CARAVAN PARK MANAGERS (COUPLE) – Full Time
We are seeking a Management Couple for the Berri Riverside Caravan Park, situated in the town of
Berri next to the Murray River, in the Riverland of South Australia, approximately 250km from
Adelaide and 157km from Mildura.
The Caravan Park is situated across the road from the River Murray, is central to the Riverland
Region of South Australia just off the Sturt Highway and is a popular destination for many travellers
and tourists.
The role will require a management team/couple to oversee and participate in all activities to run
the operations of the park and tourist accommodation, including: reception and bookings,
amenities, reporting and onsite accommodation cleaning, grounds, maintenance and upkeep of
gardens, development.
This is an award free employment salary package.

About Us
Berri War Memorial Community Centre Inc
Owners and Operators of the Berri Riverside Caravan Park
The Berri War Memorial Community Centre Inc (BWMCC) was formed in 1947 by returned service
men and women as an organisation that would work together building and funding facilities for the
Berri district. Their first project was the War Memorial Gates and Grandstand at the Berri Memorial
Oval. Other projects have included the CWA Hall, major contributor to the building of the Berri
Swimming Pool, a wing at the Riverland Regional Hospital, Berri’s first newspaper organisation and it
has also held an enormous amount of community fund raising events. The Berri War Memorial
Community Centre Inc. also operated the Berri Tourist Office for over 27 years with limited outside
funding.
In 1972 the Berri War Memorial Community Centre was asked by the Berri Council to operate a
Caravan Park for the town. Berri Riverside Caravan Park began in a modest way and over the years
has grown from strength to strength. In 1999 we embarked on a major redevelopment program
which made tremendous change, and every year since then some form of development has taken
place making it one of South Australia’s leading, progressive and up to date modern Caravan Parks.
The Berri Riverside Caravan Park is a community owned park. It has been set up as a living/working
memorial, dedicated to the local people who are serving, or have served our country in past
conflicts. All profits are put back into the development of the Park, donated to tourism facilities,
promotions, sporting infrastructure and various groups and charities in the Berri District area.
The park has won the 2001, 2003 and 2005 and 2007 Riverland Tourism Association awards. Berri
Riverside Caravan Park also achieved in 2007 the Riverland Tourism Association Tourism Hall of
Fame Award.
We receive numerous compliments from our customers daily, and the BWMCC Board as well as our
employees are very proud of that. We are a popular park that continues to grow each year due to
the ongoing improvements of our accommodation and facilities, while having many travellers who
return year after year to stay in our Park.
The Park has a peaceful relaxing setting, fully lawned, shady trees, overlooking the river, within
walking distance to shops, hotel and sporting facilities.

The Berri Riverside Caravan Park
The park operates with a Management couple and a Handyman/night caretaker. Night
duties are shared between Management and the night care taker. Each relieves each other
during holidays. Office employees consist of 1 full time, 1 part time, 1 trainee, 1 casual.
Grounds and Cleaning has 1 full time grounds/handyman, 7 casual cleaners and 2 part time.

Key Features
The River Murray is across the road from the Caravan Park. A modern boat ramp is currently under
construction in front of the Park. A walking trail is used daily and features 45 different bird species
along with a natural native setting. We are only a 10 minute walk to the town centre.
Our current development under construction now is a Resort Style Pool 22 metres x 26 metres.

POSITION DESCRIPTION

1. BWMCC AIM:
The aim of this position is to have managers that are multi skilled in more than one area. Whilst
the range of duties and responsibilities is diverse, it is not expected that managers would carry
out all these duties at once. It is expected that management be sufficiently experienced or
trained and capable of carrying out the full range of duties and responsibilities as required by
the BWMCC.
The applicants must be medically fit as this position requires hands on manual work. The
successful applicants will be required to undergo a Medical Examination prior to commencing
the role.
2. POSITION OBJECTIVES:
Objectives of Position
Ensure that the Berri Riverside Caravan Park maintains its position as a leading destination
within South Australia through the provision of high quality accommodation, cleanliness,
presentation, and service for visitors during their stay at the Park.
Ensure that the turnover is increased and contains a targeted profit through budgets and cash
flow.
Participation within the Berri Riverside Caravan Park
Oversee and manage all aspects of the Caravan Park and to ensure all tasks are carried out in an
efficient and timely manner to a high standard.
Ensure that all services are carried out to the highest standard in a timely manner and within
budget.
Embrace the ideals of customer service – be those external or internal customers.

