Access Statement for 3Quarters Bed and Breakfast Accommodation
Introduction
The accommodation is provided in a bungalow, built in the late 1920’s, located at 164 Kings
Road West, Swanage, Dorset, BH19 1HT.
The property is non-smoking, both inside and out. It is located within an easy walk of
approximately 15 minutes to Swanage town centre, bus station, steam railway and beaches.
Two ground floor guest bedrooms are available (one double and one twin), both with ensuite facilities. We aim to meet the needs of all our guests but, due to the age of the
property, there are some features which may make access difficult for people with limited
mobility.

Pre-Arrival
Access to Swanage by public transport is available by rail to Wareham (8 miles away), with a
bus stop adjacent to the station. For rail and bus timetables please refer to the following

There is a local taxi service available from bus and rail stations. The location of the property

Car Parking and Arrival
The property is situated on a quiet residential road and free roadside parking is available at
all times.
Access to the accommodation is by means of steps with depths of approximately 15cm and
20cm. Alternative access is via a slope which leads on to a gravel pathway, with a step of
approximately 25cm.
Welcome Area
Guests are welcomed in the hallway, with hard flooring and being level throughout, where
they will be asked to register.
Lighting is provided by ceiling fitted LED lighting, which is motion sensor activated.
Guests will then be shown the breakfast room and their bedroom accommodation
Bedrooms
The bedrooms are accessed by 30” wide doors, with doors to the en-suite bathrooms being
27” wide. Bedrooms are carpeted, with tiled floors in en-suite shower rooms. Non allergenic
pillows, duvets and bedding are provided. Lighting is provided by overhead energy saving
ceiling light with pull cords adjacent to beds. There are also have bedside lights. Standard
wardrobe and drawer storage is provided. Beds are accessible from both sides.
The property is centrally heated throughout and radiators are individually thermostatically
controlled.
An automatic audible smoke alarm is fitted in the hallway adjacent to guest bedrooms.
The twin room has two 3ft wide beds, with 25cm deep mattresses. The en-suite shower
room includes a fixed head shower cubicle (70cm) with sliding door which has virtually level
access from a tiled floor. There is also a standard WC and wash basin.
The double room has a 4ft 6” wide mattress, which is 25cm deep. The en-suite shower
room includes a corner, fixed head shower cubicle (70cm) with sliding door with a 10cm
stepped access from tiled floor. There is also a standard height WC and wash basin.
Standard flat screen freeview TVs with subtitle options are available in each bedroom.
Breakfast Room
The breakfast room is situated off the hallway, with level access from bedrooms and
accessed via a 30” wide doorway. Flooring is laminate floorboards.
Seating is provided at two tables, each with two chairs.
A refrigerator is provided for guests’ use, containing fresh milk and filtered water.
Additional Information
Emergency exit details and fire procedure notices are included in information folders in
guest bedrooms.
This information folder also contains details of contact information for doctor’s surgery, NHS
emergency hospital treatment, dentist, local restaurants and entertainment and other local
amenities.
A selection of menus from local restaurants is available.
Limited free broadband and Wi-Fi facilities are available on request.
We are happy to cater for special diets but do request information prior to your arrival of
any special dietary needs.
