Please take a moment to acquaint yourself with the students at The
Terry College of Business who will soon be graduating from our
Bachelor of Business Administration (BBA) program with a major
in real estate or from our Master of Business Administration (MBA)
program with a concentration in real estate. Please note that the
Terry Real Estate Program, from which these students are
graduating, is widely recognized as one of the best real estate
programs in the nation by sources such as U.S. News and World
Report. In fact, no other real estate program in the Southeast is
ranked higher than Terry’s.
The students graduating with a BBA are well grounded in the
principles of real estate, appraisal, and finance. These students are
interested in entry level positions in real estate offering opportunity
for growth. The MBA students usually have at least three years of
work experience, although it may be in a different field. Upon
completing the MBA program, the students possess the ability to
analyze the complex real estate environment using their strong
technical skills and increased understanding of real estate markets.

Undergraduate Real Estate Courses
BBA PROGRAM DESCRIPTION
The undergraduate real estate program provides the student with an analytical foundation and a firm
understanding of the areas of real estate finance, investment, and valuation. The major in real estate is directed
toward students planning for a career in real estate brokerage, leasing, mortgage lending, investments,
management, appraising, or development. The real estate major consists of required courses in real estate
principles, investments, finance, and appraisal. Electives include real estate development and real estate law, in
addition to the common requirements in accounting, statistics, computer science, marketing, finance,
management, production, economics, and business policy required of all BBA students.
UNDERGRADUATE COURSE DESCRIPTION
Real Estate (REAL 4000)
An introduction to real estate law, markets, valuation, and finance for real estate decision making. Prerequisite
for all other real estate courses.
Real Estate Development (REAL 5070)
A study of the development process with particular emphasis on analyzing the feasibility of design, location, and
construction. This course has two primary objectives. The first objective is to familiarize the student with a
variety of analytical tools and methods applicable to the real estate development process. The second objective
is to acquaint the student with current issues that will affect those individuals who would like to be involved in
property development.
Principles of Valuation (REAL 5080)
An introductory valuation course, the subject matter deals primarily with the logic of valuation theory. The
course provides an in-depth look at conventional valuation techniques in addition to modern valuation methods
based on statistical inference and industry-based computer software. The students will gain an understanding of
the role of real estate valuation within the real estate field.
Real Estate Asset Management (REAL 5090)
This course develops techniques for analyzing equity investments in real estate. While most of the course
focuses on investments analysis from the single property perspective, the last section examines real estate
portfolios- in particular REITS.
Real Estate Finance (REAL 5100)
This course examines the instruments, techniques, and institutions of real estate finance, sources of funds,
mortgage risk analysis, emphasis on typical policies and procedures used in financing of residential, industrial,
and commercial properties, including commercial leasing.
Internship in Real Estate (REAL 4800)
Students are permitted to enter business establishments or governmental agencies for the purpose of obtaining
practical and applied business experience. A paper describing and analyzing this experience is required.

PROGRAM DESCRIPTION
The real estate sequence in the MBA program is designed to improve an individual’s ability to make real estate acquisition,
management, and disposition decisions. Topics in these broad areas include cash flow analysis, the role of real estate in
increasing shareholder value, site selection, financing alternatives, control and disposition, negotiations, mortgage
financing, mortgage backed securities, valuation techniques and problems, and computer methods of valuation. The
courses are designed to challenge the student by combining a rigorous theoretical foundation with applications such as case
studies and market simulations. Upon completing the program, the student should possess the ability to analyze the
complex real estate environment using their strong technical skills and increased understanding of real estate markets.
GRADUATE COURSE DESCRIPTIONS
Real Estate Analysis (REAL 7800)
The real estate sequence starts with an introduction to the basic principles of real estate law, markets, valuation, and
finance. This course is designed for any graduate student with an interest in real estate decision making as well as a basis
for more advanced courses. A focus on modern statistical valuation methods exposes students to empirical evidence of the
determinants of value, while providing extensive exposure to Argus the industry’s leading lease analysis software. The
class provides an opportunity to develop quantitative tools necessary for investment analysis in businesses whose principal
lines of operation may or may not be in real estate. This approach has proven to be successful in stimulating students to
learn more about the real estate industry during the introductory course, as well as the sequence’s advanced offerings.
Real Estate Investments (REAL 7810)
This course is designed to provide the student with an understanding of modern real estate investment. The first half of the
course extends the basic principles and methods of real estate valuation to address investment analysis at the owner-level,