Business to ensure a safe working environment for employees, a safe holidaying experience for
our customers, and security and safety for our residents. Encourage and train staff in Work,

3. REQUIREMENTS OF THE JOB:

4. MAJOR DUTIES/REPSONSIBILITIES:
The Berri Riverside Caravan Park Business Plan, Customer Service Plan, Risk Management Plan
Environmental Plan and Marketing Plan are part of the Accreditation of the Park.
This has been endorsed by the CRVA and Berri War Memorial Community Centre Inc.
It is expected that the Park be managed and operated in a best business practice in accordance
with the Accreditation expectations and the business plan.
You will need to understand other employee roles and be able to cover those roles when
required.
Understand that the following is a general overview and not an exhaustive list of your
duties.
We require one person predominantly skilled in office and cleaning, the other one skilled in
grounds, maintenance and development.
Operate Front Office procedure and Policies
The Caravan Park Managers shall ensure the following duties are carried out:


Supervise and monitor staff to ensure a high level of hospitality and customer service is
maintained.
Supervise, perform and maintain a high level of customer sales skills.

Maintain a high level of customer service
Handle and resolve customer complaints in a positive and professional manner.
Maintain and co-ordinate the Kids and other group activities program as required.
Promptly resolve complaints from Caravan Park users in accordance with the clearly defined
dispute resolution process.
Ensure the front office is maintained in a clean and tidy state.
Monitor, identify and meet the needs of customers.
Proficiently operate Reservation Management System (RMS) including online systems.
Maintain computer backup facilities.
Maintain & record the day-to-day financial transactions.
Report to BAM any anomalies in agreements, contracts, and accounts with corporate
groups.
Ensure regular services are carried out on all office machines and equipment.
Ensure local tourist information is available for customers.
Ensure any occupancy agreements, regulations and park policies and rules are up to date,
available and implemented.
Ensure Park policy map rules and emergency evacuation procedures are circulated to
guests.
Ensure that Caravan Park patrons adhere to Caravan Park policies, rules and regulations.
Take, and ensure all office employees perform, reservations, register guests, assign
accommodation and document this in a timely and efficient manner.
Review and update procedures and policies as required.
Responds to all disputes in a timely manner recording all incidents, the outcomes and file
for reference.
Ensure policies and procedures are in place, understood and carried out by all employees.
To ensure compliance with all mandatory and necessary legislative and regulatory
requirements for running a Caravan Park.
Set work rosters for employees at least one month in advance.
Respond to all employees with encouragement and direction to ensure their role is being
fulfilled.
Supervise staff grooming standards ensuring they are maintained.
Ensure all employees are reviewed annually.
Responsible for the employment of employees required for the Caravan Park and ensuring
all compliance of employment as per the policy and procedure. Liaise with Book Keeper re
award information.
Ensure all employees read and understand and put into practice policies and procedures.
Run and maintain the Caravan Park Office effectively and efficiently.
Provide Accommodation to an AAA Tourism rating, or equivalent of at least 4 stars.
Ensure that the Caravan Park is run with a strong customer focus as part of an overall
business culture.
Ensure systems in place are followed and improved.
Ensure management and employees attend to the Caravan Park phone and website, take
bookings for the Park and provide advice to callers about the Park.
Inform guests of local tourist attractions and recreational facilities.
Respond to email enquires daily.
Perform any other duties as may be directed by the BAM or BWMCC.
Ensure Park Development progression is ongoing as directed by the BWMCC.

