Spring 2012 Newsletter
April 25, 2012
Finally, Spring is here, and we’re starting to see more of you out and about. It’s nice to see everything coming back to life and
the blooms brightening up our landscapes. Please take a few moments while you’re out doing yard work to check the common areas
around your property and pick up any debris that may have blown in. As you’ve all noticed, we have heavy winds whipping through our
yards due to the lack of large wind break trees. Also, review the street drains adjacent to your yard and clear off any debris covering the
drains, this helps keep the streets free of flooding during heavy rains.
Also, due to the heavy winds we experience, trash cans and debris tend to blow around the neighborhood. Please take care to
leave out trash in a way that will not result in blowing debris. Per the City of Novi Ordinance, (Part II, Chapter 21 Nuisances, Article II, Division 8
Refuse Collection, Sec 21-145 Refuse bins), “No person shall place or allow refuse to accumulate outside of a refuse bin.” Also, “All refuse bins
shall be fitted with lids which shall be kept completely closed at all times, to prevent the contents of a refuse bin from being dispersed by
winds or otherwise.” This will help us all avoid picking up trash that has blown around our properties. Also, mark your address on all
receptacles so that they can be returned to your yard, our recycle bins especially tend to fly away.
We will have a Neighborhood Party this year at the end of the school year, hopefully prior to your summer vacations. The
planned date is Friday, June 22 at 6pm, this year we will move the Party to Park Place Court. Thank you to our volunteers coordinating
this year’s Party, Marie Sharp and Kathy Long. Last year’s party was a lot of fun! We hope this year it will be just as well attended, since
it’s a nice opportunity for neighbors to get to know one another.
As a friendly reminder, we live in a natural wooded wetland. The ponds and forests we live near are habitat to a diversity of
wildlife. The ponds are a resource we, as a community, have the responsibility to care for and protect, not to mention the neighborhood
was developed with the ponds as water runoff management. We’ve seen evidence of dumping; items such as weeds, yard waste, old
potting soil, dead plants, grass clippings, etc. Please remember there is NO DUMPING ALLOWED in or around these Ponds. Please
take these items out with your trash, the waste management companies who pick up our trash do also pick up yard waste. Hornback
recommends you put your yard waste in brown paper bags, these are available at most hardware stores. Also, please inform your
Landscape Contractors of the no dumping policy, have them either leave the debris in yard waste bags or haul them away. Any debris
build up around the ponds will result in additional charges to the Community while our Subdivision Landscape Contractor maintains the
areas around these ponds. Also, we thank Michelle Divine for the years of volunteered time and effort to keep the Landscape looking
great. We now have a new Landscape Committee Chair, Dave Moore, thanks for joining our team of Volunteers Dave.
The Board’s goals this year are to reduce spending on regular maintenance items, and to put together a “Rainy Day” savings
fund for future work. The “Rainy Day” fund is planned for continuing maintenance of the ponds and common areas. The intent of this fund
is to be used specifically for the maintenance program of the ponds which require large cash outlays over multiple years. In order to avoid
any special assessment to our residents, our goal is to set aside funds to cover these future costs from current homeowner dues. Mary
Jo has reported that 93% of HOA dues have been collected, we should applaud her efforts on this accomplishment! Per the CCR’s, the
payable date for Annual Homeowners Dues is January 1. For countless years we’ve been paying them on April 1, and based on fiscal
year-end we need to change the date to simplify the accounting process. We will phase in the earlier due date for the next 2 years. The
coming years the HOA Dues will be payable by Feb 15, 2013, then Jan 1, 2014.
Please feel free to contact any of the Board Members with compliments, concerns, or complaints. Please remember our website
is a good source of information, http://www.parkplacesub.com/. Board Members names and e-mails can be found under the “Contact”
tab. FUTURE NEWSLETTERS WILL BE PUBLISHED ONLINE ONLY. We are missing e-mail contacts for several homeowners, please
e-mail Mary Jo Bertolino treasurer.ppeha@gmail.com with your latest information to receive future communications.
WE HOPE YOU ENJOY YOUR SPRING!!
