JANUARY

SHOREWOOD – Bob’s Discount Furniture signed 725,000 sf lease at Heartland Corporate
Center for first-class commercial space. 25 year old furniture chain has 54 stores in New England
and will enter the Greater Chicagoland region early 2016. Total investment anticipated to be
$43,300,000.

ROMEOVILLE – Meridian Design broke ground early November on 70,411 sf expansion to
existing 224,833 sf distribution and package sorting center. The expansion includes 95 interior
van loading positions and 3,442 of office space increasing capacity by nearly 50%. Construction
to be completed by later summer 2015.

JOLIET – Cinemark Movies 10 will close on Plainfield Road and be replaced by Dick’s Sporting
Goods and DSW. Construction work is planned to begin in the spring.

JOLIET – Ross Dress For Less will replace the vacating OfficeMax in the Joliet Commons
Shopping Center (Target) on Plainfield Road across from Louis Joliet Mall.
FEBRUARY

SHOREWOOD – distribution center announcement of new building start for lease late 2015.

JOLIET – Arc Logistics Partners to acquire Joliet Terminal Joliet Bulk, Barge & Rail (JBBR) from
CenterPoint Properties Trust for $216m. Assets include crude oil unloading terminal and a 4-mile
crude oil pipeline, which are under construction and are scheduled to be completed in mid to late
April. With a capacity of approximately 85,000 barrels of crude oil per day, the Joliet terminal will
have approximately 300,000 barrels of storage and a 4-mile pipeline connection to a common
carrier crude oil pipeline.

JOLIET – IKEA submits plans for advancing development of distribution center in Joliet, IL to
support expanded presence in midwest….IKEA, the world’s leading home furnishings retailer,
today announced it is submitting final plans to the City of Joliet, IL that would advance the
development of its previously approved Midwestern distribution center. The Swedish company
received initial governmental approvals from the City and purchased the land in 2007, in
anticipation of an expanded retail presence in the Midwest. City approval of these updated plans
would pave the way for proceeding with a building permit application. It is anticipated that
construction on the facility could begin as early as this Fall, 2015, with its being fully operational in
Summer 2017. Planned on 72 acres at the Laraway Crossings Business Park in Joliet, IL
approximately 1.4-million-square-foot distribution center would serve the inventory needs of at
least 10 IKEA stores throughout the Midwestern U.S. as well as customer fulfillment. Goods
received by the Joliet facility will reflect the nearly 10,000 exclusively designed items currently
sold at all IKEA stores worldwide.

BOLINGBROOK – Forest Envelope Company, a manufacturer of specialty envelope products
is doubling the size of its current operations in Lisle to 48,024 sf long term lease at 309 East
Crossroads Parkway.

BOLINGBROOK – Mattress Firm, Inc – 190,706 sf lease at 750 Veterans Parkway.
MARCH

BOLINGBROOK – Ferrara Candy Company will open in April a 250,000 sf new packaging
center to go along with its existing 750,000 square foot facility. The expansion is in large part due
to the partnership between Ferrara and Wal-Mart and part of Wal-Mart’s commitment to purchase
an additional $250 billion in products supported by U.S. jobs by 2023.

BOLINGBROOK – Carpenter Technology leased 81,086 sf at 902 Carlow Drive. The company
develops, manufactures and distributes cast/wrought and powder metal stainless steels and
specialty alloys.

BOLINGBROOK – Suburban Accessories recently leased 73,952 sf at 969 Veterans Prkway.

ROMEOVILLE – PAE, the government services firm that supports the postal service has leased
723,291 sf of industrial space at 1070 Windham Parkway. The facility contains 150 loading docks,
a 30-foot clearing height and auto and trailer parking. 130 new jobs are expected at this major
hub for the backbone services for the US Postal Service.

ROMEOVILLE – PODS Enterprises, LLC new lease of 111,596 sf at 900 Windham Parkway.

SHOREWOOD – Trustees have approved a 318,569 sf one-story distribution center building at
the southeast corner of the Heartland Corporate Center. The building could potentially have 3
separate tenants. The Frontage Road will widen to four lanes to ease pressure on Frontage and
Crossing Drive.

JOLIET – New lease was entered into by Prime Woodcraft/Supply Side for 124,840 sf at 2301
Ellis Court. Company offers wood pallet services, contract packaging and trucking services.
APRIL

JOLIET – Con-way Freight announced the grand opening of $12 million, 41,600 sf freight facility
opening at 1950 Terminal Court. This new service center will support over time a nearly doubling
of the local workforce (now 70+ jobs). Facility includes 80 dock doors and capacity to move in
excess of 1.6 million pounds of freight per day, doubling the ability of the previous facility.

JOLIET – Saddle Creek Logistics Services has signed a lease for a new 1.1 million square foot
warehouse that will have more than 200 employees in addition to its current 590,000 sf current
lease. Construction will produce 250 jobs. Construction has begun with move-in scheduled by
the end of the year. The new facility is near the junction of I-55 and I-80, the Union Pacific
terminal and BNSF Logistics Park Chicago. (Center Point Intermodal)

JOLIET – A southwest suburban logistics company, Cadence Premier Logistics, now located in
Alsip will relocate 120 jobs to new corporate office planned for Laraway Crossing Business Park
at Route 53 and Emerald Drive. The site would also include a warehouse, light assembly plant
and a truck maintenance facility.

WILMINGTON – Groundbreaking occurred on May 27th on two buildings in RidgePort Logistics
Center (I-55 & Lorenzo Road) for the new headquarters of Consolidated Distribution
Corporation (CDC). The foodservice supply chain logistics company is relocating from Lemont
and combining 5 distribution locations into a 111,244 sf freezer building and 286,867 sf ambient
distribution facility. Delivery is scheduled for October.
JOLIET – International Transload Logistics will relocate and expand from the CIC- Elwood
facilities to Joliet’s CenterPoint Intermodal Center. ITL will lease 303,061 quare feet for a long
term lease less than one mile from the UP Joliet Intermodal Terminal. The lease begins in July.
BOLINGBROOK – RTC Inc. has expanded and a new lease with APL Warehouse Logistics
Management, Inc. in two of its buildings in Crossroads Business Park has been entered into.
The RTC extension and expansion results in a 100% lease of the 288,000 square foot building.
APL leased all of the 145,000 square foot building at 515 Crossroads Parkway

ROMEOVILLE – Midwest Air Technologies, Inc., a global manufacturing, marketing and
distribution company, signed a lease for 253,263 square feet or 78 percent of Duke Realty’s new
building on I-55. Duke recently constructed the 324,115 square-foot cross-dock warehouse on a
site it purchased in 2014.

ROMEOVILLE – MAT Holdings has leased 253,263 sf space at 1341 Enterprise Drive. MAT
Holdings, Inc. is a global manufacturer and distributor of products I the automotive, hardware
and power equipment sector. MAT supplies an extensive line of braking components for OE and
aftermarket passenger and commercial vehicles.

ROMEOVILLE – Holladay Properties and Wood Spring Suites, broke ground June 2nd on the
first of 15 planned new hotels in the Chicago metropolitan area. They selected Romeoville as its
first location due to its strong business market and outstanding civic leadership. The four-story
hotel will feature 116 rooms with in-room kitchens, free high-speed internet and guest laundry
facilities. The hotel is slated to open April 2016.

PLAINFIELD – Diageo announced a $10M purchase of 37 acres adjacent to its existing
manufacturing facility. The site currently houses a 246,000 sf warehouse, which Diageo will put
into immediate use to store finished case goods from its bottling operations across the street as
well as from other locations. This location currently employs approximately 600 people.
