Code Information
Contractors shall be responsible for repair of any damage to all building spaces caused by their actions or neglect.
Doors, Frames & Hardware
Contractor shall comply with all codes, laws, ordinances, rules and industry regulations bearing on the installation of the
work shown herein. All work is to be installed to meet current code requirements. Contractor is responsible for verifying
requirements prior to installing work. Maintain access to all required exits from all areas.
Streets, driveways, underground services, etc. damage in any way attributable to construction shall be restored by the
Contractor to their original conditions.
All doors shall permit free passage in direction of egress travel at all times without use of a key, special knowledge or
effort. All doors shall conform to OBC 1003.3.1. All doors and hardware shall be ADAAG compliant. All locksets / latchsets
to have lever handles and be always active in the direction of egress travel. All doors shall be 3'-0" x 7'-0" unless
otherwise noted. Install all necessary hardware for complete installation including stops, trim, escutcheons plates,
rosettes, etc. Install fire rated doors and frames as indicated on the drawings and where otherwise required in rated wall
and partition assembles.
Definitions of Terms
"Furnish" means "procure and deliver to project site".
"Provide" means "furnish, install and make ready for use".
"As selected" or "as directed" implies "by owner or architect".
"Owner" means the owner.
Coordinate scheduling of all disruptive construction activities with owner. Contractor shall be responsible for daily clean up
following work performed in occupied areas.
The Owner shall maintain ongoing operations on the site and intends to have full access to all areas. Contractor shall
provide uninterrupted access to the site throughout the duration of the contract.
Contractor shall coordinate the use of building loading areas, delivery times and locations, work on utilities and any other
work which may disrupt the normal flow and operation of the building or concurrent construction activities with the Owner.
General

MCDONALD LIBRARY IS A 4-STORY BRICK AND CONCRETE STRUCTURE
CONSTRUCTED IN 1966. MCDONALD LIBRARY IS CONNECTED TO CONATON
LEARNING COMMONS, BUILT IN 2010, AND SEPERATED BY A 3-HOUR FIRE-RATED
WALL CONSTRUCTION.

