existing conduit to match color scheme specified. AA.