Manage Finances
 Strict Supervision of the operation of the computer reservation system (RMS) and print of
accounting information as required.
 Receive and record customer site, cabin and room fees and other income.
 Raise purchase orders to prescribe limits with approved suppliers.
 Receive and record all daily cash transactions.
 Balance daily financial transactions.
 Maintain and collect and record any other charges and fees as required.
 Collect and safeguard all monies received for fees and charges with respect to the Park.
 Perform any other duties as directed by the BAM and/or the BWMCC.
 Ensure that Income and Expenditure is managed in line with Budget forecast.
Park Amenities
The Caravan Park Managers shall ensure the following duties are carried out:
 Daily inspection and cleaning of all ablution blocks, camper’s kitchen. Scrubs are done at
the scheduled times in a accordance with the procedures .
 Daily inspection and cleaning of laundry.
 Ensure that Park washing machines/dryers are clean and in good working order at all times.
 Ensure that Park barbecues are in clean and working order at all times.
 Ensure the Function room is clean and the outside areas presentable.
 Rubbish collection and disposal is dealt with daily.
 Ensure policies and procedures are in place, understood and carried out by all employees.
Maintenance of Park Grounds and Buildings
The Caravan Park Managers shall ensure:
 Supervise and ensure the park appearances are maintained to a high standard.
 Ensure and maintain water conservation through effective coordination and monitoring of
dripping taps, hoses etc.
 Record irrigation and domestic water and rainfall records
 Ensure the park’s lawns, roads sites concrete pads, gutters etc. are maintained in a safe and
healthy condition and in accordance to park operating procedures and policies.
 Ensure regular services are carried out on all park and maintenance plant and equipment
and In accordance with WHS requirements.
 Clean and or co-ordinate the cleaning of, ensuite sites, cabins, camp kitchen, Laundry,
BBQ’s, games room, cleaning shed, park house laundry, storage room cleaning and chemical
rooms, park cars and equipment and facilities as required.
 Maintain the park swimming pool’s maintenance program in accordance with state health
regulations and park policies.
 Maintain park leisure facilities in accordance with State health regulations and park policies
 Encourage the team to show initiative and creativity in the aesthetics of the Park
 Take a hands on approach to maintenance working together with the handy man
employees
 Plan a program for maintenance in conjunction with handyman employees.
 Record and monitor maintenance and repairs daily.
 Any mechanical, electrical and or structural faults within the Park are too repaired by
qualified tradesman. Minor repairs are able to be done by yourself or employees as
directed.
 Equipment and facilities are maintained to a high standard.
 Policies and procedures are in place, understood and carried out by all employees.

General Park Management
The Caravan Park Mangers shall ensure:
 Park policies and procedures are annually revised and signed off by all employees.
 Sheets are reviewed annually.
 WH& Safety regulations are compiled and adhered to by all employees.
 RMS monthly reporting is accurate. Review and update regularly.
 Weekly/daily time book entry checks prior to payroll processing by Book Keeper.
 Review accounts, codes and present to the Book Keeper
 Noise within the Park is kept to a minimum after 10:00pm.
 Park rules to be observed by patrons and reviewed annually.
 Any loiterers/ back packers not being accommodated in the Park are to be moved on.
 Policies and procedures are in place, understood and carried out by all employees.
Gardening
The Caravan Park Mangers shall ensure the following duties are carried out:
 Mow and water all lawns in the Park and trim the edges to ensure that they are neat and
tidy.
 Keep garden beds in a weed free condition.
 Annually prune trees and shrubs.
 Roses are de-budded regularly and pruned in the correct season.
 Regularly rake up litter and gutters.
 Keep all gardening plant and equipment in a well maintained condition.
 Plant and shrubs on a needs basis to ensure gardens have some colour, offer shade trees
and cooling aspects that are appealing.
 Ensure that all gardening equipment is cleaned and put away after use.
 Ensure policies and procedures are in place, understood and carried out by all employees.
 Watering program, record usage work with handyman.
5. ORGANISATIONAL RELATIONSHIPS
The Caravan Park management couple will be responsible for the whole of the Caravan Park
day to day operation.
Bookkeeper
 RMS Daily, Monthly, yearly reporting given to the book keeper for entry.
 Liaise with accounts, time books, assets etc. Requires an open communication with the
book keeper.
 Review Accounts monthly for Board Meeting
 HR requirements – assist with providing information for the maintenance of personnel
files and advise any changes to staffing
 Liaise with the bookkeeper with end of year Audit
Business Administration Manager (BAM)/Chairman
 Provide a written report to the Board about maintenance, additions, needs,
development, and performance within the Park on a monthly basis or at any other time
requested.

