Mobile County Residential Market
Prices: For the month of January, 2014, the average sales price decreased from $137,528 in December to $120,122, a
12.66 percent change. The median sales price decreased from $107,500 to $97,000 in the same period, or by 9.77 percent.
Sales: The number of sales in January decreased by 17.18 percent from December, having a total of 241 sales. Compared
to last year, total sales decreased by 2.03 percent, or from 246 to 241 sales.
Volume: Of the 241 total sales, 200 sales were under $200,000, representing 82.99 percent of the entire market. In
January, 2013, sales under $200,000 represented 89.43 percent of total sales. Compared to January, 2013, sales in the
$200,000-$299,999 range increased by 47.06 percent, or from 17 to 25 sales. In the same time period, sales in the
$300,000-$499,999 range increased by 166.67 percent, or from 6 sales to 16 sales in January, 2014.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in January
increased by 14.04 percent, or from 9.97 in December to 11.37 in January. Compared to last year, the month’s inventory
decreased by 3.32 percent, or from 11.76 to 11.37 in January, 2014.
U.S.: The U.S. market in November showed a 14.6 percent decrease in sales from October. Average sales price decreased
from $245,000 to $243,600, a 0.6 percent change. Median sales price decreased by 1.0 percent, or from $197,500 to
$195,500. Inventory month’s supply increased from 4.9 to 5.1, a 4.1 percent change. Compared to November, 2012,
median sales price increased by 9.0 percent, or from $179,400 to $195,500.
Overall Analysis: For January, the Mobile housing market showed decreases in average sales price, median sales price
and number of sales since December. However, all sales indicators improved since January, 2013, despite a slight
decrease in number of sales. Per the latest national housing statistics, the U.S. market in November showed a decrease in
sales, average sales price, and median sales price while inventory month’s supply increased.
