Board of Directors Meeting
February 26, 2013
I. Call to Order
The monthly Villages of Shady Hollow annual meeting was held at Baranoff Elementary and
was called to order at 7:00pm on February 26,2013.
The following Board Members were present:
LoriDeMarco, Doug Walker, Marcy Colunga, Bob Baker, and Victor Garcia
And Paul Meisler, Pioneer Management Company
II. Quorum Verification: Paul Meisler confirmed that quorum was achieved.
III. Proof of Notice: Paul Meisler confirmed the Proof of Notice.
IV.
Minutes
Victor motioned and Bob second to approve the minutes.
V. Guest – APD District Representative, Joshua Visi
Mr.Visi said he was our representative. He spoke about community outreach and
crime prevention. He mentioned that he has been working with Bob Baker, VOSH
neighborhood crime watch liaison. He spoke about the benefits of the
Neighborhood watch. He stated that our district had the second lowest crime rate
in the city. He spoke about Krimelab a free program to use to pull neighborhood
data to spot crime. A homeowner asked what the APD response time was to our
neighborhood. He said it was approximately five minutes. He said that the city was
growing South so he projected that the response time would improve.

Committtee Reports:
Architectural Control Committee:
Paul talked about different ACC requests. He mentioned that the form could be
found on the website. He reminded homeowners not to start a project until that
have received approval to do so. He said to read the covenants then submit the
request. He said to allow 7-10 days for an answer so everything could go smoothly.
A homeowner asked about the fence replacement regarding like material.
A homeowner asked about changing the deeds and restrictions. Two thirds needed
to vote affirmatively so that means we would need over 400 homeowners. The
fence needs to be in keeping with the neighborhood.
Pool Committee:
Leah Salinas spoke about the Swim Team. She said that the pool hours are the
same. She mentioned that the camera system had been installed and the security
guard would be in place to prevent unsupervised kids.
A homeowner asked if the outside shower had been fixed. Leah was going to look
into it.
A homeowner asked about the swim team schedule. Leah said it would start in
April. The hours would be 8am-11:30am and 4pm-7:30pm on Monday through
Thursday.
A homeowner asked what the swim team charges. Leah said they charged $100.00
and indicated that ¾ of the swimmers were VOSH residents.
Amentiy Center:
Leah reported that there is a $75 deposit and $25 charge for use of the center.
She said to email Amanda Duncan the new Amenity Center Coordinator.
A homeowner suggested verifying that the user was an actual homeowner.
Landscaping:
Doug reported that there was some wind damage on the playscape cover. He said
that it would be repaired in a week or so. He also said that the Activity Center
bathrooms would be painted and improvements on the landscape was in the
works.
Neighborhood Watch:
Bob gave the report and talked about cars driving around the neighborhood. He
indicated that we need people to volunteer to drive around for 20 minutes. He
mentioned the burglary. He gave some tips on not calling attention when neighbors
are out of town. He encourage neighbors call APD and report if they see crime.
VII.
Financial Report: Pioneer Management
Paul reported that there was approximately $108,000 in net assets. He pointed out that
in 2012 we spend down the reserve account and ended the year with 80,000. He said
that on the expense side the fence project was a big capital expense at $135,458.00.
This big project took $52,847.24 from the reserve account. He indicated that we will
probably look at some repairs in 2013 but will be fine financially.
Paul also talked about their other services such as driving by and doing the deed
violation notices. He said that most were first time notices. He reminded residents to
follow deed restrictions and covenants. He encouraged residents to come before the
board for an appeal if they wanted to discuss their violations. He said that the we have a
strong boards that is committed to treat everyone fair and the same. The monthly
meetings are held on the last Tuesday of the month at 6:30pm at the Amenity Center.
A homeowner asked about the cost of the fence. Paul said it was $115,000. A special
product was used and will be restained this Summer.
Paul talked about board seats that are coming up for election.
There was some discussion about the Frate Barker poject.
Adjournment
Bob motioned to adjourn the meeting and Doug second. The meeting was adjourned at
8:23pm.
The Villages of Shady Hollow Board is committed to enforcing the deed restrictions
equally among all residents in the community.