Liaise with open communication on any issues that require BWMCC input.
Liaise with BAM concerning assert improvement’s or needs.
Liaise with BAM re Long Term Residents
Liaise with BAM re Budgets , cash flow and end of year Audits
Liaise with BAM re compliance of Contractors
Annual update of the Business plan to be presented to BAM and the BWMCC
Attend monthly Board Meeting to present Report.
6. WORK HEALTH AND SAFETY
The following are your responsibilities to ensure that a safe and healthy work environment is
maintained:
 There is an obligation to take reasonable care to ensure personal safety and health at work
and that of other persons in the workplace.
 To observe all safe working practices as directed by the procedures and policies, and use
personal protective equipment as provided.
 Report and record all accidents, incidents, near misses and hazardous situations arising in
the course of work.
7. SELECTION CRITERIA:
Experience
 At least 3 years previous Management experience in Caravan Park/Holiday Park industry or
similar.
 Managing employees and working to budgets and cash flows.

maintenance and horticultural procedures.
Knowledge of lawn and garden maintenance.
Pool service and maintenance knowledge.
Relevant First Aid Certificate.
Working knowledge of caravan park regulations and statutory requirements
Knowledge of Work Health and Safety requirements.
Knowledge of cleaning standards required in the operation of a Caravan Park.
At least one person must be able to undertake manual work as required.
A good knowledge of state and local tourism attractions
Ability to accept responsibility.
Provide reports to BWMCC within the specified time frames
Desirable
 Experience in a similar position or willingness to expand knowledge and acquire skills
necessary to carry out duties.
 Knowledge of the AAA tourism rating standards and measures needed to achieve at least a
4 star rating.
 Knowledge of the local area and the Riverland.
Qualifications and/or Training
 Mandatory
 Ability to obtain a National Police Clearance.
 Hold current SA “C” class drivers licence.
 Ability to pass a Pre-Employment Medical Assessment including drug and alcohol
testing.
 Desirable
 Diploma in Holiday Parks & Resorts
 Certificate in basic Life Support First Aid.
 Swimming Pool Qualifications including service and maintenance

Training
The BWMCC will provide occupational training and development opportunities to the
successful applicants including the costs of attending appropriate training.
9.
Performance Measurement Criteria
To be assessed annually on the key performance indicators from the Position Description
unless otherwise required.
10.
Extent of Authority
This position may not approve and/or officially sign documents for/on behalf of the BWMCC
(internally or externally).

SALARY & BENEFITS
STANDARD CONDITIONS

legislation. A copy of the policy is available for all staff to read.
Working Hours
We currently work on a roster system with all employees. The Managers will have 2 rostered days
off per week. Where possible it expected that duties will be shared. Managers are expected to work
public holidays and cover unexpected absences in the work place. Night duties are shared with the
Caretaker.
Overtime/Time in Lieu
No overtime or time in lieu is applicable to the position.
Annual Leave
The position attracts 6 weeks annual leave. Annual Leave is to be taken during off peak tourist
season as per our policy and at times mutually agreed with the Business Administration Manager or
Chairperson. Please note that Annual Leave is to be taken within the 12 months that it accrues.
Personal/Carer/Bereavement Leave
Personal/Carer’s Leave will be provided in accordance with the National Employment Standards.
Each Manager is entitled to ten (10) days Personal/Carer’s Leave per annum. The Manager’s
entitlement to this leave accumulates from year to year. A certificate from a registered health
practitioner or statutory declaration must be produced for sickness absence two (2) days or more.
Absence without necessary documentation when required will result in the Manager not being paid.
Compassionate leave will be provided in accordance with the National Employment Standards.
A Manager may take compassionate leave for a particular permissible occasion if the leave is taken:
o To spend time with the member of the Manager’s immediate family or household who
has contracted or developed the personal illness, or sustained the personal injury; or
o After the death of the member of the Manager’s immediate family or household.
Long Service Leave
Full-time Managers are entitled to thirteen (13) weeks of Long Service Leave after ten (10) years of
continuous service. Long Service Leave starts accruing pro rata after seven (7) years of continuous
service.
Superannuation
BWMCC will contribute an amount each month into a complying superannuation fund as nominated
by the Manager. This amount is the Superannuation Contribution Guarantee (SCG), currently at
9.25%. You have the ability to make additional personal contributions through Payroll (salary
sacrifice or additional contribution) if required. This will need to be arranged with the Book Keeper
in writing.