and, more generally, the concept of returns, follows coverage of the effects of leverage and income taxes on real estate
investment returns. The course emphasis then turns to investment analysis at the aggregate property level. Specific topics
addressed in the latter half of the course include portfolio theory, asset pricing theory, REIT valuation, and issues related to
real estate investment management.
Real Estate Finance (REAL 7830)
The mission of this course is to apply financial economic theory to real estate financing institutions and markets to explain
how changes in the economic or financial environment affect real estate financial decision making. The course
concentrates on residential and commercial real estate finance. First, basic discounting as it relates to present value,
annuities, yield, and bond pricing is discussed. Second, basic residential real estate finance focuses first on fixed and
adjustable rate mortgages and the mortgage choice decision. Next, the refinancing decision is examined with an extended
discussion on creative financing methods such as wraparounds, buy downs and second mortgages. The secondary
mortgage market and the use of mortgages as derivative assets are discussed. Commercial real estate issues center on
leveraging, the impact of tax laws, and the financing of properties using equity participation and sale-leaseback agreements.
The course closes with the flexible opportunity to explore current relevant topics that are of special interest.
Real Estate Markets (REAL 7850)
This course is designed to provide the student with both an academic and practical introduction to the real estate
development process. Class time is divided between a real estate development project and a variety of topics intended to
provide an academic foundation to the decisions that must be made during the real estate development process. These topics
include development financing, site selection and evaluation, and real estate markets. Special emphasis is given to the
fundamentals of real estate market analysis and their application to residential, retail, and office real estate markets.

Real Estate Summer
Internship Program
We are seeking qualified employers to participate
in the summer internship program.
The Internship Program provides a unique educational experience for our students. We are looking for
firms that are willing to provide our students with an education that combines academic work with
practical, applied experience in the real estate industry. The Internship Program offers flexibility to the
firm to utilize student workers, while providing the student with a hands-on experience that can only be
gained through practice.
BBA (undergraduate) Students that participate in the internship program will typically be juniors and
seniors who have completed one or more of our real estate courses. They must be enrolled in summer
school, complete a written project, and have their internship supervisor provide us with a confidential
evaluation. Compensation of at least $8.00/hour is recommended, but we recognize that a lesser base
compensation plus incentives may be appropriate in some sales organizations. If your location is other
than the student’s home area, a housing allowance is both permitted and encouraged. Interns are required
to work at least 300 hours over the summer period to receive 6 hours of college credit. This allows you to
utilize the intern, not only on special projects, but also in the day-to-day activities of your firm. Students
are available to begin work mid-May and work through mid-August.
The students in our program are eager to learn and are very interested in the real estate industry. Offering
an internship to a student not only enhances their educational experience, it gives them a head start in the
industry.

MBA Students that participate in the internship program come from across the nation and typically have 2
- 3 years of work experience, mainly in areas outside of the real estate industry. These students have
completed the first year of the MBA program. The first year of study consists of coursework designed to
provide students with the basic analytical, functional, and managerial skills necessary to solve both shortand long-term business problems. The first-year curriculum also helps students understand the nature of
corporate and business-level strategies and the ways that functional operations are integrated into a total
enterprise. MBA Students seeking summer internships do not receive academic credit and the numbers of
hours worked by the student is determined by the employer and the student. It is also up to the employer
and intern to agree upon compensation that reflects the intern’s work experience and ability to contribute
to the firm. The typical MBA intern averages approximately $3,600 per month for a summer internship
opportunity.

Real Estate Faculty
James Conklin, Ph.D., Penn State University, Assistant Professor. Dr. Conklin’s research and
teaching interests include real estate markets, mortgage markets and institutions, real estate finance
and financial literacy. His current research focuses on mortgage broker, lender, and borrower behavior
in the subprime mortgage market. Before earning his Ph.D., Conklin worked in the mortgage industry,
holding various management positions.
Darren K. Hayunga, Ph.D., Louisiana State University, Assistant Professor. Dr. Hayunga’s research
interests include the pricing of residential and commercial real estate assets as well as the spatial
aspects of real property. He teaches real estate investments at the graduate and undergraduate levels.
Dr. Hayunga’s research has been published in real estate journals including Real Estate Economics
and the Journal of Real Estate Finance and Economics and finance journals such as the Journal of
Financial and Quantitative Analysis.
James B. Kau, Ph.D., University of Washington, Professor Emeritus. Dr. Kau has interests in
mortgage markets, real estate finance, housing economics, and urban economics. A Fellow of the
Homer Hoyt Institute, Dr. Kau has served as a consultant to many governmental agencies. He is the
author of numerous articles and five books, as well as the editor of the Journal of Real Estate Finance
and Economics.
Richard W. Martin, Ph.D., University of Illinois at Urbana-Champaign, Associate Professor. Dr.
Martin’s research and teaching specialties are in the area of real estate development with a special
emphasis on the impact of public policy on local economic development. He has studied the impact of
housing discrimination and employment suburbanization on urban labor markets. Dr. Martin has been
published in journals such as the Journal of Urban Economics and Regional Science and Urban
Economics.
Henry J. Munneke, Ph.D., University of Illinois at Urbana-Champaign, Professor and holder of a C.
Herman and Mary Virginia Terry Chair of Business Administration. Dr. Munneke’s teaching is
specialized in the area of real estate valuation. His research interests lie in the areas of urban
economics, real estate markets, and real estate brokerage. He has studied the dynamics of land use
controls, as well as analyzed the decision to redevelop property. Dr. Munneke has been published in
journals such as Journal of Urban Economics, Real Estate Economics, and the Journal of Real Estate
Finance and Economics.
