Analysis
Winter 2012
The asking price for land property advertised for sale grew marginally for Mobile and Baldwin
Counties. The median asking price for Winter 2012 was calculated using 200 properties out of the
228 listed properties. In Summer 2011, there were 219 properties reporting the median asking price.
In 2009, the median asking price was $515,000 using 209 properties versus $300,000 in Winter
2012. This is a 41.75% decrease in price. The median asking price in Winter 2012 was $300,000
which slightly rose from $299,000 in Summer 2011. In Mobile for Winter 2012, the median asking
price was $250,213 with 126 properties. In Baldwin County, the median asking price was $479,500
with 74 properties for Winter 2012.
The price per acre was calculated by taking the asking price and dividing it by the acreage.
There were 128 properties reporting asking price and acreage in Winter 2012, 146 in Summer 2011,
and 141 in Summer 2009. The median price per acre in Summer 2009 was $124,214. In the Summer
of 2011 it fell to $91,520. Then, in the Winter of 2012, it rose to $101,083 even though there were
less properties. Mobile County reported 84 properties at a median price per acre of $105,017. In
addition, the median price per acre was $100,185 according to 44 properties in Baldwin County.