FIRE PROTECTION SYSTEMS
AUTOMATIC SPRINKLER SYSTEM: NOT SPRINKLERED, NO CHANGE.
The following outlines the general qualities of the work expected. All materials used are required to be good quality and
meet or exceed all applicable industry standards. Where specific products or manufacturers are not noted, the Contractor
is required to notify Architect to obtain a standard of quality.
Dimension notes:
a. All exterior dimensions are to face of foundation and/or face of exterior sheathing.
b. All interior dimensions are to face sheathing unless otherwise noted.
All work is to be done with the appropriate tools and materials. The Architect has the right to reject any work not done
appropriately. All cutting, patching, refinishing and repainting of all work is the responsibility of the Contractor. The
Contractor is responsible for all security of his materials, equipment and tools.
Contractor shall submit MSDS sheets for all materials used in construction to the Owner and the Owner and shall keep
copies of all MSDS sheets on site at all times.
Smoking is prohibited on campus.
All materials, products and systems shall be fabricated and installed in strict accordance with the
manufacturer's/fabricator's instructions, recommendations and specifications, including but not limited to the use of
attachments, accessories, primers, sealers, control joints, etc., unless otherwise specifically noted in these drawings.
Contractor (or the Installer, Fabricator, Manufacturer or Supplier of such item) shall immediately notify the Architect of any
discrepancies between the product installation requirements and the drawings. Performing work means acceptance of
existing conditions and substrate work. Do no work until conditions are acceptable. Should discrepancies exist between
the information shown in these drawings/notes and the manufacturer's information, the Architect shall be notified prior to
commencement of the work in question for review and coordination.
The Contractor may elect to offer opinions, advice or alternate materials or details. All will be reviewed and discussed with
the Contractor to determine merits. Any savings of materials or details will be credited to the Owner, while any additions
shall be billed to the Owner. A Change Order form must be completed in order to alter Construction Bid. Substitutions of
specified materials are to be approved in writing prior to executing work. Substitutions installed prior to receiving approval
are performed at the Contractor's risk.
Contractor to maintain access to all required exits from all areas for the duration of the work. Exit lighting, fire protection
devices and alarms shall be maintained in conformance with applicable codes and ordinances.
Temporary Services:
Temporary telephone service shall be the responsibility of the General Contractor.
Contractor is to protect all finished surfaces from dirt and damage until final acceptance by Owner. Materials damaged
during construction are to be repaired/replaced at Contractor's cost to the satisfaction of the Owner.
AUTOMATIC FIRE ALARM SYSTEM: INSTALLED THROUGHOUT
The Contractor is responsible to provide and maintain all necessary temporary barricades, shoring and lighting. Contractor
is to erect dust barricades to protect occupied areas of the building during demolition and construction. Coordinate with
Owner for approval of barrier locations prior to erection of barriers. The Contractor shall provide and install barricades and
temporary signage, as required to direct occupant flow as required and to establish routes of egress for employees.
Contractor shall employ other means as site conditions may require. Temporary dust barriers, unless equivalent barriers
can be provided, shall be sealed, fully taped, double layers of 4 mil minimum plastic sheet with staggered joints on
temporary framing.
Upon acceptance of the contract, the Contractor is to prepare a detailed schedule for the proposed work, including all
phasing, work after hours, and move/occupancy dates. This schedule must be reviewed and accepted by the Owner and
Architect. All long order items must be called to Owner's attention as soon as possible.
Prior to issuance of the Certificate for Final Payment, the Contractor shall submit copies of Certificates of Inspection for all
work issued by proper agencies and documentation of all field changes on the record drawings.
The Owner's toilet rooms may be used by Contractors. The General Contractor shall be responsible for ensuring that the
toilet rooms are kept cleaned and stocked and shall be responsible for repair of any damage.
The HVAC system may be used for temporary heat; however, temporary filters shall be installed on all return air grilles and
in the units until such time as all dust-generating activities have subsided. Temporary filters in units shall be maintained until
substantial completion, at which time new filters shall be installed.
Unless otherwise noted in the drawings, interior wood doors shall be 1-3/4" thick solid core wood doors to match existing.
Flush hollow metal doors shall be painted. Hollow metal door frames to be 16 gauge minimum hollow metal; welded where
noted. Provide silencers for all hollow metal door frames. Exterior hollow metal doors and frames shall be galvanized.
Contractor is responsible for giving all (new and existing) cylinders to the Owner's representative. Owner's representative
shall have all cylinders keyed to fit the building key master. Cylinders will then be returned to the General Contractor for
installation in their proper locations. All locks shall be in place as required to maintain security.
Casework
All casework shall be custom grade minimum, constructed in conformance with all applicable AWI Architectural Woodwork
Quality Standards.
Counter tops shall be plastic laminate unless otherwise noted.
Provide bead of clear siliconized acrylic sealant at all field joints of countertops, backsplashes, cabinets and walls.
Flooring
See finish schedule legend for floor finish selections. Extend all floor finishes into closets, alcoves, toe kicks and
recesses occurring off areas noted to receive specific finish.
Carpet shall be in conformance with section 804.0 OBC and classified in accordance with NFPA 253, and pass the DOC
FF-1 "pill test". Carpet in exit access corridors shall be minimum Class II (critical radiant flux 0.22 watts/sq. cm. or higher)
per ASTM E648. All finishes shall have a smoke developed rating less than 450 per ASTM E84. Run nap of all contiguous
carpet in same direction (including borders).
Prepare smooth substrate to receive all flooring (including, but not limited to, filling holes, removing loose existing floor tile
and applying leveling compound). Flooring contractor shall refer to concrete/subfloor specifications and tolerances and
shall coordinate with concrete/subfloor installers for determination of extents of leveling and filling or substrate installation
required for finishes.
Where seams or material transitions occur at doorways, center seams under door. All transitions shall be smooth and
flush to meet ADAAG requirements. Float areas of thinner floor finish to adjust elevations at transitions.
The building water system may be used for temporary water.
Contractor shall maintain record documents throughout the course of the work. Note all changes and show all
underground or concealed utilities. Submit record drawings at project completion.
Submit shop drawings, samples, product data, etc. in a timely manner so as not to impede upon the construction
schedule. Submit two additional set of submittals for Architect's and Owner's records in addition to quantities as required
by the contractor. Here products and/or systems of the mechanical, electrical or plumbing are involved, submit one
additional set of submittals for Engineer's records in addition to quantities as required by the Architect, Owner and the
contractor.
The existing Owner power may be used for temporary electric power.
Extend all wall finishes into closets, alcoves, and recesses occurring off areas noted to receive specific finish.
The Contractor shall maintain on site at least (1) set of construction documents, specifications and shop drawings in good
order and condition.
The General Contractor shall be responsible for the legal disposal of all construction waste material. A temporary dumpster
may be set in a location approved by the Owner. Contractor shall be responsible for his/her own dumpster and dumpster
permit and shall coordinate the location of the dumpster with the Owner.
Demolition
Unless noted otherwise, remove all existing Owner improvements as required to clear space for new improvements as
shown on the drawings and as described below:
Wall finishes in project areas shall be minimum Class C (flamespread 0-200, smoke developed 0-450) per ASTM E84.
Wall finishes in exit access corridors shall be minimum Class B (flamespread 0-75, smoke developed 0-450).
New construction and unpainted surfaces shall be prime painted with one coat primer. Tint primer towards final coat color.
New materials shall receive two finish coats, unless successive coats are required for proper coloration. Existing painted
surfaces scheduled to be painted shall receive a minimum of one finish coat, unless successive coats are required for
proper coloration. Strictly follow paint manufacturer's instructions and recommendations for paint selection, surface
preparation and application. All exposed surfaces, except for pre-finished materials, shall be painted unless otherwise
noted.
Windows, transoms, and miscellaneous glazing
Substitutions of specified materials are to be approved in writing prior to executing work. Substitutions installed prior to
receiving approval are performed at the Contractor's risk.

