Mobile County Residential Market
Prices: For the month of April, 2014, the average sales price decreased from $138,472 in March to $133,531, a 3.57
percent change. The median sales price increased from $110,300 to $115,000 in the same period, or by 4.26 percent.
Sales: The number of sales in April decreased by 2.03 percent from March, having a total of 337 sales. Compared to last
year, total sales decreased by 5.6 percent, or from 357 to 337 sales.
Volume: Of the 337 total sales, 275 sales were under $200,000, representing 81.6 percent of the entire market. In April,
2013, sales under $200,000 represented 77.03 percent of total sales. Compared to April, 2013, sales in the $150,000$199,999 range increased by 18.75 percent, or from 48 sales to 57 sales. In the same time period, properties that sold for
over $500,000 increased by 200 percent, or from 2 sales to 6 sales in April, 2014.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in April increased
by 1.23 percent, or from 8.14 in March to 8.24 in April. Compared to last year, the month’s inventory decreased by 4.07
percent, or from 8.59 to 8.24 in April, 2014.
U.S.: The U.S. market in February showed a 0.4 percent increase in sales from January. There was no change in
average sales price since January, yet it increased 7.1 percent from the previous year. Median sales price increased
by 0.2 percent, or from $187,900 to $188,300. Inventory month’s supply increased from 4.9 to 5.0, a 2.0 percent change.
Compared to January, 2013, median sales price increased by 8.7 percent, or from $173,200 to $188,300.
Overall Analysis: For April, the Mobile housing market showed decreases in average sales price and number of sales
and increases in median sales prices and month’s inventory since March. Per the latest national housing statistics, the U.S.
market in February showed an increase in sales, median sales price, and inventory month’s supply while average sales
price remained the same.
