Keep in mind that the November, 2010 report has an opinion of value from the Sales Approach of $1,875,000 and an opinion of $1,896,700 usiing the Cost Approach. The Pethel report from February, 2011, has an opinion of value of $1,900,000 using the Sales Approach and $2,055,440 using the Cost Approach. (To the best of my knowledge, this home has never been occupied. Despite its 2008 AYB/EYB, the Cost Approach is a very valid methodology for such a new home.)