Probationary Period
A probationary period of six (6) months is applicable to this position (unless otherwise specified).
During the period, performance will be assessed and managed against the requirements set out on
the Position Description. A work place Performance Review will occur prior to the end of probation
period .The probation period can be extended if initial performance is unsatisfactory.
Annual Performance Review
If the Managers are granted continuous employment, a Management Performance Review will take
place at least once in every calendar year. The annual review will include an assessment of
achievement of the key duties, performance and responsibilities and will be used to identify training
and development needs.
Communication Meeting
A Communication Meeting between the Business Administration Manager, Chairperson and/or Vice
Chairperson, Park Managers and Book Keeper will take place at least once a month to ensure lines of
communication remain open.
Code of Conduct
Managers are to be familiar with and abide by the adopted Code of Conduct. A copy of the Code is
available for all staff to read.
ADDITIONAL BENEFITS:
The following additional benefits are applicable to the Managers:
Uniform Allowance
The Park Managers are to wear the uniform at all times and protective clothing as required. To
support the wearing of uniforms BWMCC will contribute up to $400 per management couple per
year. Any additional uniform cost is to be incurred by the employee, but the BWMCC will pay for the
logo to be put on additional uniform.
Housing
A 3 Bedroom house is provided on site rent free. The Caravan Park Managers must reside in the
Caravan Park accommodation. No pets are allowed in this accommodation. We are a smoke free
home and work environment.
Staff Training
The BWMCC will pre-approve appropriate accommodation (including meals) and travel expenses to
be incurred by Staff when attending approved Training Seminars and Courses.

Remuneration
Your salary will be credited weekly to your nominated bank account.
This position is Award Free and complies with the National Employment Standards.
The remuneration package will include wages of $55,000 per person per annum (gross), uniform
(non cash), use of cleaning chemicals (non cash), rent free housing (non cash), subsidised Water,
Electricity, Gas and telephone (non cash), Superannuation (Compulsory) and paid annual leave.

Interviews
If you are short listed you will be invited to attend an in person interview at the Berri Riverside
Caravan Park which may be with 3 or 4 interviewers. The interview questions are designed to assess
your suitability to the position you are applying for, and will consistently be asked of every applicant.
Some of the questions will be asking you to describe specific examples of you past work experiences.
The interviewers will take notes of your responses to the questions to assist in the application
process.
The interview is also your opportunity to ask questions to assess the position’s suitability for you.
Feel free to prepare a few questions that you may wish to ask the interviewers.
At the completion of the process, all applicants will be notified of the outcome of their application.
Records
Your application and any information gathered on your application throughout the recruitment
process will be kept confidentially for a period of no longer than (6) six months and disposed of
securely.
Offer of Employment
If offered the position, and prior to appointment, prospective employees may be required to
undertake the following:
 Pre-Employment Medical Examination
The appointment to the position is not confirmed until a medical (including drug and Alcohol
testing) is completed and accepted in accordance with policy.
The cost of the Pre-Employment Medical Examination will be met by the BWMCC after
appointment.

Police Clearance
Prospective employees will be required to obtain a National Police Clearance Certificate as per
policy.

Drivers Licence
Prospective employees will be required to have a Current Drivers licence.
If it’s an interstate licence you will need to transfer to a South Australia licence within 3 months
of commencing the role.