The Architect / Engineer shall not be responsible for the means, methods, techniques, sequences or procedures of
construction selected by the contractor.
Patch penetrations in floor and walls resulting from demolition. Remove combustible materials from ceiling plenum or
encase as accepted by building inspector. Cover "glue spots" with fire-retardant paint.
The Contractor shall be solely and completely responsible for conditions of the job site including the safety of all persons
and property during performance of the work. This requirement will apply continuously and not be limited to normal working
hours. When on site, the Architect / Engineer shall be responsible for his/her own safety but has no responsibility for the
safety of other personnel or safety conditions at the site.
All cutting, patching, refinishing and repainting of all work is the responsibility of the Contractor.
Any window glass broken during demolition is the responsibility of the contractor and must be replaced before the job is
completed.
Contractor shall verify the locations of existing structures, utility lines, etc., on site to determine working conditions.
Contractor shall protect and support them as required. Costs arising from lack of site inspection by the Contractor will be
the Contractor's responsibility. Contractor responsible for maintaining all existing utilities in current working condition
throughout the duration of the demolition project.
Contractor shall provide all labor, materials, necessary tools, expendable equipment, utility and transportation services,
delivery material handling, storage, testing, inspections and supervision.
Contractor shall coordinate the work of all trades. Contractor shall also coordinate with work by the Owner and other
contracts by Owner (e.g., if applicable, security system, data system, telephone system.)
The Owner shall secure and pay for the general building permit, the mechanical (HVAC only) permit and associated plans
examinations. The Contractor shall secure and pay for all other applicable permits, fees, licenses, inspections, certifications
and taxes as may be required by authorities having jurisdiction. In addition to these requirements, the Owner shall employ
an independent consultant for testing of soil bearing, properties of cast concrete, and steel welding/connections. Contractor
shall be responsible for all other testing, fees, and certifications, including record drawings, surveys, or plats as may be
required by authorities having jurisdiction.
Fire blocking and draft stopping shall be installed in all locations required by OBC Section 716. Maintain all fire ratings in
new and existing construction.
Completed work shall be structurally sound, fully-operational, installed plumb, level and square, shall be finished, cleaned,
polished and ready for occupancy. The Contractor shall be responsible for the repair of any and all damage caused by
construction activities.

