Town Manager Report 5/11/2010

Neighborhood Upkeep-

Common Areas/Farm- The spring rains have been helping us out a lot. The community is green and everything looks healthy, including the weeds unfortunately. Richard has been prioritizing his time and is currently planting tress, shrubs and flowers and doing weed control in an attempt to stop them before they become a huge problem. Resident concerns are being handled but please understand that we are currently involved in proactive steps for the betterment of the community and must fit in reactive issues when we can. The first trail mowing is completed and we are now targeting certain trails fro the application of additional rock.

The Orchard is looking much better this spring and many of the trees that were struggling last summer and fall are blooming and showing signs of new growth. The Great Outdoors of Hidden

Springs event was held last Saturday in the new orchard and was a success. For those who were unable to attend, the orchard has seen some recreational improvements this spring and I would like to invite the community to take a walk out there and see what has changed. The orchard is a valuable piece of open space here in Hidden Springs and exists for the enjoyment of the residents.

Distressed Properties/unbuilt lots A letter to the property owners reminding them of their upkeep duties per CC&R 6.3 Exterior Maintenance; Owner’s Obligations was scheduled to go out around

April 26 th . However due to the significant rains late April and early May I found it difficult to actually identify any additional distressed lots and to get an impartial look at last years. A large quantity of last years distressed lots now have new residents living in them and in many cases those new residents are trying to restore a very damaged landscape. Because of these hurdles it now appears that this will be a more drawn out process than I had originally hoped. I will continue to work proactively to keep the distressed lots in as good a condition as possible.

I have no further information at this time other than the sheriffs department has caught the suspects involved in recent neighborhood vandalism.

Irrigation System Coordination- (HSTA/Hopkins/OMCS/Farm/BSD)

Since our last Town Council Meeting we have been fortunate enough to only fully irrigate two days. The spring rains have been very helpful in wetting the community and allowing us to conserve water. Unfortunately we have been dealing with several leaks one of which was rather significant and we lost 1 million gallons of water through before it was located and fixed. When I average out the daily effluent water usage based upon last summers numbers we apply, roughly

150,000 gallons of water a day to the grounds. Therefore that large leak may have cost the community 6.66 days of irrigation water. I mention this because I would like to ask each resident to contact me at 229-2323 ext 32 if something appears abnormal with the irrigation system. If we can research it, it may turn out to be nothing but it is better to have looked at it to make that determination that it is to assume its normal etc.

Facilities/Pools-

The pools are scheduled to open May 15 th and remain open through September. Pool packets include: general pool information, pool rules and the standard pool schedule and are being handed out by the block captains as we speak, they are also available on the sign in table in the back. This year we will have a weekly pool schedule available on our website with hard copies available at each pool. In addition to that we will post the daily schedule on sandwich boards located by the pool gates at both pools. These sandwich boards will give a quick breakdown of daily pool activities. I have authorized the draining, acid washing and refilling of the Clubhouse pool this year, although there will be an additional expense to the community for this I feel that it is warranted. It is rumored that a complete drain and re-fill has never been done at that pool until this year.

Hidden Springs Sewer Company-

The HSSC is functioning properly. There is nothing new to report.

April was a big month for new home construction and re-sales due in part by the Federal housing incentive expiration date of 4-30-10.
