Michael Abbondante Dr. Horman Proposal November 29,2006 Site Plan Critical ISsues • LEED Rating – LEED has become a highly analyzed issue in the industry today. Some owners and contractors are now approaching buildings as sustainable and green without attempting a LEED rating. – The University of Maryland simply designs sustainable buildings that are easy to accomplish with local materials and manufacturers. – Since LEED began for awareness and evolved into a rating system some have asked if a new system should be developed or if LEED should be modified to be simpler for sustainability. Technical Analysis • LEED Silver rating of ASHA – The LEED Silver rating drove the initial cost of the ASHA building up, but is proposing to save energy costs in the long run. – I would like re-analyze aspects of the building to determine if the building could still remain “sustainable” while lowering initial costs, while still keeping long term costs down. Since the LEED rating is being attained primarily for status. • Structural System analysis – The current structural system consists of C.I.P. footings and columns and then transitions to structural steel – It was a concern early in the project on the lead time of the steel however due to permit delays the steel arrived on time. – In an area such as D.C. where C.I.P. is so prevalent I would like to redesign the structural system as C.I.P. while attempting to allow the building to remain silver rated and see the affects on schedule and cost. Technical Analysis • Mechanical Analysis – The current mechanical system was designed for LEED rating and sustainable design. It primarily consists of 200 ton chillers with condensers and evaporators, a heat recovery unit, and multiple airhandling units. – I would like to re-design parts of the system to allow for similarity throughout the building and lower the up front installation costs while following the above “sustainable” design system from the critical issues above. • Design-Bid-Build – The ASHA decided to bid the project as a design-bid-build project, however the schedule is crucial to this project since they are currently also paying rent to their former headquarters until this project is complete. – The project as a design-build would have saved the project both in the schedule and possibly also in cost. Therefore I will be looking at the project as though it were design-build and determine if the time and possible money saved would have been worth attempt at design-build. Weight matrix Questions