Contractor is to coordinate with the Owner for security clearances and hours of operation. Coordinate work after hours
(evenings and weekends) with the Owner to prevent setting off fire alarms. Coordinate scheduling of all work with the
Owner.

Electrical Demolition: Remove conduit and wire associated with demolished electrical devices back to next active device or
panelboard if the circuit is completely unloaded. Wiring shall remain where circuits are required to serve new loads or
electrical items that are replaced.
Provide sufficient bracing as required to protect existing spaces and finishes. Rebuild existing structures that are to remain
if they would otherwise become unstable during demolition.
Contractor is to protect all finished surfaces from dirt and damage until final acceptance by Owner. Materials damaged
during construction are to be repaired/replaced at contractor's cost to the satisfaction of the Owner.
VICINITY PLAN
Plumbing Demolition: Remove all piping associated with fixtures/devices that are to be removed. Remove back to nearest
junction and cap. All terminations shall be concealed behind walls or ceilings. Remove all old plugged or capped pipes back
behind finished wall surface. Where piping branches are completely eliminated, remove back to main distribution.
If, in the Contractor's opinion, any work is indicated on the drawings or is specified in such a manner as will make it
impossible to produce first class work, or if the work of a previous trade should make first class work impossible for another
trade, the Contractor shall refer the problem to the Architect for interpretation before proceeding with the work. All
dimensions on the drawings are to be confirmed by the Contractor. Any discrepancies are to be resolved by Architect prior
to execution of work.
The Contractor is responsible for all security of his materials, equipment and tools.

Contractor and/or Contractor's agent(s) shall verify all dimensions and information in these drawings. Contractor shall verify
all existing conditions. Any errors, inconsistencies or omissions shall be reported to the Architect prior to proceeding with
the work. Any changes from these documents are the responsibility of the contractor. These drawings are not to be scaled.
Whenever possible, conditions which are subject to modification or change are shown as existing. Contractors shall
inspect the existing conditions and provide modifications to meet governing codes and performance specifications, whether
or not specifically indicated in the drawings. If insufficient information exists, contact the Architect / Engineer for
clarification.
Demolition shall include, but is not limited to, all floor coverings, base, residual adhesive, staples and nails in floor, wall
coverings, hardware, doors, frames, casework, abandoned supports, fasteners, trim, interior partitions, acoustic ceiling
panels, t-bar ceiling grids, floor devices and any other items as noted on drawings. Remove all plumbing, HVAC and
electrical components that are associated with demolished walls, ceilings and as noted. All items not shown or noted to be
removed are to remain unless in direct conflict with new work. Remove all demolition debris from site and dispose of legally.
Contractor shall be responsible for protection of existing construction and for daily clean up following work performed in
occupied areas. Perform final cleaning at the end of each phase of work. Remove all trash and debris from the site. Wash
all tile, laminate and glass surfaces, plumbing fixtures, etc. Dust and sweep to remove all dirt. Remove all temporary
labels. Project is to be completed, clean and in move-in condition. Remove all unused materials, trash debris, tools and
equipment from the site.
Safety glazing shall conform OBC 2406 and CPSC 16 CFR, Part 1201.
Any glass broken during construction is the responsibility of the Contractor and must be replaced before occupancy.
Tempered or laminated safety glazing shall be provided in all doors and fixed panels adjacent to doors, and in all window
panes that are greater than 9 square feet in which the lowest edge is less than 18 inches above the floor.
Mechanical, Electrical and Plumbing
Contractor shall inspect the existing HVAC, plumbing and electrical systems which may interfere with the new work (i.e.
exhaust vents, outlets, light fixtures) and shall remove, replace and/or modify such as required for new work and to
conform to all applicable codes and regulations. Review and coordinate such work with the Architect and Owner prior to
construction.
The Owner may request some items to be salvaged and stock piled. Coordinate with Owner's representative.
Partitions
Unless otherwise noted, new partitions shall be 3-5/8" steel studs 24" o.c. with Chicago Metallic "eliminator" top track and
5/8" gypsum drywall. Fasten studs to runner channels except at structural deck. Allow for movement to prevent load
transfer from deck above. Finish joints, screw heads and top edge of partitions terminating at underside of suspended
ceiling with 3 coats of joint/finishing compound. Sand between coats and after final coat.
Install Type 'X' gypsum board where indicated in the drawings for fire ratings. Install water resistant gypsum board in all
walls and ceilings of toilet rooms and other “wet” or “damp” areas. Install 1/2" cement backer board at all tiled areas. Install
6" high 1/2" cement backer board kicker at all kitchen areas.
Secure unsupported wing walls and partial height walls with steel angle bracket or steel pipe anchored into slab and brace
internally.
Provide sound batts in partitions where noted in the drawings. Manufacturer: USG "thermafiber SAFB" mineral fiber sound
attenuating fire blankets, 2" thick, 2.5 lb. density or equivalent.
Provide FRT wood or sheet metal blocking as required to support all wall-mounted items and as specifically noted. Conceal
all blocking in walls. Blocking to be run vertically and affixed to studs unless otherwise noted on drawings. Contractor to
verify exact location of items to be mounted to assure blocking is correctly placed.

Repair or replace all existing doors, frames, and hardware as required for proper operation. Maintain existing fire ratings
at doors and frames. All existing door functions shall be field verified. Repair or replace existing hardware to remain.
Painting, Staining, & Wall Covering
All work shall be warranted for a minimum period of one year, beginning no sooner than the certified date of Substantial
Completion. Provide longer warranties where specified for individual components or where provided by manufacturer's
standard warranty. Submit all written warranties/guarantees along with all operating manuals, instructions, etc. for all
equipment, systems, etc. at project completion and prior to release of Final Payment.

Final and exact layout and installation of the mechanical, electrical, plumbing and fire suppression systems shall be by the
respective Sub-Contractors and shall be coordinated with the MEP drawings and Engineers. Contractors shall inspect the
existing services/systems and shall modify as required for new work. All work shall conform to all applicable codes and
regulations.
The mechanical, electrical, plumbing and fire suppression Sub-Contractors shall coordinate their work with all other
Contractors and Sub-Contractors and shall submit final layouts and designs to Architect for review prior to work.
All cutting and patching for mechanical, electrical, plumbing and fire suppression work shall be performed by or coordinated
with the General Contractor who shall be responsible for providing an acceptable final finish and appearance of affected
areas.
All systems are to be installed neatly, orderly and in a workmanlike manner. All wiring is to be in conduit. All systems are
to be run parallel to and perpendicular to building structure. All devices are to be arranged logically (i.e. centered, aligned
horizontally/vertically). All final device locations are to be coordinated with Architect and Owner on site prior to
installation. All mechanical, electrical, plumbing and fire suppression runs are to be concealed unless otherwise noted.
Where roof penetrations or equipment is located on steep sloped roofs, route and locate to areas away from primary
building views. Install appropriate curbs and flashings and coordinate with roofing contractor.

Electrical Work
All work shall conform to the latest edition of the National Electrical Code, OBC, and local ordinances.
See drawings for light fixture schedule. Drawings indicate fixtures by type. Emergency lights to comply with section
1003.2.11 of the OBC. Exit signs to comply with section 1003.2.10 of the OBC. All light fixtures shall be approved by
Underwriters Laboratories or other code approved agencies.
